Here at North Coast Appraisal we are family owned & operated since 2006. We have a selected staff of State Certified Residential Appraisers with years of experience on bank appraisals, divorces, pre-listing, estate settlements, insurance claims, donation value of real estate, private sales, waterfront, equestrian, and much more. We focused on residential properties only including residential vacant land. Our fees start at $350 for a desktop appraisal, full appraisals starts at $550.

Residential Real-Estate Appraisals

"My review has nothing to do with the valuation and appraisal he has done, but they way the whole thing was performed. 1) In Jan, I and another party decided to have valuation of our property and do a mutual appraisal. We got recommendation for Mr Payam and decided to go with him 2) Both the other party and I contacted him. I told him this is a mutual appraisal and the other party will contact him. He decides to unilaterally enters contract with other party. 3) I had a series of calls with him. Discussing the details of the property, No of bedrooms, not disturbing the tenants, type of appraisal which he got my approval for drive-by. 4) Before the appraisal gets done, he calls me and says the other party also approved drive-by inspection. Fine. He also tells me roughly how much he will appraise this for and that he will do the appraisal in 48 hours. 5) After the appraisal gets done, he never sends me the report. We made a contact with him and he says he is out of town and he sends it once he gets back. Guess what, i did not receive it. After 2 months, then all of a sudden I get the report last Saturday and when I questioned him why he did not send me the report earlier, he replies that he was not hired by me and he did not have any contact info from me. We had talked many times and if I was not hired then why he discussed certain aspects of the appraisal with me? then why all of a sudden you send me the report then after 2 months? This is actually not legal for him to do to discuss all matters related to this appraisal with me and send me the report if I was not a party in this appraisal. When I reminded him that we had many calls, he denied having any calls with me. Very dishonest."

An appraisal is an opinion of value, so anything that is expected to boost your home value is likely to work in your favor when it comes to the appraisal.
