SHAMROCK CONSTRUCTION MAINTENANCE CO had it's license suspended and IS NOW Construction Services A Division of On-Top Realty Inc. Same owners, Ron and Nick Barnes. The company has a one month completion policy. The remodel was completed in four months. Then it took an additional two months to settle the final payment and get permits and inspections. I had to oversee the work the company was doing after poor planning, shoddy craftsmanship and unprofessionalism led to many mistakes and delays. Examples: A ceiling in the laundry room had to be lowered to accommodate plumbing after contractor realized the house had a sump pump. which led to ordering cabinets to replace the ones that no longer fit. The flooring had to be installed twice. There was a visible gap between the seams. Then the second floor was scratched when appliances were installed. The laundry room entryway had to be redone to accommodate for trim. The custom cabinet built for the refrigerator was the wrong size so I had to have the refrigerator returned and search for a specific size refrigerator to fit the space. Installation of the backsplash was poorly done so that needed to be fixed. Chip in countertop had to be fixed. Microwave burned out and had to be replace and installed properly. When the final bill came it had a change order list of items for over $3,000 above the contract price. Per contract, all change orders were to be written and signed by owner and contractor before they could be done. No change orders were ever mentioned, written or signed before this final bill. The change order actually included items that were not a change but were included in the contract as well as items that we had already paid for and had the check stub for proof. Building, electrical, plumbing and mechanical permits were not obtained before project began. I reported them in to the City of Spokane and Labor and Industries and then it took the owners another month to obtain the building and mechanical permits and only after legal pressure was put on them.
