They did an appraisal for a house I am buying. They cannot seem to communicate or get anything done within a deadline and now the closing on my house is who knows how late. My realtor and lender has been trying to reach them for over a week and they have yet to respond and approve work they said needed to be done for my VA loan to go through. The sellers, our realtor and myself are all pretty ticked off with them at the moment. Bottom line don't trust them to do an appraisal that has any sort of deadline attached and don't expect them to ever communicate with you. I can't really tell you how bad or good their appraisal was because this is my first time buying a house but their professionalism is severely lacking. Bottom line don't go with them or live with major frustration and issues that shouldn't be there.

The appraiser contacted us to conduct an immediate appraisal (the following day). When he arrived he indicated his supervisor would be coming by to walk thru as well. Friendly guy but obviously not much experience. He later divulged he was a trainee. He did some cursory measurement then announced that all the information would come from the county records anyway. His "supervisor" arrived, very dole not at all personable. She did a very disinterested walked through the house, didn't ask any questions, didn't take any notes, generally avoided contact. Not sure she really looked at anything in detail, stayed about 5 minutes provided no apparent supervison or guidance to the trainee except to have him plug their phone into my electricity because it was dead and told him to bring it to her when he left. She certainly did not engender any feelings or indication of providing supervision or adding supervisory knowledge to the visit. The South Kitsap County and Gig Harbor/Olalla area in particular is very dynamic and the market trends do not parallel the remainder of the county. The resulting report was full of inaccuracies. Looks like they "cut & pasted" from a previous out of area document. resulting in numerous errors. The geographic location they placed the property is so broad as to not accurately reflect the local area market. Local market assessment information was weeks outdated. Comparble properties were not really appropriate and some not even close to the area. Some recent favorable local comps pointed out by the owner were ignored. The resulting appraisal was off by $50 - 90 thousand. For this "service" we were charged $500.
Description of Work: Provided a highly questionable and error filled property appraisal for a VA Loan refinance with what I consider an inaccurate market and property report off by $50-90K. They showed up as scheduled but I wish they'd have stayed home. If you are seeking an accurate appraisal DO NOT use this company. If you are a veteran join me in complaining to the VA and recommending theybe removed from their approved appraiser list.

Well they showed up unannounced. When they got to the door they kept making excuses as to why they showed up unannounced. The owner showed up at the beginning, walked around for about 30 seconds and then left after tell me the other guy is in training and she had to be there while he did his appraisal?to which she was not. The guy was really nice and is the only bright star in this whole process. Report finally shows up and she made a very large error. The lender called her on it. No response. I called her on it. No answer to my question except telling me she can't tell me anything because of the law. When I asked what law she didn't respond. Fast forward to today and she cost me over $2000 in carrying costs, fees, and letters from the county to get the issue she causes resolved. I wouldn't refer her or her company to anyone and highly suggest if they show up at your door to ask your lender for a different appraiser as they will be a waste of your money.
