Irons Brothers remodeled our kitchen. They finished ON TIME and ON BUDGET. However, these few words don't begin to capture how great it was to work with them. We had heard so many horror stories of contractors who said they would take a couple weeks and ended up taking months or they estimated a cost and came in way over budget. We knew we did not want that. We met Joseph and Melissa Irons because their kids go to the same school as ours and I had encountered them through school activities. We didn't have much of a clue what we wanted beyond something open and way better than what we had. They recommended Terence at Luna Kitchen and Bath. He designed an idea and helped us through choosing cabinets, light fixtures, appliances and all the other choices that seemed so overwhelming. Then we got a schedule that was 13 weeks long. We lived in the house the entire time they remodeled the kitchen. The project included taking down two interior walls, taking out a sliding glass door and replacing it with a new outside wall and window. Each step of the way a specialist came out to do their part. They even custom made siding to match our existing siding and they matched the exterior paint perfectly. The cabinets, counter tops, and appliances are all perfect. The kitchen was a sort of cube in the corner of the big living room. Now the whole room is open and the entire space feels magical - comfortable, spacious, warm, inviting, well-lit. I'm the type to obsess over a tiny visual detail that isn't quite right and I am having none of that because they did such great finishing work. I waited three weeks after they were done to even decorate the rest of the room because I wanted to have the beauty of the kitchen matched throughout the room (rather than just put all the old stuff back in there). All of our questions were answered in a timely manner. They even came out on a couple weekends (including Father's Day) to fix silly little problems that we should have been able to figure out but we are house idiots. They were always patient. Not once, NOT ONCE, did they fall behind schedule. They completed their work exactly on time. The estimate they gave us in the beginning was more than we wanted to spend but we accepted that Seattle is an expensive place to, well, do anything. So it was super important to us that they not go over their estimate. And they did not - in fact, they came in slightly under. On the last day of the schedule, the clean up guy came and I wish he could come to my house every week and clean. It was spotless when he left and I mean the entire room, not just the kitchen. He even washed the windows that are not by the kitchen area. Before this experience, I would have thought it impossible to make the 13 weeks worth it. We moved our kitchen into the downstairs laundry room and bar area of the family room. It was cramped and a bunch of other unhappy adjectives. Because they were working directly above the laundry room, saw dust kept coming off the ceiling onto the kitchen area. (And yes, when they happened to go downstairs, they were even good about cleaning that up throughout the process). Weeks of frozen dinners and doing dishes in a utility sink, of having lots of strangers in the house all day long, and I can say without any qualifiers, that it was totally worth it. I only wish we would come into a windfall of money so we could use Irons Brothers again to remodel other parts of the house.... Irons Brothers were extremely professional. They spent a great amount of time with us and we got to see many samples of their work, and it looked like it was of high quality, but unfortunately the estimate they provided was WAY above our budget, so we decided we would have to be our own general contractors in order to save money. The project is taking MUCH longer than I am sure it would've with Irons Brothers, but sometimes you have to stick to your budget.

We couldn't have been more pleased with Irons brothers Construction. Their customer service, punctuality, professionalism quality and communication are second to none. Joseph is the president of the Master Builders Association as well as a previous Master Builders Association Remodeler of the Year. Things started well when they showed up with eight different sub-contractors for different trades to review the job all at the same time on time at the time they said!! They laid out a full project plan for us an to the day completed the job when they said they would. The cost came in where they said it would with the exception of some changes we made. They always work with the same subs so they know they will perform on schedule and at the level of quality they require. They communicated very frequently, some times several times a day on when people were going to be here, problems they had to work, etc. over the two months they were working, all of the subs showed up when they told us they would. Overall, I recommend them very highly and will definitely use them for future remodels.

Our plans changed and we did not have the work done (we're moving). However the customer experience was excellent. Jeremy came by to do review the space and talk about options. At a follow up visit they presented a very detailed bid and took the time to go over it carefully with us.
Description of Work: Irons Brothers Construction bid on a bathroom refurbishment project for us. The work included removing and resetting the toilet, replacing the sink and vanity structure, and installing a shower that was at bare studs. The shower work included updating the plumbing and installing an antiscald valve, removing the 2" drain and replacing with a 2.5" drain,a custom built floor pan and custom selected tile. The wall work included fixing some drywall problems and repainting the space.

It went fine with a few hiccups alone the way: asbestos removal; picking a different flooring because the one picked, the company was doing inventory and putting all customer's orders on back-order for 6 weeks; sink was delivered with cracks; picking a different counter because the lst company was moving their warehouse to a different city and couldn't provide the right counter; a missing finishing piece for cupboards (they kept sending the wrong piece). The finished kitchen/dining area is warm, efficient and great for family gatherings. I'm enjoying the finished product very much.
Description of Work: Kitchen remodel, combined kitchen to dining room, new water lines, added new electrical (lights, upgraded to code, etc), abestos removal, coordinated all subs (plumbing, electrical, abestos removal, flooring, counters, tile, kitchen designer, siding replacement).

Regarding your countertop, sink, and flooring material delays - unfortunately this was something that we don't have much control over. Suppliers throughout the nation did not anticipate the construction industry volume growth that we saw in 2013 and the stock in their warehouses had trouble keeping up with the demand. The sink was shipped with a crack, this happens fairly frequently with these size and type of sinks (Farmhouse / Apron made of vitreous china), and a replacement was expedited. Again our sincere apologies about these concerns. We are glad to see that overall you're pleased and we thank you again for your business and it was a pleasure working with you! The story of our relationship with irons brothers construction for 9 months is long, the gist is that we were not satisfied. The price was almost triple what we said we wanted to pay, the job was sloppy in a lot of areas. Paint areas had to be redone not once but twice, wrong paint was used on exterior doors, general quality of the job just was not there. Plans did not make sense when it came to lighting, sink placement. Lots of little things added up to just not a quality job done by the workers, we continue to find little things and we say "why would someone do this?" The biggest problem was that they caused irreversible damage to our yards drainage system, digging on ground that should have been thoroughly evaluated by a GEO technician. Although our ground is unstable and needed to be carefully evaluated, after the damage was done they refused to help fix the situation without further cost to us. They wanted us to pay more and more for correcting a problem that simply cannot be corrected and we are still dealing with. With all understanding that "things" do happen sometimes, they left us out to dry $$$$ short and a huge problem where there was not one before the work was done. They are a professional company which is why we chose them in the first place, but for what they cost the quality is just not there. I always think if I'm paying more i must be getting the best, not in this case, your still going to get the mediocre, hopefully they dont see all our mistakes job.

Great overall, their work is top notch. I thought the prices were high, but you are getting top notch craftsmen here, not just some guys they pick up as they go along. This is a high quality firm and you should expect nothing but the best. Our deck is as beautiful underneath as it is on top. Joseph and Melissa helped us with some design ideas before we started that we just hadn't thought of. It really made a difference in the final appearance of the deck. The only minor issue we had was the final price was higher than we were expecting. Once we sat down and went over everything in detail, we were able to come to a mutual agreement that everyone felt was fair. Construction newbies that we are, we just weren't following along with the change orders closely enough on our end. In the end we have a beautiful deck, extremely well built and it's just so much better than anything I could have done myself that it's amazing. A pleasure to work with someone who does what they say they are going to do when they will say they will. You should talk to Irons Brothers.

The best thing about working with Irons Brothers is the people. I totally trust them. After having poor experience with a contractor in the past, trust is important to me. The bathroom remodel took 1 month from demolition day until the workers were gone. We only have one bathroom and as a stay-at-home mom with an infant - I feel like I got to spend a lot of time with them! They were great about replacing the toilet every night during the remodel. Joesph Irons, the owner, is great about checking in and resolving problems. They have high standards for their work and want their customers to be happy. I would highly recommend Irons Brothers and look forward to working with them on projects in the future.
Description of Work: Irons Brothers designed and remodeled my small bathroom. I was very happy with the designer, who worked to incorporate my interest in using salvage materials from the REStore and even went with me to the REStore to look for things we could incorporate. We found a lovely cabinet that was formerly at Garfield High School that was converted into a new linen cabinet. Irons Brothers had to rebuild the back of the cabinet and do a few other finishing details, but were able to keep the salvage charm. Irons worked hard to stay within my budget as they totally demoed my existing bathroom and created the best that could be made out of my VERY small bathroom. We are really enjoying the luxery of showering in our new deep bath tub, using our hand held shower (no more ducking to get our hair wet!), and enjoying the quiet of our new bath fan (can't even hear it & it is on a timer!). All together Irons Brothers: Designed our bathroom (including a trip to the salvage shop with me) Totally demolished existing bathroom New drywall New flooring (marmoleum) New tile (shower & backsplash) New fan on a timer Installed new window New plumbing (tub, fixtures) Moved some electrical Refurbished salvaged cabinet for linens

Hard to describe the enthusiasm, professionalism, excellent communication and dedication to safety, high standards of workmanship, "green" considerations, and responsiveness to issues including project and product pricing and timelines, as it felt like we were in the hands of truly exceptionally competent and caring professionals throughout. Melissa and Joseph who project manage take a very personal approach to concerns and issues, are excellent in their communications, and have an attention to detail that does not flag throughout the project. The entire team are a pleasure to work with, and clearly take a great deal of pride in the quality of their work, and it is backed up by the results!
Description of Work: Repairs for design related water damage by decks, entry, gutters, and windows. Included inspecting, redesigning problem areas, performing project management, actual work, and subcontracting supervision. Work included partial siding repairs, rebuilding deck, sunroom, and window features, including wood trim detail to match existing home style, skylight and window replacement, and installation, updating electrical fixtures, and sub contracting gutter, roofing and painting work. Irons Brothers did an exemplary job of designing, planning, and re-modeling in a fashion that both addressed the owner's concerns and respected the historic nature of the building itself. While Irons' estimate and final cost were quite a bit higher than other bids that were received, it was clear from the beginning that Joseph and the rest of the Irons team were interested in doing the project right, so the phrase "you get what you pay for" seems applicable. With assistance from a professional designer selected by Irons Brothers, the final result is a pretty amazing bathroom that makes excellent use of a small space, and features a mix of materials and fixtures that are functional, beautiful, and reflective of the historic nature of the building. It's difficult to imagine that this project could have had a better result than the one that Irons Brothers was able to create.
Description of Work: Complete bathroom re-model in a small co-op unit in a historic building (over 100 years old). The space was demoed back to the studs, and all-new wall coverings, flooring, and standard bathroom fixtures were installed. In addition, the roof was raised to recover unused space between the floor of the unit above and the original roof of the bathroom that was being re-modeled. Several improvements to the original electrical and plumbing were made as part of this process.

I contacted Irons Brothers Construction, Inc. Upon speaking with the owner (Joseph Irons) I scheduled a time for him to come out and review the job. He was very flexible with my schedule (and what was convenient for me) and came out to review the job the following day. I was very impressed with the knowledge he has with remodels and all of the ideas and input he had to provide (I needed alot of work to be done and had no idea where to start). I had contacted several other General Contractors before I contacted Irons Brothers Construction and was very relieved to finally find someone whom was skilled and professional.. The overall experience was great! The owner and all of his employees and sub-contractors were all on-time, clean-cut, polite, courteous, kept my home clean (protected from all construction debris), skilled in all aspects, always kept me informed on their progress and were just plain great to work with. It was very important to me to find a contractor that I would feel comfortable with around my wife and children and I am so glad that I chose Irons Brothers Construction. My master bathroom looks fantastic and I don't have any complaints at all! I have recommended Irons Brothers Constructions to all of my family/friends that have been in need of their service and I will most definitely be calling them again with our next remodel project. From the planning stage at the Iron's Bros offices to the final result, the renovation of my laundry room went very smoothly. I especially liked the fact that Iron's Bros is quite concerned about the environment and consequently recycles as much as possible. Therefore, they did not take a sledgehammer to my laundry room when they dismantled it but, rather, carefully removed everything piece by piece, which also resulted in minimal noise and dust. They were always timely in calling ahead to coordinate with my schedule to continue the work (they came about once a week for three weeks) and were very respectful of my property. The subcontractors they used to install the new flooring and the countertop were also the same. In fact, when the flooring guys were there, I didn't even know they had music on while they worked until I actually came up the stairs to see how they were doing. That was quite a pleasant experience. And everything was swept out and cleaned up after each workday, including my garage, where they assembled the cabinets. They always explained in detail what they were doing and why and were big on emphasizing safety, with the result that my laundry room looks fantastic and I know I won't have any "surprises" down the road because of shoddy or incorrect work. To cap it all off, the final day of work at my house was my birthday and when I mentioned that my new laundry room was a nice present to myself, they even sent me a birthday card the next day! Their billing was very detailed, accounting precisely for everything that was done, and they actually found ways to do things that saved me money. As a result, the job came in under budget! All in all, I am extremely happy with my new laundry room and would hire Iron's Bros again for any future projects I might have. I highly recommend them to everyone!
Description of Work: Completely removed everything from my old laundry room---wall-mounted and base cabinets, sink, and washer and dryer. Laid down new vinyl floor, assembled and mounted new Ikea cabinets and base cabinet for sink, built a new dryer vent, built brackets for new countertop, installed new sink and new countertop.

I've entered a couple of reports as we were going along with the remodel. It's completed now and we are very happy with the results. Right down to the caulking in the bathroom, Jake was there to make sure it was done right and if not, it was done again until he was happy with the results. Joseph and Jake were very helpful in making suggestions for the items we bought and installed or were having installed. Everything works!! That's the important thing and the overall look is fantastic. It fits in with the neighborhood and instead of looking like we added an addition to the house, it looks like it was built with the house. We have received numerous compliments from the entire neighborhood and like the fact that we stayed with the look of the Ballard area. Jake even made us a special token item to be placed on the entry way porch and we love it!
Description of Work: We added another wing to our house, large family room, bedroom and bathroom. Entry way was completely re-done and a deck added off the new bedroom with French doors. The bathroom is a work of art thanks to the great supervision by Joseph and Jake. Helped us pick the right products for each of the rooms.

The crew was extremely professional to work with. We received a very prompt quote and even got a face to face sit down to go over everything item by item. We originally wanted to do a complete bathroom remodel, but it ended up being out of our price range. Irons Brothers was willing to work with us and treated us with all of the care and courtesy even after scaling the project and the price down substantially from the initial quote. They were very proactive with their communication with us. They made sure that we were very well informed at every step along the way. They were always very prompt with their callbacks. Throughout the entire project they were very thorough. They did the work per schedule with quality, within their bid. We have been thrilled with the work that they have done. It was an absolute pleasure to work with Joseph Irons, who is the President of the company. The only downfall is that twelve thousand did seem a little steep for the amount of work, but they did live up to everything that they told us.
Description of Work: Irons Brothers Construction Incorporated came out to do a partial bathroom remodel. They removed and replaced the existing bathtubs, tile surrounds and the toilets in two bathrooms.

The project is ongoing at this time but overall my husband and I are very pleased with how Irons Brothers keeps us in the loop on every single step of the project. Joseph Irons is great at explaining the project from beginning to end and meets with us often to let us know what is coming up next and if we need to make any decisions on lighting, electrical switches, plumbing, tile, doors, hardware, etc. Jake, their project manager, is fantastic to work with. He really knows his stuff! I would definitely recommend them to anyone doing any kind of remodel work. I can't wait to see the finished project which, if the work to date is any indication of the end product, we will be getting just what we wanted!
Description of Work: My husband and I are adding a "mother-in-law" to our home. Irons Brothers got us in touch with a great architectural company that worked with us on the plans that my husband initially drew up. We are very pleased at the added touches they came up with. Irons Brothers moved very quickly in obtaining bids from companies that they have worked with in the past and are using those contractors. They have been great at what they do and we have had a good experience with them so far. We are very pleased with the quality of the people and the work to date.
