Washingtons Best Decks and Siding

First they came out and designed me a deck. It was pretty nice they had plenty of pictures to show on their I pad with different options we could choose from. They showed us samples and made some changes to the layout of our deck in order to maximize our usable space in our backyard. After choosing a Trex Decking product with the wood tone in it we decided to go with the composite railings as well to match. Finished it off with a white PVC fascia board for the trimming. The deck turned out great. Because our deck was on the second story we needed to get permits and that process was a little expensive ( $2,500). Although I will say the architect that came out and did the drawing of our deck after we signed the contracts was great. His name was Dexter and he was very knowledgeable about everything. Within a couple days we had a scaled picture of our new deck. It looked great and we really started getting excited about our new deck. after the permit process was complete the decking was delivered and the deck was finished in 8 days. it looked fantastic! Modernized Exteriors came through on all their promises and built a excellent deck and we really appreciated all the good suggestions they gave us.

I received bids from the two top companies with the best reviews and my final choice for my window project hands down was Modernized Exteriors. I had ten windows done in my home. When Modernized Exteriors first came out to write up the contracts we talked more about using the premium series frame with the triple pane glass. When they showed me how efficient the triple pane windows were with their heat lamp I knew I wanted to go with the triple pane option. When they showed me the window sample I really enjoyed the beveled frame and I knew I was going to be paying a little more for quality but I wasn't too worried about that. With the upgrade on the windows and the triple pane I believe I paid a difference of about $2500 more but now that it is all said and done going with Modernized Exteriors was the right choice. We really appreciated their communication. I even had a question on a Sunday evening. I text messaged the owner and he texted me right back. This was a very great company to work with and I highly recommend them.

What a difference! The project managers were excellent and communicated with us every step on the way which I definitely can't say about our other contractors. Courteous, punctual, and professional. We paid a little over 33k for our 1800 sq ft home with all new siding and fascia. Once the project started the boys were in and out in about 7 work days. There bid was right in the middle price wise of all the bids we got and we feel like we really got what we paid for!

I bought the "special deal" through Angie's list, and thought I would get a well drawn plan, and materials list, instead I got a child like sketch, , I paid around $80.00 to have them come out and give me a bid.

Cameron was my project manager and he did a wonderful job. Every time I had a question or concern he went way out of his way to make sure I was happy. The siding was complete 7 days after they started and at the beginning they told me it could take up to 10 days so the guys were extremely hard workers. I couldnt have asked for a better contractor than modernized exteriors! I gave them all A's and two thumbs up

My roof had some minor leakage during the heaviest rains last fall and spring, so I purchased a deal from Modernized Exteriors, "$49 for a Roof Inspection and $1000 Credit", which said (among other things) "Evaluate common points of concern, Make recommendations on improvements", and "Protect your investment with a tune-up and credit toward repairs!" 6/11/14 - Cameron Hanke and a colleague came to perform the inspection; I described my concerns, and showed them where the leaks had occurred. Cameron's inspection revealed a soft spot on the roof in the right location to be the source of the leaks. I contracted with them that day to replace the roof, and to do the gutters at the same time, scheduled for the week of 8/4. 7/29 – I sent email asking when will work begin? Reply – “I will see when we can get you scheduled”. More back and forth without an answer over the next several days. 8/7, got home to find the old roof had been torn off, so at least I now I knew when work would begin. I sent email asking about what was found re: that soft spot. No reply. 8/8, roof installation. At end of day, a knock on the door: “We’re done. You’re gonna cut a check for us?” I explained the work was not yet complete; the gutters were yet to be done. That the gutters were to be done was a surprise to this individual; he immediately got on the phone to (I assume) the home office. Gutters seemed to be a surprise to whoever was on the other end of the line, too. 8/9, Cursory roof inspection (by me). Found soft spot still there. Found damage: siding split / broken. Found damage: gutters damaged - if the roofers knew the gutters were to be replaced, this would be excusable… but they did not. None of this was mentioned by the roofing crew; I would have preferred honesty and a promise to repair the damage rather than demanding a check. Also found the roof had been architecturally redesigned - in one valley the overhanging section of the roof was not connected with the roof below; the join to the right of the overhang was covered with enameled metal flashing. Now this valley is covered with roofing material and somewhat sloppily finished at the ends, including the overhanging section of the roof that was not connected. This is probably functional, but is not aesthetically pleasing. I would have preferred to be consulted about this change before it was made (I was home during roof installation). Sent email saying what’s up? Found damage, soft spot still there… several emails back and forth, me saying “this is bad”, ME trying to convince me the soft spot is not a problem, everything is sound and good. This is contrary to everything I have read, that soft spots are bad and if left unrepaired will only get worse. I was told the roof is "guaranteed not to leak", but when I asked for details of this guarantee I was told I would get an "installation warranty". Haven’t seen that yet. I was also told there will be a final inspection before payment, and concerns will be addressed. 8/22, new gutters installed. 8/25, Cameron left voice mail asking for payment. Returned call and left voice mail asking about that final inspection; also sent email. Several days pinging both voice mail and email without response; 8/28 PM got return call; set time for final inspection 9/4. 9/4, demonstrated to Cameron that the soft spot he found was still there; showed the architectural redesign. Cameron promised in writing to repair the soft spot and have roofer explain about that redesign – I would be called the next day. I gave them the final payment. 9/13, haven’t heard a word from Modernized Exteriors. The ME workers do good work, where ME seems to have problems is in management: poor communications, poor coordination, poor attention to detail. My experience was definitely not what I expected from an A rated company.

The person that reviewed our roof's condition was personable. He was knowledgeable about roofing types and approximate costs. Not sure about the prices. They appeared to be a bit high, but since this was the only estimate we've gotten we're not sure. We would consider talking to them again if we were to replace our roof.

They showed up promptly for the bid and the bid was thorough. The work itself was fast (2.5 days) and the crew was super friendly and professional. They were efficient and as tidy as can be considering siding is a pretty messy job. They did clean up the mess completely when they were done, removed and cleaned up after the giant pile of old shingles. All in all we were very happy and will definetely be using them again on a project next year.

Jerry was excellent. He really knew his stuff. He was very detailed. Took his time with the inspection and explaining it to us. He was down to earth and never once did we feel he was trying to price gauge us.

We own a much older house that previously had cedar shingles on the home and we had heard that this company was the one to call for a proper siding job. We had seen online that there price was roughly $9-10 per sq ft for new siding installed. We had no clue that the hardie shingle look was much more expensive but we really just wanted to keep with the older look of the home. After it was all said and done after dump fees we paid approximately $14 per sq ft installed. This was a huge invenstment for us and so we were prepared to be critical on the install! the install team showed up and worked non stop in the 90 degree weather and did a amazing job. All the seams had sealant on them and all of the trash on the job was all hauled away in the dumpster before they were finished!

Cameron was very quick in contacting me to set up the appointment. Nick came out to our house on time and was very professional, friendly and helpful in discussing our project and helping us visualize our future outside space.

Called the company, told me what I needed and what I wanted. He was very pleasant and informed me it was a little to small of a job for him at the time. Even referred me to another company.

They couldn't do the work because we weren't able to get the electric company rebate and got this refunded. They were nice. I wasn't impressed with the increased price.

I had them out to inspect my roof and was informed it needed to be replaced. I had a feeling this was the case. The estimator showed me pictures of the bad spots on his tablet. I was shown different shingles to choose from. Nice selection to choose from. Once the construction started they were done before I knew it. 2 days total. They ended up sending two crews instead of one. Great work. The supervisor kept me informed throughout.

Provider did the siding on my home. This company did all of the managing and knowledge portion of the project and then had a deal with the manufacturer to do the install on my home. I loved it . The communication was there. The boys that came out were extremely knowledgeable and helped me every step of the way. Having the factory install my job was excellent they were quick fast and clean. The day after the job was done I checked my email and saw a great before and after picture of my home after the project was complete..... What a difference the new look made!

The service went well. They gave me a quote for a service, but I ended up using another company. Their pricing was just a little higher than the other company. I did like their design and they seem to know what they were doing. One person came out for the design. I had no problem contacting the company or scheduling the service.

This company did the siding project on my south seattle home. They did a stand up job. We were charged roughly $10 per sq ft because we decided to do all the trim as well as window frames. We chose a James Hardie siding project and absolutely love it. The siding was factory painted and I got a 15 year warranty on the paint. First, they tore off all the siding and started repairing some of the rotten plywood that was underneath. second they used a hardie weather barrier to dry it in. And lastly they installed all the new siding and trim. What a difference! Well worth the large price tag because we know we will get much of that back when we sell the home.

We had Modernized Exteriors purchase and install the siding on our home. They are a dealer for James Hardie composite siding and were very knowledgeable. Cameron came out and measured up our siding and walked us through the entire process that we would experience the next couple weeks during the install process. It was very nice being able to look at the samples and pick a color out and get into the schedule right when we were out there. After measuring they pulled up the price on the ipad and we decided to move forward since it was in our price range. JOB WELL DONE!

Modernized exteriors came out and did my home full of windows for only $13,500 plus tax! The windows look great and they were installed within 3 1/2 weeks when they originally told me it may take 5 weeks. The windows and door glide open and my home is soo much brighter on the inside with these white windows.

Fiberon Deck replacement project: Before we really started talking about options Cameron showed me his ipad. It had quite a few pictures on it with different composites to see what look we really liked. We found this extremely helpful because usually companies are pushing one product and try and get you to decide what will look best by choosing out of a small cut out sample. The problem with that is I cant imagine what I really wanted by just looking at a 6 inch board. Anyways, I fell in love with one pattern on a Fiberon deck picture. I have expensive taste I guess because I chose the PVC product which is a pure version of the composite, and of course costs more. The boards I chose has a random wood grain on it that really looked stunning. Once I chose the product as Cameron was working on the numbers his partner showed more samples, and railing ideas and talked to us about how the permit process would go. That's another reason I really felt that the job would go smoothly because it would all be permitted. Cameron finished with telling us what the complete scope of work would be and went over the numbers. After choosing what we wanted, we knew the price wasn't going to be cheap. We paid a $26,000 and $850 for our dump fee. It was a 50 % deposit and the deck was permitted and started within 5 weeks. Thanks to the pictures we saw in the beginning of the appointment we knew about what it would look like and we were extremely satisified. I hope our new deck pictures are on their ipad, and we too can inspire someone else to make the right decision to go with this Fiberon deck!

They did a really good job of coming out and making plans for the future. I really appreciated their service. There were no additional fees associated with the design and we haven't discussed plans for construction, just design plans.

We heard that these guys were the ones to call for new windows. We decided to take the advice and have Modernized Exteriors come out and give us suggestions on the exterior of our home because that is what they specialize in. We knew the siding was definitely going and they confirmed that. The one main part that they suggested was the windows. We were slightly shocked because we had double pane windows although they were old. We chatted for a minute about our energy bills and it all started to make sense! Cameron had a Heat lamp in his car and was able to show us really how much energy was just pouring out of our windows in the winter time. After pricing up the siding (which we ultimately decided to go with James Hardie Siding). we had a chat about the windows and they suggested that the best possible situation if the budget allowed is to first replace the windows and then right after do all the siding and the trim. Not only would it make a extreme difference to the appearance of the home but it is the best way to do it to make sure that everything is completely sealed. The amount of time they took with us and knowledge they gave us was enough to give them our business. We took there recommendation and got into their schedule that day because we were just sooo excited to get this project done which we have be wishing we have done for the last 5 years. 4 weeks later and the project was complete. We couldn't believe the difference. our home was built in 1965 and it was the first time we had ever seen it clean and smooth for lack of a better description. when we went outside to do the final walk around my wife wouldn't admit it but she was sooo happy I think she teared up a little. Our dream home was finally complete!

Undecided during time of design whether we wanted to move forward with the trex composite or the ironwood deck. We knew that the ironwood decking was going to cost a little more although the price wasn't really what we were worried about as the difference was fairly negligible. After seeing the completed pics we both decided that the ironwood deck was the best way to go. We spent $22,000 for our deck which I would say is a fairly average size deck with no stairs. The guys were great and we have really enjoyed having the guys out here building our deck!
