James Beck from Sound View Home Inspections recently completed a buyer's pre-inspection for us. He was knowledgeable, thorough and professional. There were actually multiple pre-inspections occurring at the same time (popular house!) and so we had a very direct comparison with other inspectors. James was more thorough and completed more checks than the other inspectors (gas leaks, moisture levels, wood rot, etc). He even found a garden hose and tested the water drainage around the foundation. We would recommend James and use him again. The $200 pre-inspection fee was about average/standard from researching other inspectors.

James, at Sound View, was recommended to me both by my real estate agent AND my lender, for a home inspection. Having purchased a home once before, many years ago, with a cheap and terrible inspector, I was a little paranoid about home inspections in general, until I met James. He was prompt, courteous, friendly, extremely thorough, graciously answered the million questions I put to him, asked me specifically what I had concerns about, never once complained about the pouring rain and even weathered the sellers chatting him up with good humor and grace. There was never a question in my mind that James was there looking out for my best interests as the new homeowner. He showed me any areas of concern, took photos, took moisture readings, explained construction elements to me and suggested repairs or necessary services and most of all, he discovered a pest control issue that had been concealed and would have otherwise been easy to miss. Thank goodness James was there to discover it! He was even able to suggest a great pest control guy. His prices are on par, if not a few dollars less expensive, than most inspectors I checked with and his service was invaluable. He saved my home, in the long run, and as my mother said and quot; It was the best $400 you ever spent!and quot;

James was very professional over the phone and made an appointment that worked well for us. He arrived a little early and was all ready to go when we arrived. He took the time to educate us as he toured the home and when he found items that needed repair, he explained in detail what would be needed as well as approx. costs that we could expect. When we were done, he took the time to tidy up before leaving, very professional! When we were done with the needed repairs, he promptly came back to re-inspect and prepared a report right away for our lender so as to get our purchase moving forward. He was so nice to work with, very polite, friendly and professional. We would recommend him to anyone needing this service.
