Sang and his workers did a good job overall. I struggled to understand him most of the time but he was patient to repeat anything I asked him to. Sang was responsive in answering my calls from beginning to end and answered any questions I had and gave me details when I wanted them. He provided whatever he promised in a timely way. About a year after the initial paint job I called Sang to tell him the paint on the south side of the house between the siding boards was peeling. It looked as if the spaces between boards had not been prepped well enough. He agreed to re-do the whole front of the house to avoid a patchy look since the paint had likely faded in the previous year. When I wanted him to do the work in the winter he suggested waiting til it was warmer, which I agreed to. I worked with him long distance because I lived out of town away from the house. He did ask me to provide the paint and I agreed but I think I will challenge that with him. I have not scheduled a date with him yet. I respect Sang and his company and would hire them again.
Description of Work: Sang and his workers painted the exterior of our single story rental house. It has wood siding with wainscoting between smooth horizontal siding on the bottom and grooved vertical siding on the top. Wood trim was a second color.

There were some issues with the way the guy did the painting. The paints peeled off in less than a year so they had to go back and do it again. It was okay for the first six months and then it just peeled off after that. The job quality did not have longevity.

I was a little nervous about the transaction at first despite the reviews. The estimate was well below all others and the only reason I contracted with Seattlepropainting was the good reviews on Angies List. I also contracted with them early in the summer and due to my own schedule restraints had the work done in August. I did not keep in contact and neither did Seattlepropainting and two days before they were supposed to prep the house, I realized that we hadn't talked in about 2 months. Since I was buying my own paint, I paid nothing down and didn't sign a contract. As a result, I was nervous that I might not be on the schedule. However, when I called Seattlepropainting there were no issues and they arrived as scheduled to prep the house. I was happy with the prepping they did and how they cleaned up afterwards. Also, the workers were very polite and picked up at the end of each day. They worked meticulously under my carport, painting all wood. The other painting companies told me that they would not paint wood that was under the carport but not exposed to the elements as it would take too much time. Overall, they did a nice job. The owner even provided a small amount of his own black paint for my metal railing on the steps to my house. This was not necessary by the agreement, but was really nice for me as the railing was metal and I would have needed to purchase 1 gallon of the paint and it likely took much less than a quart. When Seattlepropainting provided me the estimate, they mentioned that since my house was cedar shake that it would be difficult to get all the paint even in all the places of the house. Especially in places where existing paint was adhering well to the surface, but adjacent to a location where some paint had peeled off. Since I was aware of this issue and also had my own issues when I painted the house on my own the first time. I was willing to accept this. From the road it is impossible to see these slight imperfections. If you are standing within a couple of feet from the wall, it is noticable. I don't know if some of the more expensive companies could have eliminated this, but it certainly wasn't worth the extra money to me. Overall, Seattlepropainting did everything I expected of them and more. The price was far and away the lowest. They were on time and professional. If I am still in my house when it needs a new coat of paint 10 or so years from now, I will look them up again.
Description of Work: Singe story house, primed and painted. House body was painted and the trim was painted. They also painted my carport and the concrete steps entering the house. As well as the railing on the concrete steps. Prep work included power washing the house, prepping the house for painting with tape and plastic over the windows. Incidentally, the price above does not include the paint, as I purchased that on my own. This worked out well for me. Although, the original estimate of the amount of paint I needed was a little low and I needed to make a run to purchase more paint. The good thing about that is I ended with less than 1/2 gallon of excess paint.

Sang did a great job in painting my house in Tukwila. I appreciated a painter who returned calls and was available to answer my questions. He did a professional job in painting the house and seemed to take pride in his work. I would highly recommend him. It was a pleasure working with someone who is on time and shows up when he says he will. He showed a professionalism that is difficult to find these

It could not have gone better. I called Sang last May and asked for a bid. He came out a couple days later and gave me an estimate. Sang is hard to understand, but I got enough from his written bid to put him into contention. We also got bids from 3 other firms. We rejected one because it was sort of wacky (they suggested not painting the trim a different color than the rest of the house in order to save money). The other 2 bids were literally twice as much as Sang's. I always get suspicious when someone's bid is significantly lower that the competition, so I went back and re-read Sang's reviews on Angie's list. Several people mentioned the language barrier, but said it didn't turn out to be a problem. They were right. I called Sang again and asked if he'd drop by to discuss his bid with my wife and I. We went over it line by line as we walked around the house and asked questions. We liked his answers: particularly the part about how he'd need $1500 down, but we didn't have to pay the balance until we walked around the house with him at the completion of the job and were totally satisfied. The thing about Sang is, he wants your business and will put in extra time and effort to make sure everyone's on the same page. Everything went very smooth. The pressure washer showed up at exactly the time in late July that Sang said he would in May. The painting crew showed right on schedule a couple days later. They were extremely pleasant and professional. Even the neighbors commented. One of them asked me for Sang's card the other day. When the job was done, Sang came over and we took a brief walk around the house (we'd already inspected it) and he left with his check. He runs a very nice operation.
Description of Work: Full exterior painting of a 100-year-old craftsman home. Three colors: main, trim and deck. Work included pressure washing followed by very thorough prep work (scraping, sanding, caulking, etc.). One coat of primer and two coats of paint. They did a remarkable job of cleaning up every day and when it was done it was almost like they'd never been here.

1. Initial contact was rapid -one phone call. 2. The contractor gave a complete description of what he proposed to do. He explained that the estimate did not include the price of paint and primer, and we agreed to go ahead.3. One day later we were given a date for the beginning of the job; this was two months after the agreement which was fine with us, as we went abroad for that interval.4. A day before the and quot;due dateand quot; Mr. Sang came around and explained how the work would proceed.5. Everything worked according to plan.6. Description of Work: Mr. Sang's Company was more than one could desire. Prompt, professional and thorough. I actually got his name from Angie's list. The estimate was high compared with others, but the work was worth the price. Our house was built in 1926 and has almost 50 windows. The taping of all the windows (interior and exterior) was done with great care, the painting was done beautifully and was finished as promised. The crew was polite, competent and helpful. I feel that we got a bargain, considering the complexity of the job and the number of hours worked. I strongly recommend Mr. Sang for any of the tasks he would undertake. P.S. The job was completed in a week; it might seem long but the task warranted it. There were absolutely no negatives! We fully recommend Mr. Sang. Some of the reports mentioned that it was relatively hard to understand. We had absolutely no problem communicating with him. I am an immigrant myself and admired the hard work he did.

We used Sang last summer for a number of projects in our yard. I submitted a previous review about landscaping. They were finally able to get the weather to cooperate and painted our home exterior last July. There was alot of prep work/sanding to be done before it could be painted. Home is a 1909 Craftsman style, so lots of trim and porches to deal with. Very pleased with the work. Sang and his crew worked very hard and were very polite and respectful. As I stated in my last report, I'm not sure this company is the perfect company for everyone. ...but please let me explain why I say this. We had a limited budget and are used to doing most home repairs ourselves. That being said, we are not too picky about getting every little detail perfect...we try for perfection, but since we are just regular folks...sometimes we fall short! We were in need of painting our house for some time and had tried to figure out a way to safely do it ourselves. Since it's an old and quot;talland quot; house, it would have involved a lot of ladder time. I finally decided that the cost to me when I fell from said ladder and and quot;broke myselfand quot; would be far more than what I would pay a professional to do the job for me. In hindsight we are SO glad we hired someone to take care of it for us!! So if you are reading Angie's list trying to figure out if should hire someone to do the job...DO IT!! I think this is company that gets the job done for a reasonable price and that's exactly what I needed. I'm sure that there are companies out there that maybe pay more attention to teeny things like a stray speck of paint here or there...but I'm also sure you PAY for that! I don't see how you can paint a house and not end up with a few drips here and there and some minor imperfections. I can see if you were a and quot;high maintanenceand quot; type person though, Sang might not be a good fit. I did not feel the need to take a magnifying glass around and inspect every corner.... I know a few poeple that would though! Communicating with Sang is challenging due to the language barrier, but he is very patient and willing to repeat himself. I appreciate that I could just tell him what I wanted accomplished and he would figure out a way to do it. I doubt things would go well if I felt the need to be involved with every small step of the project. If that's the type of person you are....probably look elsewhere. If you want the job done well and for a resonable cost...call Sang!

Sang came out to do an exterior house painting estimate. He inquired as to whether or not we were also interested in some help with our landscaping. Our yard was hopelessly overgrown and there were quite a number of and quot;projectsand quot; that needed attention. He initially gave us an estimate of $1700 for labor and materials (a truckful of beauty bark and several yards of topsoil), 3-4 guys worked for 2 full days in our yard. It is SO awesome now! We then asked him about doing some repairs and extending our deck. I can't remember quite how much we paid him, but I think it was 1200 for this and over 600 of that was for the materials. It is also awesome now! We had a wooden swing set /fort/slide that we had bought several years ago and still had only gotten it halfway put together. He and his crew finished it and built a box for play chips under it. they then filled it with playchips. I believe he charged us $600 for the chips and $600 for the labor. The weather has not yet been conducive to housepainting...so that has not been done yet, but with our experience so far, I am expecting great things. I do agree with other posters on Angie's list that Sang is a bit hard to understand at times. He is certainly very patient with me and does his best to communicate. I could see how someone who feels they need to understand every detail of HOW he is going to accomplish the task (and quot;a control freakand quot;, for lack of a better description) might have a hard time with the communication issue. In my case, I explained what I wanted done and he did it! I did not really care HOW he chose to go about it. For me, I thought his pricing was more than reasonable AND he told me several times that if they run into problems, that require extra work/materials, he would not charge me for that...his estimate WAS the price, period. Having a very old house with potential unforseen problems, this was re-assuring to me.

He estimated and performed landscaping (mowing edging, weeding, tree trimming, pruning, put down beauty bark, filled a couple of raised garden beds with topspoil, removed some dead shrubs, dug out some invasive bamboo), repaired and extended our deck, built the half finished kids swingset/fort, built a box underneath it, filled it with cedar chips

Sang and his company had been referred to me by a friend who used their services. We originally found him on Angie's List. Sang was very responsive and came out to my house within a day or two of my call. Then it took quite a while for the weather to cooperate. When he found a window of relative dry weather, his men started prepping the house, which really needed it, since the last painters did a poor job. He finished all the work in about four days, with minimal disruption to my life. It looks wonderful - even almost a year later - and his attention to detail was excellent. He left nothing undone, and cleaned up everything very well. He never asked for a deposit and only took my check when I was completely satisfied with the job. My only complaint is that I had more paint left than I needed, and since I bought and provided the paint, it cost me a little more.
Description of Work: Seattle Pro prepped, primed and painted the exterior of my house, which had not been painted in ten years, and then by a sub-standard company. They also pressure washed the porch, back patio and deck.

They did an excellent job. He was very flexible, he answered all my questions, but he was difficult to understand because of the language, but he was very patient with me and willing to repeat things to me until I understood it. They really did a beautiful and thorough job of painting. They put primer down under the final paint. The prep job was much more thorough than I think others would have done. They pressure washed and sanded it, fixed the places that needed to fixed, primed it and then painted it. A lot of companies won't do that for a reasonable price.

It was okay. It was mostly very good. The guy was very responsive. He wasn’t there most of the time and the others weren’t so great. They said that they would clean everything up, but I still have lots of paint stains around the house. They didn’t use drop cloths. They fixed a little bit of my deck. He gave me a great price. It was almost too low. I will use this company in the future.

I called Seattle Pro-Painting and had Sang come out for an estimate. He was right on time and very easy to work with. Sometimes the language barrier took a couple times to be fully understood but over all this was not a problem. Sang's estimate was very good as compare to two other Angies List providers, and based on his reports, I chose to go with him. I am glad I did. Sang sent over a crew of two people to pressure wash the entire deck...then a couple days later (after power washing dried) sent over a group of 5 guys to sand and prep for the painting. The way the deck is constructed there is a LOT of sanding that needed to be done and they got it finished in about a day. the following day they put the primer coat on and then later in the week two more coats of final. The deck looks awesome! Sang checked in and gave updates each day and also came by at the end to make sure I was happy. I pointed out two small items and he took care of it right then. I can't say much more - Sang and his crew were great to work with and their prices are very appealing. Call Sang...take your time to understand him and he will take care of you...

Dealing with Sang and his crew at Propainting has been the most surprising and rewarding experience I've had with a contractor. I used Angie's list to find four prospective painters. I decided to hire Sang based principally on his bid (the lowest by a small amount), my phone conversations with some of his clients, my inspection of several homes he had recently painted, and his willingness to start work immediately. I had some reservations- his bid was less specific than others I had received and his english was sometimes difficult to understand, but he seemed sincere and genuinely eager to please. Sang had a crew of 4 or 5 men working on my house for approximately two weeks. They power washed, sanded extensively, scraped, replaced damaged siding, primed, and painted. They were impressively thorough and hard working. Sang checked in several times a day to make certain I was pleased with the way the work was progressing. The very few concerns I had were dealt with on the spot. During the course of this job I asked Sang to do a number of things I had neglected to bring to his attention prior to his bid- he did them without charge and without question. This was a big project and I believe there were many opportunities to cut corners and to argue about "unanticipated problems", but it didn't happen. When the work was completed Sang assured me he would gladly return to deal with anything he had overlooked- I'm confident he would.

My house has needed painting for quite some time. Paint peeling, very weathered. It has cedar shingles that cannot be sanded. Sang's crew worked very hard and got most of the old paint off. He had at one time 5 workers scraping by hand for 2 1/2 days. I had spend one day scraping myself and had gotten nowhwere.Hence the call for professional help. The job looks great. Sang has great customer service, and a great crew of workers. I could not be more happy. Even though the job was much harder than originally estimated, they never compained or asked to renegotiate. The estimate was 1/2 of my other bids!

I am not the owner, the pressure cleaning of neighbor's house was next door. The vendor used MY water source at least part of the time, to pressure wash the neighbor's house. Worker's name at my house at the time was Craig W, who was working for me and telephoned me that the vendor was cleaning the house next door, from MY house's water spigot. Today, 9-14-09 I spotted a man who refused to give me his name several times, using my water source to at least clean the painting tools, no telling how long the water had been on. The gentlemen, repeatedly refused to give me his name as I said, my neighbor called the owner who came over a couple hours later and apologized. He offered me some money that I refused, this is about honesty and professionalism. I was considering them for a job to paint my house, but the dishonesty and water theft from the neighbor is not something I can deal with. They may do good work at a low price, but I think the neighbors should beware when they are in the neighborhood.

Excellent. Wonderful. We just left them alone to do the work and they did it--they came early every morning and worked a full hard day. Sometimes into the evenings. This crew was concentrating on their work and did such a nice job. They cleaned up after each day.
Description of Work: We planned originally to do the prep on our old Dutch Colonial house ourselves and to paint it ourselves. We painted the house ten years ago, but back then we had lots of strong young friends helping us. The house had not been painted for probably 12 years. And some of the cedar siding was cracked and nails were popping out in places. My husband and I began working on the lower part of the house this summer, in June--sanding. But since the house is a two story (high) house and since my husband and I are in our 60s now, neither one of us wanted to be up high prepping and painting. So my husband got the bright idea of hiring a "handyman" to do the high part of the house, and we would do the lower part of the house to save money. Well, the handyman lasted exactly 3 days and then announced he had to go on vacation for two weeks. We never saw him again. Of course, my husband was convinced that he was a good worker and would return. My husband is the optimist. But I am the pessimist and I had no hope the handyman would return. Turns out, I was correct. We found out later that our tools, which the handyman was using were inadequate. So not only was the handyman's work on the upper part of the east side of the house inadequate and for which we paid him 800 dollars, so was the work that we ourselves had done on the lower part of the house on the west and north and south sides. So, I waited until mid-August and finally told my husband there was no way we were going to finish prepping the house. What's more it was late in the season and I was sure that we needed to hire a painter. We interviewed a string of painters. All of them made the excuse that it was too late in the season to do the job--or they told us the work was too much and couldn't be accomplished in a month. Then we called Sang. Sang is a can do kinda guy. So we hired Sang. That was the best decision we ever made. Professional, honest, fast, organized, responsive and a reasonable price (considering the disastrous condition of the house) was what we got and it was worth every cent. The price included the power washing, sanding, primer, caulk and paint as well as repair of our siding. I had several lines of paint from which to choose my colors. Two coats were sprayed on and the finishes were exactly what I asked for. For those who have used Sang before and complained about his English, I say hooey!! His crew leader spoke English and Sang has a way of communicating which is very clear, straightforward, fast and honest. We love this company and cannot say enough about how excellent the whole experience was. Our house looks beautiful. Sang's crew even painted our front porch floor and steps. There were a lot of other extras, including replacing a rubber threshold on our back door and taking care as best they could with our property. I was amazed at the hard, hard work this crew did--and how attentive they were to details. I love the way my house looks and have already received numerous compliments. Hire Sang's company. You will be very happy.

Excellent!!! Workers showed up on time every day and really worked their "buns off". They did an extremely thorough job of scraping, sanding, and caulking. Much, much better than the previous three times I've had the house painted. All shrubbery was protected and the workers were very careful and thorough in their tasks. At the end the company owner walked the house with me and made sure everything was done in accordance with his very high standards as well as mine. I was extremely satisfied with the work this company did. I can't recommend it enough!
Description of Work: Complete exterior house painting consisting of pressure spraying, through scraping, sanding and caulking, apply primmer, two coats of paint and back brushing, replace rotten wood in two places, and through cleanup. Color of house was to the existing color including a red trim. Job took 4 days with an extra half day for pressure washing.

Sang bid to paint our two story house and detached two car garage. We knew the house needed a lot of expensive prep work but our budget could not cover the $10k others were bidding to do the job. We were also worried about the new roof and newly worked over chimney getting over-spray (paint) on them. We made it clear we wanted attention to detail regardless of price. Turns out we had NO reason to be concerned. Sang's crew power washed the exterior in one day and returned a week later to sand, scrape, prep, caulk, prime and paint over a period of four days (it rained). Every phase moved along quickly and smoothly. The quality of work was outstanding, with all the small details attended to. The workers showed up on time and cleaned up well at the end of each day. The crew was clearly very experienced and did a particularly good job on sanding, prepping and spraying. The end result far exceeded our expectations, making our 82 year old house look like new. The exterior is smooth and flat with paint and trim completely even and color matched to our samples. Sang stopped by once a day to check in and on the last day did a walk around to be sure we were completely satisfied. He answered all of our questions (we had a lot) and was easy to work with. This company is highly professional and experienced and offered a price far below what five others companies bid for the same amount of work. In fact the quality of work was so high that other contractors passing by our house stopped over during the process to comment that we had an outstanding crew working on our house. Very impressive. No surprises, no problems. OUTSTANDING work and HIGHLY RECOMMENDED.
Description of Work: Power wash, scrape, sand, caulk, prime and paint (two colors) on two story house and detached two car garage. Extensive sanding and prep work was required.

terrific job start to finish. prompt at each appointment, listened to all my concerns. when they first came out and had given me a quote i wasn't sure i'd heard them right, the price was much lower than the two previous quotes, plus they did not require any payment until the job was complete and i had a chance to inspect the work. they were careful to cover our vehicles and mask adjacent structures as needed. the job involved matching our 1916 farmhouse color which they did perfectly (they also matched the white tone for the trim). I told them how i disliked messy work(e.g. paint drops on roof, sloppy masking ect.) and after the work was done we walked around the garage and found not one complaint. after all the work / cleanup was done and the job inspected by both of us, payment was made. These guys come highy recommened.
Description of Work: preped, primed and painted a new two story detached garage (approx. 26 by 36). The job included window, door and knee brace sealing.

He really needs to work on his professional delivery; his clothing was a bit disheveled when he came to do the bid. I hired him anyway and he did a great job. The wood on the outside of my home was in bad shape he sanded all the boards, primed, and painted; doing everything, he said he would do. He did the job in an about a week, he really moved on the job since he knew the weather was going to change. I did not have any surprises when the final bill came; it was right on with the estimate.
Description of Work: I have an 85-year-old wooden house. He sanded the boards, primed the wood, and painted the exterior.

First warning signal was that the workers did not speak English and the owner did not speak Spanish. Instructions were by hand signals and paint brush waving. However, the workers worked hard and did a fairly decent job of taping and painting. No complaint there. The BIG problem was that they sealed sliding windows shut with caulk. Each of these windows are screened and the screens are latched from the inside and cannot be reached because the windows are sealed shut. I have called the company and they promise to come out "right away" each time and have not put in an appearance. I am going to find others to correct this mess. I will NOT retain any other company that has language barriers like this one.
Description of Work: Company was hired to paint window and door trim (exterior) and front porch and steps. They were to caulk where necessary.

I called one other leading paint company who said they weren't taking orders in September. I then called Seattle Propainting who promptly came to my house to quote me on the paint job, which they performed in October on 2 sunny days. They did a very thorough job in pressure washing, scraping, and sanding. The paint looks magnificent. They painted all of the external trim on my brick house including fascia boards, window trim, and gutters. They also painted the trim and garage door on my detached garage. I would definitely recommend Seattle Propainting.
