I can’t say enough about how positive this experience has been!! I hired Raincap to do an interior remodel in my home. The project includes framing and structural work, flooring, remodeled kitchen, windows, doors, utilities, sheetrock, and basically all interior elements. The initial phase of the project is significantly under-budget and right on schedule, which has allowed me to add other elements to the project that I didn’t think I could afford. Larry, our project manager, is a great communicator and has had lots of good suggestions that we’ve incorporated. The demo and framing crew was efficient and amazing. Overall, I honestly could not be happier with Raincap and the experience I have had with them. I would highly recommend them to anyone and would absolutely hire them again!

What started out as a 4 month project ended up being not finished after 14 months, breach of contract, protracted arbitration, lost apartment revenue. I though I was hiring a crew to work on my project, ended up majority of the work done by one man. Everywhere I looked, there were issues, crooked walls, holes in the ceilings and walls, gouges out of the trim, large gaps in the trim ends, trim missing, trim dangling by a single fastener, bowed ceilings, ceiling fixtures out of line, uneven floors, mismatched hardwood floors, doors improperly set, sheet rock hacked up, missing fire blocking, dangling wires inside and out, Incomplete electrical work, broken phone box left broken and open to the weather. Ended up having to hire someone to fix some of the issues and spend about 50 hours of my time to correct the rest of the poor quality work they left behind. There were frequent gaps when no work was being done while our "guy" was either working on another project or working on the contractor's house (3-4 weeks?). Both an expert witness and the arbitrator felt "the work was not completed in a timely manner". There are hundreds of pages of documents, time line, monthly calendars of days worked,email, texts, and pictures. I don't see any way to attach anything but ten pictures. There are quite a few more. I will be happy to supply these to anyone who requests them through Angie's List.

I can not say enough about the wonderful team I had out to do a full rewire on "This Old House". They brought me from the 20th Century into the 21st Century! My old 1940's home was in desperate need and I was blessed enough to finally, after 20ish years, be able to tackle this. Starting with team leader, Bryce . . . he was in CONSTANT contact with me on every step, as were his amazing crew. They worked SO incredibly hard in getting this job done and done right! We purchased a house built in 1957 around 2.5 years ago and needless to say have had some major upgrade projects. Last on our list for the time being was upgrading electrical (panel needed to be updated, new circuits added, and lots of new switches and outlets). We've dealt with several contractors from insulation to plumbing, and have had pretty major issues with all of them. Working with Raincap has been great and I am happy to say say we had zero issues - from responsiveness, being upfront about all anticipated costs and providing different scenarios in case they ran into issues (which they inevitably did given our wonky wiring), and showing up when they said they would, to making certain we were satisfied with the work completed before sending the final bill. While we had an idea of what we wanted done, they were able to provide their professional opinion on the feasibility of what we thought we wanted and were also able to to provide alternative options (which ended up being much better than what we originally wanted). We would most certainly recommend their services to anyone else and will be referring them out as often as we can!
I appreciated that someone could come out quickly and solve the problem!

Power went down to two rooms. We discovered a tripped breaker and found that the breaker switched off every time we flipped it on. Squirrels recently gained entry under our roof and we thought maybe they chewed on a wire and shorted out the circuit. Raincap came out to diagnose. In the process of diagnosing they flipped the breaker again. Lo and behold, the power came on and stayed on. They think maybe the breaker is going bad. The electrician, Bryce, was friendly, knowledgeable and professional. Raincap did not charge me for his time though I would have understood if they had. I am very appreciative and I will definitely call again when I need an electrician.

It went extremely well. The team of framers assigned to this project was responsible, timely and competent, always demonstrating a commitment toward doing high quality work, and always ready to consult with the owner, amenable to considering owner suggestions and when appropriate, working with him. In addition, they were very good about preparing themselves for the utilization of construction methods not previously encountered, such as using Warmboard for the floor and SIPS for the ceiling/roof. The company owner, Chris Peterson, while not present during the work, obviously set the tone for the cheerful, pleasant demeanor and the high quality work of the teams (framers and project manager). In addition, he was amenable to doing as much as possible to lessen the cost, e.g., allowing the owner to purchase materials when convenient, and allowing the owner to contract for other work, such as roofing, directly, saving the cost to the owner of the necessary contractor markups. He was also good about allowing the scope of the project to be increased with a minimum of fuss. While the project was first to be confined to the attic/dormer conversion, as the work proceeded, it became apparent that this would be a most opportune time to remodel some of the extant first floor substantially. This included removing a non-bearing wall and removing the plaster from much of the walls and ceiling of the old lathe and plaster construction, installing no less than eight new 1st floor windows and removing the old siding and replacing it with new fiber-cement siding on the whole house. Chris estimated the cost of the project as somewhere around $100K. While the ultimate cost of the whole project was slightly more than that, this included costs for many items not included in the original project, such as 1st floor remodeling and window installing and siding the whole house. Indeed, the total cost of Raincap's work, despite the additional work, was slightly less than $70K.
Description of Work: General contractor to convert an unused attic space into a habitable space, adding about 480 sq ft to a small, one-bedroom house of less than 900 sq ft in the Judson Park area of Seattle. It was a complex project, as it involved adding internal structural support to the existing structure to support the 2nd story addition.

We were impressed with Raincap's performance on both projects. For the basement remodel we had one or two discoveries (mainly to do with sealing the basement concrete and draining water away from the basement correctly) that added a little to the overall scope, but nevertheless Raincap were able to maintain our tight deadline for completion. It was ready the day we needed it to be! The remodel looks great and working with Chris throughout was easy and fun. Given how happy we were with Raincap for the basement remodel, we had no hesitation in using them for the next project. This time round there Raincap had grown and we worked with a larger team, including a project manager and a lead contractor. Again the communication was very good, including for some quite tricky decisions, and the process was as smooth as it could be for a job of that size. I was in a position to be readily available and involved during the majority of the project, which helped Raincap keep moving without waiting for decisions, and they were very proactive and responsive throughout. One interesting detail that we collaborated on was complimenting the old (1920's) trim with brand new trim, and blending the two together well in some areas. We came up with another neat solution for a french door threshold, where the new, perfectly square doors, had to be fitted into our less than square structure. Overall, for a job of that size, where there were quite a few surprises that the old house had for us along the way, Raincap did a great job of smoothing out the process and minimizing the impacts. The quality of the work was excellent and they made corrections wherever we had any concerns.
Description of Work: Raincap did two remodels for us, about three years apart. The first (smaller job) was to finish the basement and the second (larger job) was a complete remodel of the upper floor, including the addition of a shed-dormer, and a new kitchen. Through the course of the second project, we added to the scope, including a new roof-tiles, new siding, many new windows, interior painting throughout, main-floor bathroom tiling, an upstairs washer and dryer, and some minor electrical changes.

Raincap did a fabulous job and were awesome to work with. Both Chris and Larry, who supervised the project were amazing to work with. I engaged Chris months earlier about the work and he was very clear regarding when they would be available and proactively contacted me if anything changed with our timeline. The actual work went smoothly, they finished early and came in on budget (maybe a little under). The quality of the work was excellent and we have been very happy with the finished project. In addition to this work, we had some unplanned work come up when we pulled an old concrete porch out to replace with a deck. After pulling the porch out we discovered some rot that needed to be addressed before we could build the deck. Even though Raincap had already finished with our other project and was very busy, Larry came over to help us out and got us all squared away so that we could begin building our deck. They rock and we plan to hire them again to finish our basement.
Description of Work: We had our original 1947 single pane wood windows replaced in two bedrooms. There was also significant water damage that required some framing work and siding replacement. In addition, we had a closet organization system placed in the master bedroom and some electrical work done to upgrade the panel and wiring in the two bedrooms. We also had some unplanned work performed after we pulled out an old concrete porch that had some rot behind it near the foundation of the house.

The remodel went very well. Raincap communicated everything that needed to be done and any time they ran into an issue, they immediately told us what it was and what they thought should be done about it. Everything was done on time and on budget. The couple times emergencies came up, Raincap dropped everything they were doing and came over right away.

We bought a house that included a basement that was somewhat finished, although the floor was not even and the bedroom was on a wooden platform. It took a while before we decided on a contractor because this project required a lot of communication. We knew we needed to find someone willing to work with us closely. We had very specific needs for the studio, and there were a lot of small details that needed to be considered. We knew Chris and the team at Raincap was the contractor for us because of their enthusiasm for the project. They wanted to pay attention to all those details, and not just slap together a few walls. Raincap really showed us they were serious with how aggressively they worked on the estimate to get within our budget. Not only that, they fit us into their busy summer schedule. We couldn't be happier with the results. They followed all the plans and specification we set out for the project and we have ended up with a professional quality recording studio in our house. The success of this project greatly depended on a contractor that was willing to accomplish all the acoustic requirements to a high standard, and have excellent communication with us. After our first meeting, we had no doubts Raincap were the ones for the job, and they certainly proved us right. We'd happily hire them again.

Raincap Construction was our general contractor for a major kitchen remodel about 18 months ago. I’ve been meaning to write this glowing review ever since, but my procrastination means I can also write about totally positive experiences we’ve had with Raincap since that major project. Raincap transformed our dingy, maze-like kitchen into an open, light-filled, beautifully calm space. Working with Raincap through that arduous, five-month process was absolutely a pleasure. Hard work, noisy, but always positive, in both the little things as well as the big things. Raincap carefully managed the little things, like keeping an immaculate work space, cleaning up after themselves, being pleasant company in our personal space, being responsive to our questions and concerns, keeping careful notes of progress, receipts, etc. , keeping the work space tightly sealed from the rest of our house to minimize construction dust in our living space. The little things matter – a lot! And they carefully managed the big things, like the actual framing and building, managing the subs, working well with our (technical, demanding) architect, making sure we had enough information to make informed decision as issues came up (and they always come up!). Throughout the process, with its inevitable ups and downs, Raincap’s owner, Chris Peterson, was a rock. We trusted him implicitly to do the right thing. When mistakes happened – ours, Raincap’s, or a sub’s – I could escalate to Chris and he would make it better. There were not many mistakes: due to extremely open communication lines between us, our architect, and Raincap, we checked and double-checked all decisions before they were built. There is NOTHING in our new kitchen that I would do differently if I could do it over. After the project was finished, we threw a party in the new kitchen for Raincap’s families and subs. They all came. I gave the Raincap project manager and the master carpenter gifts – books about treehouses, Hawaii – bits of information I had picked up about their personal interests over the months working together. I didn’t know that everybody doesn’t do that for their GC after a kitchen remodel! I’m sharing this story to show how much of a positive personal relationship this project became between our families. Since the kitchen has been completed, I’ve called Chris three times for kitchen-related problems. A fuse kept blowing when we had too much going on in the kitchen: he promptly sent out his (wonderful!) electrician to figure out the problem. Done. I called when all the lights on the back porch went out at once. After some questions, he asked me whether I’d checked the lightbulbs. Umm… Done. And our awesome Delta Touch faucet (highly recommend!) started leaking. Even though it was the fault of the Delta faucet and not something Raincap did on installation, Chris sent someone out to fix it. Done. In addition, I now ask Chris whom he recommends when we have other, smaller house projects. He recommended an amazing metal artisan when we needed railings on our front steps down to the street; we used his hardwood floor guy when we refinished floors elsewhere in our house (gorgeous work!). If Chris recommends the professional, I know they will do great work. And I like dropping Raincap’s name! We probably have one more major house remodel to go in this house. When we're ready, I’ll just call Chris and ask to get on Raincap’s schedule – I don’t need to talk to other GCs. I know Raincap will do excellent work at a fair price – I know they will take great care of us. And I’ll look forward to the process of the project – I’ll look forward to getting to work with them again. As perhaps you can tell, I highly, highly recommend Raincap!

Raincap construction was outstanding to work with. The description of the project Raincap did is as follows: Completion of construction of a new $1.5M home which was 30% done.
Description of Work: We were finishing the framing for a new house we were having built in Seattle when our builder unexpectedly passed away. We contacted Chris Peterson with Raincap Construction in a panic, needing someone’s help to finish the remaining 70% of the project. He graciously offered his able help to complete our home. Chris, from day one, always treated us with respect and integrity. He made sure that all of the work he and his teams did aligned with our needs and goals. His teams respected our home and property. You could eat off the floor when his carpenter left for the day. The finish carpenter Raincap provided was an extraordinary craftsman. He turned our home into a masterpiece with his artistry. Everything he did fit perfectly, even though much of the framing under it did not. The quality of his finish work has significantly increased the beauty and value of our home. He was also extraordinarily productive. All of Raincap’s subcontractors and suppliers also did excellent and timely work, including their drywall, interior painting, concrete wall, excavation, tile and quartz, wood floor, and cabinet teams. The interior painting is so well done that no seams can be seen in the window trim. The surface looks almost as smooth as porcelain. When issues arose related to poor work that had been done before Raincap began on the house, Chris and his teams always quickly and creatively helped resolve them. They were always very responsive. They negotiated with us in good faith. Their prices were very reasonable. They always met their commitments and flexibly adjusted their schedule to meet our needs. Chris and his team take pride in a job well done. And we say, “Well done! Thank you for your extraordinary gift to our family”. We would most certainly hire Raincap Construction again.

Not very well. Not very experienced in using the decking materials or tools. I expected more experience in their knowledge of doing the job in a professional and expedient manner. To be fair some of the work was done accurately but other work showed lack of focus/caring and inaccurate measurement and cuts. They worked slowly and methodically. Emphasis on Slowly. Due to my selection of material (Brazilian Teak) the deck is beautiful. I was able to finish laying the decking (about 40% of it) myself in about 20 hours. It was a bit of a learning curve for me (first time) but with 50 years of DIY remodeling it took only 30 minutes to get the hang of it. Bottom line for me is I expect to receive fair value for paid work. After re-doing the mistakes I don't think I did. Therefore the poor rating. The owner of concluded that he would not do this type of project again where the owner was involved (as a helper in this case.) And I agreed I would not either. So if you choose to use Raincap make sure everything is in writing before work begins. Provide architectural blueprints. And if you don't feel comfortable as the project begins just stop the work and look elsewhere. I was impatient and having poured new footings and installing pole barn timbers for the new columns I really wanted the work to get done. My first two contractor choices were not available. I should have waited.
