"Hi. I'm Doug, the company owner. [member name removed] and I haven't met. It was actually our former project manager Jay who gave the quote. I'm not sure how we could have ended up with 5 gallons of leftover ceiling paint. He only recommended purchasing 5 in his written contract for the job. Perhaps the overall amount of leftover paint was 5 gallons. Three separate colors were used according to our records. It's not uncommon to have a gallon of each color leftover. Additionally, painters know that all cans of any individual color should be mixed together to form one batch before painting. Failure to do so, or having to purchase an additional gallon to finish a job, often result in patches or portions of the job that don't properly blend, or touch-up paint that isn't the same color. Consequently, we try to err on the side of having too much rather than too little paint. In this case it sounds like Jay may have been a bit too conservative, which is too bad. But, everyone makes mistakes and if you must make one with paint you're much better off ending up with a little left over!"
The overall project exceeded our expectations and friends tell us our remodel should be featured in a magazine. We kept the character of the vintage of our home, yet updated it's look and feel. We would recommend Queen Anne without reservations.
While we had some setbacks on timing due to lead-time required to receive the new bathroom fixtures, Brian was great in continuing to complete small jobs to keep the project moving and on-schedule. Daily reports from him on progress were helpful in understanding what we were getting accomplished. The quality of the tile installation and finish work was top-notch and we are happy with the new look of our bathroom.
A little higher than the initial bid (our fault), but overall Doug was on-point with his estimates. A clean and livable job-site was also a big bonus. Overall we are very pleased with the work performed and the service from QAP and will be sure to use them on the variety of remodel projects we have remaining on our house!
Coming in to do the work, they were super careful to protect everything, prep all the surfaces and do small repairs (some of which they charged extra for, but were very reasonable), spending a great deal of time in prep. They painted everything in our 2500 SF Condo, including a third of the trim. We used a lot of color changes in rooms, and all was done with great care to have straight lines between color changes. All in All, a great finished job. Would use them again in a heart beat!!
Most notably, they took off all our interior doors and painted them (not scoped to do that in the estimate; they painters just did it). However, when they rehung them, none of them fit anymore. Every single door in that house worked prior, and after painting and rehanging they required extensive wood work and rehanging to get to fit. The company split the price with us of that additional work, but it should never have been needed.
Secondly, the company agreed to built base shoes (quarter rounds) for one room that didn't have any and needed them, but when the project was done, they had not done this. They left wood for us to do it, but didn't size it or paint it, which was agreed upon. Again, when called, the company came out and fixed it immediately - on them this time, so response was great but execution forgot some steps.
Thirdly, we have a sticky front Security door. They "fixed the sticking lock" for us, and what we found was it was only half screwed on. We fixed ourselves.
Fourth, we had a whole patch put in a wall that fell out immediately. They redid it responsively, but it fell out again later and we just gave up.
Fifth, we had possessions in the house just for doing work - numbers for the apt number, some tools, some light bulbs, that all went missing. While I'm sure this was not intentional, as there was ton of materials of theirs as well as ours, we had to re-buy a few missing items and lost items of no value to anyone except us, except for a nice screwdriver that went missing.
All in all, while they were very easy to work with and talk to and seemed responsive, we had some problems that were concerning. Given the size of the project (fixing up woodwork and repainting an entire 2-bedroom condo with outside work too), I can forgive missing some small details.
Overall, I would recommend checking them out, but be sure to have written in your estimate every single detail so if things are screwed up or forgotten, you have coverage. They were very helpful and responsive with every issue, I'm just not thrilled with the overall experience. Nice paint job though. the issues were with the other items listed above.
-repairing minor dents and cracks in the plaster walls
-planing of doors so the paint wouldn't stick
-coordination of when each room would be painted so we could move things between rooms and so we could still live in the house while it was being painted
-daily cleanup
The coordination was minimal. They did all of the trim and door painting on the main floor at one time. so we did not have a chance to move things to other rooms that were not being painted yet.
They did the minimum amount of wall repair they could.
In one room they skipped some of the trim painting.
There was dust and debris from the drywall repair that was not cleaned up at the end of the day.
We had to ask them to return several times to finish wall repairs and to plane the doors when they stuck. They do so willingly but after five or six returns we heard comments implying that we were too picky.
The painting was generally somewhat sloppy, with paint dripped on carpet and light fixtures.
The drywall finishing does look professional.
Overall, we feel we paid a premium price but got average to below-average work.
I received a thorough and reasonable oral estimate from a representative who came out in August. He noted that Queen Anne Painting mostly does outdoor work in the dry summer months and said it would be most likely October before they could do the work I needed. I was fine with this. The only thing uncertain was whether my stock of spare paint would be enough to repaint the walls. The company promised to send me a written estimate by e-mail, but never did; my representative noticed this when I called to schedule the work and promised to fix the situation, but the only written record I have of my estimate came on the day the repairman showed up.
Armando, who did both the drywall repair and the painting, was punctual and very professional. He was very neat and cleaned up thoroughly. There was a minor glitch in the scheduling: he came on a Wednesday and told me he'd return the following day to paint, but the scheduler never mentioned the second day when setting up the appointment. Fortunately, I only needed to make one phone call to move that painting day out to Friday. Armando checked my paint supply on the first visit and concluded he'd need to bring more.
In the end, Armando needed about 10 hours to complete the job, two sessions of 5 hours each. The walls and ceiling look as good as new: you'd never know that holes had ever been cut. I would definitely recommend them for another job.
