I hired John Langmeyer of Pacific Northwest Building Inspection since he has over 25 years of contracting experience in addition to his experience as a building inspector. John is very professional and provides an extensive report on the condition of the property I was buying. He found several deficiencies that the buyer agreed to fix but probably would not have been detected in a standard inspection. He crawled into every nook and cranny of the structure as well as performed a meticulous external inspection of the building. John was very thorough in his inspection and when we did our walk through he explained his findings extremely well. I would highly recommend John Langmeyer and Pacific Northwest Building Inspection.

The inspector looked down one of two crawl spaces in the house and alerted us that there was a rusty water pipe in need of repair. He did not inform us that our galvanized piping was over 50 years old (beyond its expected lifespan) and badly leaking. He would have known this if he had looked in the other crawl space, the one that revealed 90% of the plumbing -- the door of which was open. So, we bought the house not knowing that we'd need to completely have it re-plumbed, a costly project that was inconvenient and messy. Why hire a home inspector if not to help us know what large expenses we might be taking on if we proceed with the purchase? We alerted him to his oversight and he refunded his fee.
Description of Work: He inspected the home to help us understand its condition and to know of any risks we were facing while we still had the chance to change our minds.

I hired John to inspect my first home due to my Realtor recommending him. I put my trust in the inspector, being a first time home buyer i had no idea what i was doing! The house i purchased was a manufactured home with a crawlspace. I found it odd that he only crawled a couple feet into the crawlspace and shined a flashlight around. He said it all looks fine except some chewed venting insulation from a rat which the seller agreed to repair. Now that i have been in my home for over a month I hired a crawlspace company to come preform exclusion work so rats getting in wont be an issue in the future. What i learned is about 6 foot of the rodent barrier is falling down (which the rats have been getting into as well) and The ENTIRE insulation under the home is compromised and needs to be replaced which will cost me a small fortune. The crawlspace company even asked if the inspector even looked down here!!

He had one of the FLIR thermal imaging cameras, that literally helped the inspection process. He was able to see things that one cannot see with the naked eye; it was very helpful. He just said he is on every account; his price was exceptionally reasonable. His professionalism was incredible. He inspects the big Trade Center in downtown Seattle, that is a million square feet. They call him if they have a water leak and they need to find out or something like that. He is very skilled at what he does and knows how to communicate. His technical information was good. To me who doesn’t know it, he did a very good job of communicating. I had a home inspector from years ago; he was an engineer actually, I paid him more and he was in and out in under an hour. This guy took two hours; I don’t want to create unrealistic expectations.
