Description of Work: Ken removed a deck door, frame, etc. and installed flashing under the threshold to repair a leak. He also did some drywall work to repair the water damage caused by the leak. | |This was a very good experience. Ken was very tidy and did a great job with the drywall. The door looks good and doesn't seem to be leaking anymore, but only time will tell. I really appreciated how kind and professional he was. He even got along with my dogs (2 great danes who love to bark at people), which is a challenge for many strangers.

Flawlessly - seriously. The attention to detail was amazing - and we were always kept informed of status and progress. Surprises were handled professionally and promptly. We appreciate that their goal was to build the kitchen we wanted. With their skilled input - the result is what we wanted, and more than we expected. There were cheaper initial bids - but I suspect theses would not have been cheaper by the end of the project. Gaspar's estimation and bid process is thorough and solid. They will be able to execute at the price they quote.
Description of Work: Major "Kitchen" model. Interior (load bearing) walls removed, external doors and windows replaced. The space was down to the studs. Replumbed, rewired and rebuilt from scratch. Gaspar's is responsible for the design and execution.

"Over the past two years, we worked with Gaspar’s Construction to replace our siding, windows and roof (including extending the roof across the deck), rebuild and enhance a second story deck/stairs and add new windows to our home. As work progressed, we also had insulation replaced, electrical repairs, structural repairs and gas line replacement completed. No matter what came up or additional needs/wants we identified throughout the work, Gaspar’s was always very responsive, professional and a joy to work with. We very much recommend Gaspar’s for any home remodel work! Beyond simply being wonderful people to work with, their attention to detail, design/build process, artistry and professionalism are unmatched by any service organization we have ever worked with in the past. While most structural issues with our home were handled immediately by Gaspar’s, they also have the local connections and respect of other service companies to quickly respond to ANY need that cropped up during our remodel, usually within a day or two. We engaged with Gaspar's after comparing them along side *seven* other companies. They scored the highest in all categories. Our plan was to remodel our kitchen and living room. Mid-way through the design phase, we decided to sell our house sooner than planned. So it didn't really make sense to invest in the plans that they came up with which were fantastic, btw. Ask for Sarah and Maria!

We had a wonderful experience with Gaspar's. They completed our project ahead of schedule, with outstanding quality, on-budget and with no surprises. From the start, all their employees listened to what we needed and wanted, wrote everything down and provided the information back to us. Even before we signed anything or were provided an estimate, we had a chance to interview each other to ensure a good fit. The up-front design work allowed us to finalize our decisions which we simply would not have been able to do without the detailed drawings and discussions. Our weekly project meetings provided a time to step back and review progress, look ahead and verify schedule and budget. I am an at-home parent so was around to coordinate and work with the folks completing the project. We got along great: the subs and Gaspar’s employees were all professional, had a great sense of humor, provided daily insight into the work being done and even put up with me poking my nose into what they were doing every few hours. Even while we left on vacation, we didn’t have the slightest feeling that anything would go wrong and nothing did. Gaspar’s provided excellent coordination with our neighbors, even going so far as to write a “good neighbor” letter to every immediate neighbor. The letter provided an overview of the work being done, work hours and direct contact information if any of our neighbors had any issues (none did). Gaspar’s did a great job managing our expectations and ensuring that we were happy with the work. The minor issues that cropped up (no sheathing on some sections of the house, dry rot under the old siding, etc.) and the changes we requested after signing the contract (additional gutters and bellyband, insulation removal, electrical repair) were taken in stride and incorporated into the project via a clearly defined change order process. We were never surprised in our weekly meetings and always knew exactly what we were paying for. At the end of the project, we had a completion meeting with a “punch-list” of items to complete before final payment. Our list was very small since most items were simply taken care-of before we could even bring them up. Those items on the list were completed the day of our completion meeting. I’m amazed at the careful, artistic work they do! The folks at Gaspar’s were never pushy, never tried to sell us something we didn’t need or want and are extremely responsive. We are completely happy with the outcome. We have several more home improvement and remodeling jobs ahead and will be hiring Gaspar’s for all of them. Working with a design-build firm is great and makes the hand-off between designing/estimating a project and building the project easy and painless. HIGHLY RECOMMENDED!
Description of Work: Gaspar's provided designs for replacing our siding, completed the siding replacement, installed new vinyl windows, repaired dry rot, removed and replaced insulation and redsigned/replaced a roof structure over our entry. Given the overall cost to complete this project, we started with half our house in 2009. We will hire Gaspar's again to complete the siding/window replacement on the rest of the house including redesign and re-build of a large 2nd story deck in the future.

We were happy with the design services, but very dissatisfied with the construction experience. The project should have taken 5 to 6 weeks to complete for this straightforward project that didn't uncover any construction problems. At week 11 the project was still uncompleted (there were days when no work was done), and the costs projected to go significantly over budget. We asked Gaspar's to cease work and then spent hours doing all the finish work ourselves (i.e., caulking, painting, and wood finishing.) In addition, billing practices were highly unprofessional. We were on a Tand M basis, but asked to pay off a monthly statement. We asked to see the underlying invoices and after some persistence received them only to discover we were being charged the wrong rates. In addition, we had been informed that the markup was 30%, but in reality it was 32% which is buried deceptively on invoices. Finally quality of work by Gaspar's was average on some items and below average on others. There were three subcontractors engaged in the project, one of whom was excellent, one was average and one was sub-par. We have been involved in other remodeling projects and have been much better served by sole proprietor contractors managing their business from their home offices and trucks. Gaspar's has significant overhead, so be prepared to pay a premium. Although we are willing to pay prevailing market rates, even over market for excellent service and quality craftsmanship, our experience at Gaspar's Construction left us with the impression that unless your project ran into the six digits, you are a low priority. We will not be using them again on our next project.

Their carpenter did very high-quality work. Unfortunately, they recommended that I buy the doors at Frank Lumber/The Door Shop. One of the doors a French door has expanded in the wet weather and is now inoperable. It also leaks at some of the window panes. The Door Shop is replacing it for me. But I have to pay someone to pull it out and replace it. I hesitate to use Gaspar's to replace the door, as their rate is a flat $85/hour. I was really surprised about the design plan for my front entrance. I gave them a budget of $4K for the project. Their plan came back insignificantly higher. I would have expected that my budget would have dictated the plan. But that didn't seem to be the case.
Description of Work: Replaced an exterior door in the kitchen. Cut out and installed a new exterior door in the back of the house. Built a small deck landing for this door. I also had them design a plan for my front entrance. Which I have not yet carried out.

GOOD QUALITY OF WORK AND RESPONSIVENESS. ONLY ONE NOTABLE MISTAKE WAS MADE DURING THE JOB. FLOOR HEADING WAS INSTALLED THAT WAS THE WRONG VOLTAGE; WAS NOT DISCOVERED UNTIL THE TILE HAD BEEN SET.
