I'd echo the generally positive feedback on DP Palmer from other reviews. While not the cheapest bid, I chose DP Palmer expecting that they would do superior work that would protect my 1924 house from our PNW winters. Larry & his team have so far lived up to those expectations. They did a thorough job of scraping and sanding away the old coats of paint, and worked with us to choose some interesting colors. Larry's crew was always courteous, professional, and patient with our "guard" dog. As I identified problem areas that might be in need of additional attention, Larry was always willing to take extra steps to get things right. DP Palmer is not a fly-by-night operator, and I expect their work to continue protecting my house for several years to come. I'll update as things progress.
We bought a gem of an old, historic house this year that needed a number of major and minor updates – from getting structural support in the basement and leveling floors, to a new coat of paint inside and out, and lots of work in between. LARRY PALMER and his crew took on the job in its entirety, and we are the happiest and most satisfied clients. They delivered awe-inspiring results. From the very beginning to the very end of the multiple-months project Larry was honest and looking out for our best interest. The price negotiations were straightforward and fair, and he and his crew generously took care of matters that came up as the project moved along. In bigger projects (such as ours was), problems often surface as walls or floors are opened up, and in all instances, Larry was the chief problem solver. All those amazing reviews you see? Well, they're not exaggerated. We are very pleased with the restoration and paint job on our house. I think Larry's work easily added value to our home equal to the money we paid and most likely more! We have an older home in a desirable area of Seattle were the housing values have appreciated pretty dramatically. The way our house looks now, it looks worth the kind of prices people are being asked to pay. Larry and his master carpenter Rufino don't cut corners and, as you can tell from many other comments, they end up doing more than you expected! Little things like pressure washing our cement steps and driveway. Or our gates thrown in just out of generosity and deliberately designed to match the style of our house. Larry took on many chores that I thought I might have to do myself like find a door that matched the one we were replacing. Larry will take it up to Frank's Doors for me and have the new door outfitted to match our old door on the spot. I'm sure if you wanted to make your own selection that would be no problem, but for me it was a relief to not have to figure it out. We had already decided to try to maintain the original flavor of the house. In all ways, Larry and his workers responded with a commitment to excellence. I had an exceptional experience with Larry and the DP Team. I gave him As across the board. Full details on each phase Estimation, Execution and Outcome are below. Estimation - I contacted Larry and the DP team to paint our house and re-stain deck. I got three bids. Larry and his team were the most expensive (and not by a little) but I went with them for a number of reasons. First, Larry did his homework. He came out looked at the house and immediately identified challenges with the deck and staining house. He came back with researched solutions which gave me confidence he had done his due diligence and that we were going to end up with a materially better outcome. None of the other painters I talked to did this level of up-front work. Second, Larry and his team are full service. They are able to fully fix issues that required carpentry, etc. I did not want to just paint over issues or have to hire someone else to fix them. Third, rather than send over his estimate he came to the house walked me through it in detail, made a few additional suggestions and showed me his work. In the end, even though he was the most expensive I felt much more confident going with him to deliver a quality outcome that did not require a lot of management and oversight on my part. Execution – His team worked diligently, were not disruptive at all, made visible progress every day, cleaned thoroughly at the end of every day, and were very professional. I was really impressed with them. They ended up fixing several areas of our house that were rotted which made me really happy I hired someone with their carpentry/GC expertise. I didn’t have to manage them through this and they just made it happen. Along the way Larry kept me informed enough to know what was going on at all times. When it came time to selecting paint color Larry made it super easy. He made some initial suggestions, we tweaked them a bit, looked at an initial section and then he made some adjustments. We ended up with a great color. He also made some suggestions that ended up materially improving the look of our house (door and shutter paint types and color). Larry also identified that the shutters that were installed needed to be completely replaced. He sourced new shutters and then customized them to our specifications. I had multiple neighbors comment on the meticulous work they saw Larry’s team doing to apply the stain to our house and the other aspects of the job. All in, Larry gave us a real arm-chair ride through what turned out to be a pretty large project. Outcome – I could not be happier with the outcome. Our house looks absolutely amazing. The paint work is very high quality and Larry and his team executed some great extras like re-painting our external light fixtures and our fence as well as sealing our brick walkway. Larry also completely restored our deck to like-new quality. I had used two other companies to “re-stain” our deck in the past. The work Larry did far surpassed this previous work in quality and appearance. In fact, some of the work Larry and his crew had to do was to undo some of the previous work where they had used the incorrect materials. This is where Larry’s diligence and research really paid off. The carpentry work Larry’s team did also fits right in with the house. Finally, the clean-up was great. You would never know they were here. The bottom line is our house was not just repainted but meaningfully restored. He was not cheap, but this was absolutely a case of I got what I paid for – high quality craftsmanship. I would hire Larry and DP again without hesitation.

This company is really good. The owner is very knowledgeable and helpful. His crew is punctual, neat, friendly, expert and very hard working. The owner promised the finished job would knock our socks off and he was right. They did a masterful job that exceeded our expectations. I would recommend them very highly and certainly hire them again. We feel fortunate to have had them work on our house. They take great pride in the thoroughness and quality of their work. As our first contractor experience it went great! In addition to matching any 40 year old siding and trim needing replacement, Larry Palmer's advice on color and trim combination created a beautiful home we're thrilled with. The experienced crew was timely, courteous, and cleaned up nightly, They had skills and dealt with unanticipated work as it became known. They did quality work, answered all our questions, and more than met our expectations. Larry immediately came back to site when we had some novice concerns when the job was done. It was dealt with that same day to our satisfaction. If we should need any additional work in the future we will hire DP Palmer again.

I had an unusual job. I needed the apparatus bay of a 100-year-old firehouse built for horses painted bright white, from floor to ceiling. The ceilings are 15 feet high and the beadboard chair rails are 6 feet high. I knew what a tall order I was asking because I painted a vast portion of the rest of the house myself and knew how painful using white high gloss paint can be. Many painters would have shied away from this job that involved painting the rafters and many-paned windows. Larry and his crew were amazing! I have never had a crew so thorough in their prep work which took 4 days. And of course, we all know that a paint job is all in the prep. I can't tell you how beautifully my apparatus bay turned out. I am thrilled to have my space transformed into an artist studio/gallery. I'm convinced that Larry and his crew can tackle any job and the incredibly high standards they adhere to shine through in every job.

Larry and his crew did an amazing job demoing out all the ugly old wood paneling in our house, putting up new drywall, and repainting. When the paneling came down, we discovered all kinds of unsafe wiring hidden in the walls. Larry worked with his other clients to ensure we were able to complete the job in a reasonable timeframe and budget, even with the surprise electrical issues we had to resolve, and they were able to work around a vacation we'd had scheduled. When we changed our minds about the color in one of the rooms, Larry graciously agreed to repaint. The work was done with a very high degree of precision – the new drywall is perfectly flat and exactly vertical. Larry's crew was super friendly and incredibly accommodating since we weren't able to move out during the remodel.

I will begin by highly encouraging anyone reviewing Larry and his company DP Palmer to read the entirety of this review especially if you are in the search for an outstanding contractor who will go above and beyond for his customers. 3 months before my wedding a tree fell on my home and did immense damage. I called over 13 contractors and got too busy, we don’t take on projects like this over and over. Discouraged doesn’t even come close to how I was feeling. I came across DP Palmer and read the reviews and felt like I had found the contractor who was going to bring me a sense of relief...and did I! Larry called me back immediately and then came over to my house within a day of calling to meet me and my fiancé personally. To introduce himself and get to know us and understand our situation. He knew going into it this wouldn’t be an easy job especially dealing with Insurance. It wasn’t...but Larry stayed professional and on top of things beyond what I could have ever imagined! I told him my wedding date and he promised me he would be finished in time for me to get married and not only was he going to be finished by September but he was going to fix my home ahead of schedule and he did! When Larry found that my home was way more damaged than expected he didn’t waver. He ensured me he would do everything in his power to not just put my home back together, but make it stronger and more reliable then before and he did! He team up with only the best and highest skilled engineers, carpenters, roofers etc. to repair my home! Larry’s knowledge and skillset goes way beyond what any other contractor could have accomplished with the damage that was done to my home and I have immense confidence saying that. If Larry hadn’t taken on this project I would not be able to live in my home feeling as safe as I do now. Knowing that he and his team of amazing, reliable hard workers spent countless hours to not just repair my home but give me a better one is more than I ever could have hoped for. This was one of if not the most stressful experiences of my life. Planning a wedding while dealing with my home being in shambles. On top of that, dealing with the terrible customer service of my insurance company that lead me to crying on the floor of the bathroom at work while on the phone with them. If it had not been for Larry and his team I truly would have fallen completely apart and given up completely. But Larry supported me through this process and gave me all the confidence I needed to know everything would be OK, and it was! I hope you read this entire thing because if you want the best of the best you will hire Larry and his team at DP Palmer!
Very seldom in life do you really get to right a wrong but [Member Name Removed] was being ill treated by her insurance company and it just wasn't right. The tree had completely destroyed not just her roof but the substructure of the roof as well--that is the ridge beams, the rafters, jack rafters etc.... So I rolled up my sleeves and negotiated on behalf of this delightful young lady who was just trying to get her roof fixed so she could get married in her own home. DP PALMER managed to get the insurance company to understand very quickly that we were there to get everyone back on track. We finished the work 2 weeks before the wedding and all was well. I wish [Member Name Removed] and her new husband the very best of luck in their new life!

At DP PALMER we very seldom do change orders even if the project takes a little longer. We had no problem putting an extra couple of coats on the deck for the same price. VERY happy clients make our job easier. I learned early on that I am in the service industry and not in the sales field. Many times our clients make the sale for us because they know we go the extra mile. It just makes good business sense to do the little extra things to show (not tell) clients that we care. it is more than worth the extra effort.

Larry assured me that they would be able to do the exterior paint even as we dipped into the winter. He was able to work with my realtor to get specific colors picked out because I was going to be out of state at the time. Once the job was finished he sent me several pictures of how it turned out, and I couldn't be happier. From the outside it looks like a completely new house, and he was able to do a fantastic job of hiding the chips that were in the venetian plaster; if you didn't know to look you likely wouldn't notice. My realtor also gave it a look in person and thought it turned out fantastic.

I could not be happier with the results. The house is just beautiful. Rather than just a "paint job", this seemed like a much needed restoration back to its original grandeur. The attention to detail and quality work stood behind their efforts at all times. They even cleaned up all debris at the end of each day. I was expecting a somewhat stressful ordeal due to the scope of the work but I was greatly relieved that it was not. Larry Palmer is highly ethical in providing the very best service that is possible and so easy to work with too. I'd recommend this company highly!
Description of Work: Exterior painting of our large 100 year old house. It was a difficult house to paint because it was complicated with gables, overhangs, rafters, dormers etc. They also completely rebuilt a second floor balcony, and replaced old clapboard and other carpentry that needed replacing. The crew worked tirelessly for weeks to sand down to bare wood such as its not seen since the place was built. I don't think I will ever need another paint job for this house, at least not in my lifetime!

A week or so ago I wrote a review about DP Palmer Painting and Restoration where I stated how unhappy I was about trying to get warranty work done on the painting that I had them do for me about a year ago (April/May 2016). I couldn't find a way of updating that review so am writing a new one. Since writing that review, I was finally contacted by the company and while it took a few times to get the warranty work scheduled, a painter finally did come out and did an excellent job of repairing the areas that needed attention. In one place where the siding was split, the board now looks like a new board. The painter was on time, professional and his workmanship was terrific. I wish it hadn't taken a negative review to get the company's attention, but I am very satisfied at this point.

The best experience I could hope for! Larry and Gary, the owners, put a lead guy named Rafino on the job. He and his team were highly skilled and professional. * Showed up on time every day * Cleaned up thoroughly at the end of each day * Were very careful of new plantings and landscaping * Broke a window when a ladder hanger bumped it, but immediately informed me and repaired it * Were polite and cheerful on the job * Were thorough in prep - sanding, scraping * Were thorough in repair - patching rotten fascia tails, replacing plywood, building paper, and cedar shingles on the south side of the house * Made steady progress every day throughout the project * Were thorough in priming - tinting primer to a few shades lighter than body * Were thorough in primary color coverage * Were able to paint my vinyl window sashes to match the rest of the accent color. This was one of the reasons we picked them - they were able to transform very bright Milgard white into matching the rest of the house. * Rafino added 1x4 trim to the newer milgard windows on the 2nd story to match the original trim on the rest of the house. * When reinstalling exterior light fixtures and vents they were installed better than before - with proper backing boards and shingles cut in around them and caulked. * Larry checked in frequently to hear any concerns and provide updates They were about to paint the covered porch, and in looking at the substandard contruction, I asked Larry if they could do something about it - it just wasn't up to the quality level of the rest of the house. He assured me of Rafino's genius with finish carpentry, and based on what I had seen so far, I felt comfortable going to time & materials for this part of the project. Rafino removed the two front pillars of the porch and blocked up the roof. He also removed the porch steps, deck, railing, and some of the joists. New Trex steps, stringers, joists, plywood decking with Gasco sealant, pillars, railing and handrail with 3x3 stiles were installed. I'm a pretty picky guy, but Rafino's aesthetics and attention to detail were great. There were a few snags, which I will mention for the sake of completeness: * It took awhile to get the colors right with both Larry and Gary communicating with us, lost samples, etc. But Larry was apologetic about the confusion and guaranteed satisfaction. * I did not talk to Rafino about materials, and was surprised when I realized he was using clear grain fir for the front porch replacement - it's expensive, old growth, and real crime to paint over. Larry explained that some of the dimensions we were looking for in the millwork was not available in other woods, but I would have preferred a conversation up front. That said, clear grain fir is strong and stable, not to mention beautiful. * We got a late start to the job - the weather in June was poor, and our job was further down in the queue. But what I did appreciate was that once the crew was on the job they were there every day. In summary: Our house looks great! It went from looking like a tired bungalow with some out of character remodels to a beautiful, traditional craftsman look. For the first time since I bought it 4 years ago, I actually LOVE my house now, and I'm sure when it's time to sell the paint job and front porch are going to really make it shine.
Description of Work: I hired DP Palmer to paint my 1911 bungalow. Unfortunately, I had waited to long and was dealing with some rot and shingle replacement, so I was looking for a painter with expertise in old Seattle houses. Larry proposed $20k to cover: 1. Restoration of the south side of the house's shingles, fascia tails, a few other odds and ends 2. New front steps 3. New access door into crawl space 4. Deep prep of the rest of the house 5. Primer and paint In the middle of the project I asked Larry if we could rebuild the front porch, which I am very happy to say he was able to fit in.

Description of Work: had tExcellent work. They ended up putting in extra days without jacking the price. Patio is beautiful, I get compliments from everyone who sees it. 2nd time was a simple remodel of a waterfront condo. I had minimal cash and left it up to them to give me the most bang for my buck. It turned out fantastic. I flipped the condo for over a hundred thousand more then I paid for it 2 years prior with only five thousand put into it. Lastly I had them put in a complete window and door package for me. It turned out to be a much bigger job then planned but they ate most of the additional cost and as always the workmanship wa outstanding.

This review has been a long time in consideration and long overdue. I've been engaging DP Palmer for almost 10 years and can not speak highly enough of their quality of work and work ethic. I first engaged DP Palmer on a renovation project at my home. At the time, I had engaged several subcontractors for various projects (flooring, framing, trim, paint, etc) and had experienced varied performance and schedule adherence until coming across DP Palmer. I can not speak highly enough of the quality of their work on this (and many other a) project. The DP Palmer team was first engaged to paint and trim out an attic area. They glazed all of the baseboard trim, windows, did a truly flawless job on the painting itself. I committed that I would not use another firm for such projects in the future, and there have been quite a few. I have a manufacturing company that has also engaged DP Palmer over the past several years. My initial commercial engagement with DP came after another contractor let us down on schedule. They have been engaged for framing, drywall, painting and trim and their work quality has been consistently excellent as with my first experience. I have also come to rely on DP for last minute projects here and there (I called them once on an exceptionally summer weekend when we had to install some emergency window air conditioning units and needed to be installed into non-standard window frames in the same day. They came and worked through midnight, building custom frames for the ACs and helping with the installation so that we were ready for Monday.) I was recalled to this forum after recently hiring DP Palmer again for a renovation of my living room, library and kitchen. They fit me into their schedule with limited notice and the team stayed on schedule (a rarity in Seattle anymore), even working until 9PM in some cases to get the work done on time. I have never been disappointed in their quality of work and experienced the same consistently excellent trim, glazing and quality as the first time working together with them. Once you experience the customer service and quality of the DP Palmer team, you'll understand why their clients keep coming back.

The guys at DP Palmer were fantastic to work with! From the prompt communication with Larry on estimating and scheduling, competitive pricing, to the perfect trim color suggestions and crew coordination with Gary. Everyone including the crew were friendly and thorough. The wood siding on our 50s home was in pretty good shape but had seen many years of neglect and had a lot of peeling paint, gaps, and poorly done caulking. They did a ton of scraping/prep to get the surfaces the best they could be, caulked/filled everything that could possibly need it, and laid down some wonderfully precise painting on top. As the job got towards completion the look of the house made me want to add on a couple smaller tasks i hadn't previously thought of and they were happy to oblige even as their busy season was just underway. We have had several neighbors come by to ask who we used and i have been happy to recommend these guys. When picturing the completed job in my head i never imagined the exterior of our home could look this good! Huge thanks to the guys at DP Palmer!

Description of Work: DP Palmer Their personal and professional service is unbeatable. Larry, the owner and Gary, the managing partner, were wonderful in their bidding process and during the work I was always able to contact them if I had any questions. They did sheetrock wall work and also painted. The craftsmanship is superior. They and their workmen are highly skilled and take great care and pride in the work that they do. The workmen are very courteous and pleasant to have in your home. This company is a real gem.

D P Palmer completely restored and painted the exterior of our house. They also rebuilt the deck, added a patio using pavers and installed a custom fence. The innovative design and quality craftsmanship was outstanding. The crew was competent, courteous, and extremely hard working. There was not a problem they could not solve. The design enhanced our outdoor living space with quality materials to complement our northwest environment and was constructed expertly to take our drainage issues into consideration. Excellent value for the cost. We will have them back to upgrade our interior.

Amazing. Larry and his crew rock. Not having to manage - well anything - because they were proactively handling everything was something I've never experienced before with contractors. And Larry has a great eye and gave great tips and ideas from house colors to designing an awesome new fence. With DP Palmer, going through a top to bottom, inside and out renovation, while travelling for work, turned a nightmare project into a great rental investment!
Description of Work: Design and general contractor for house sale: House siding replaced and repaired, outside paint, new fences, inside paint, tile work, fireplace, wood floor restoration, carpets, hard and landscaping. Pretty much everything.

Fantastic company, quality work, very reasonable pricing, excellent communication, job completed quickly. Larry answered the phone on the first call and was extremely communicative. He was able to stop by the rental house within 2 hours of me talking to him to take a look at what was needed. He sent me pictures via text immediately of the problem areas and gave me an estimate of how much labor and cost. This was a Friday. His crew was onsite Monday and finished the job by Tuesday. He kept me apprised of the status regularly. I cannot say enough about the excellent communication I received. He worked around my tenants schedule and left the job site completely clean. He advised that I also replace the tread on the stairs, but also said it didn't have to be done right then. I appreciate him giving me the option to do it now or later depending on my budget. I've worked with a lot of contractors and DP Palmer Painting and Construction is, by far, the easiest I have worked with and superior quality!!
Description of Work: Assessed deck durability and safety. Recommended replacement product for rotting boards. Removed old boards, deck rail and stair tread and replaced with new cedar boards.
