Crow's Nest Home Inspections

We made a cash offer for a home with short lead time for the contingent inspection. Kristine was able to schedule on time and get the report to us later that day (faster than her usual turnaround) in time for a 9PM deadline to request repairs. During the inspection Kristine worked alone but took frequent breaks to point out things she had found. The home was a 'flip' with excellent finishing. Kristine found several 'under the covers' items with major subsystems that we felt should have been addressed during the remodel. There were several other items that were issues due to age of the home, but were not subject of the remodel. There were also some issues with work done in conjunction with the remodel. Before we got the report, we had a good idea of the issues and were able to formulate our proposal to the seller. The report arrived in time to substantiate our request. Some items we didn't press. Those we did, the seller addressed. Kristine's work resulted in several thousand dollars of additional repairs/modifications. The house is small and only a single story, although it has a crawl space. I don't know if Kristine has different pricing for larger homes. Her short notice availability and timely response were crucial to get the additional work done on the home we bought. The report (a PDF document) broke out findings for various subsystems of the home with recommendations for major and minor repairs. Some of these were pretty picky I thought, but it is an inspection so everything would be fair game. It provides a starting 'honey do' list. She took photographs to document the problems.

I needed to find an inspector who could come out at a very specific date and time. Kristine was referred by another home inspector who was already booked. I checked her reviews on Angie's List and were very impressed. Thankfully, she was able to rearrange her schedule to do my inspection at the time allotted. As a first time home buyer, I and quot;didn't know what I didn't know.and quot; Kristine took time to educate me on various structural aspects of a home and emailed a complete report with photos that same evening. My offer wasn't accepted (there were 9 other offers!) but I am sure that I will contact Kristine when I find my next and quot;dreamand quot; house.

Kristine is so thorough and gave me so much great advice for my new home. She knew so much about my green built home and had all sorts of amazing recommendations. I'm very new to the home buying scene and she walked me through everything when inspecting the house. She knew a ton about how to keep up the house and noticed details I would've missed. I will definitely be asking her to come back in 1 year to make sure I've kept the house up properly and for other recommendations. I would wholeheartedly recommend her to anyone buying a fixer-upper or a brand new home. She's simply amazing!!!

Kristine inspected a house for us in West Seattle. She made herself available with very little advance notice. She clearly had been around the outside of the house by the time I arrived. She began by explaining her standard process and asked if there was anything special that we were hoping to get from her. I gave her a couple things to keep in mind (like the fact that we hope to eventually finish the basement) and she tailored her feedback to accommodate these. She welcomed me in shadowing her during the inspection and answered my questions throughout - occasionally hushing me when she was trying to keep her train of thought or when she took her notes. Her expertise in energy efficiency was obvious at several points in the process, especially when addressing the furnace. What I liked most was Kristine's apparent candor. It was clear that she was working for US -- in no way capitalizing on our homebuyer enthusiasm by sugar-coating nor trying too hard by nitpicking. On a couple items (that I think some inspectors might have identified as big issues) she explained the issues thoroughly and why she saw them as manageable; on the other hand she pointed out some things that may not have looked particularly serious and explained why they could represent a significant expense. We received her very professional (yet readable) report via email on the same day and used what we found to be most significant in our final negotiations with the sellers. In short, Kristine was really what we wanted from a home inspector: professional, thorough, impartial and personalized. You'll be happy with Crow's Nest.

Kristine showed up right on time for the inspection. Before she started, she explained in detail what she was going to do, where she was going to be and what she would be looking for. Afterward she showed us exactly what she'd found, what it meant, how much she thought it might cost (although she can't say for sure of course), etc. Then she sat down with us and answered all of our questions. She is also an efficiency inspector so she provided us with lots of tips along the way in that arena also. She sent us a very detailed report the next day that included pictures of areas that needed work or were hazards, and asked for feedback from us as well. In summary, she was very thorough, spoke in layman's terns, and was extremely professional and articulate. In addition, her price was much more reasonable than others we were quoted.
