We have used ACS Seattle for our whole house remodel to add a bathroom upstairs and update plastered walls, replaced all plumbing pipes to copper for the entire house, and replaced all knob & tube electrical. Later we used them again to remodel the bathroom that the kids had outgrown! The process of working with Gary and his crew was great. Any changes made were met with detailed feedback and cost adjustments explained.

I've had ACS do several jobs on our house over the years. The living room remodel including engineering and raising the ceiling. The price has always been competitive. Gary made sure the job stayed on schedule and was completed as stated. He went way above and beyond. He has even been willing to come back and do smaller jobs for me. They had to be creative and innovative with plumbing a utility sink in the laundry room. Workers were excellent, always courterous. ACS will always be my first call for anything remodel and new build. I highly recommend them.

ACS remodeled 3 baths plus new countertops, floor in kitchen. Found them very easy to work with, always responsive, and the workmanship was excellent. More than delighted with the results. Extensive tile work, beautifully done and some creativity with cabinet work that really made the master bath special.

Gary and team finished our basement and attached garage in 2021 and 2022, transforming the below-grade portion of our house into an extra bathroom/shower, a new laundry room, a home theatre/TV den, a spare bedroom/study, and a heated studio for my wife's jewelry-making and outdoor gear storage. Throughout the entire process Gary and team were transparent on costs, timeframes, and expectations. They helped us design the project and then iterated through obstacles after work began. Most of all, they exhibited quality craftsmanship, particularly with the electrical and plumbing, and were very smart in their material recommendations such as mold-proof tile for the floors. Overall, our family is very pleased with ACS and we have already recommended them to a half-dozen of our friends. Any future projects in our house will be given to Gary and team!

Gary owner , first gave us an estimate range cost according to our budget.we submitted our building plans , and a walk thru of the storage unit to be remolded to a Dadu@ 400 square feet. Gary checked in and done work that was permitted only as the permits were cleared, thru bad weather at times. The job was completed ahead of time.. 100% satisfied
Description of Work: To remolded a 400 square foot storage unit in the back of my daughters property in a Dadu ( mothers in law ) quarter. Sewer lines, water line , new electrical breaker box and lines, secured exting foundation per code. Added 2x6 to all 2x4 studs in to install up to code insulation. Framed out bedroom & bathroom. And washroom for washer & dryer Drywall thru out. Re-built attic for water heater tank and insulated attic per code and added a drop down ladder from attic. Installed all appliances thru out. Installed all lighting and outlets. Installed new siding outside

We're building a DADU and still have a about 2 months to go for completion. The outside is finished for the most part. The inside has the electrical and plumbing installed and we're currently waiting for an inspection. Afterwards, I believe the detailed interior finishing work will be started in earnest. My wife and I have actively involved in the selection and purchasing of many of the products. Gary, our general contractor has been great to work with and really appreciates our involvement in the process. He stated that the more we're involved with the selection of products, the less that is on his plate and he can focus more on the build. Gary and his crew our fantastic and really know their craft. From pouring the foundation to framing, plumbing and electrical work, each member of his team goes above and beyond to make sure our build will not only pass inspection but is safe and the quality of work will enhance our final build. Ultimately, Gary and his crew are reliable, dependable and their work is great! There hasn't been a single moment where we've been concerned that the work wouldn't be completed. Gary's team is on site every day and the job moves forward consistently. For a project of this size, I would highly recommend Gary Gutierrez of ACS Seattle.

As a first time homebuyer, I knew when I purchased this house I wanted to convert this ~ 100 sqft closet into a 3/4 bathroom. Gary came over, and explained the process, gave me homework on the design, and we were able to work together swimmingly. I even had a family visit while his team worked on the plumbing. I asked him for help installing a garbage disposal, and he mentioned it would be easy to put in a fullsize dishwasher as well. I'm very happy with his work, and I am grateful every morning when I use my new shower with real water pressure now!

Words can't describe how I regret hiring ACS to do my excavation work. The owner Gary Gutierrez absolutely tried to screw me. He tried to grossly overcharge. Not only that, but he screwed up the job. The elevations were all wrong, and the foundation guy had to hire guys to come in and re-excavate the areas that were too high. The foundation guy told me that I got screwed BIG TIME. Another thing is once you hire Gary, you will never see him again until he needs more money from you. He is absolutely the worst contractor I have ever dealt with. Do not get fooled by this guy. Stay away from him.

Gary Gutierrez and ACS Seattle did a complete basement remodel for us and while his price was very competitive, unfortunately you get what you pay for.
My biggest complaint is that he just didn't seem to care about doing it right the first time because as long as it was fixed, as per the contract, his attitude was that he was doing his job. He once said to me "I don't care if we have to do it six f***ing times, the contract says we can fix it as many times as we need to"
To his credit Gary was indeed willing to fix things six times over. However, given the volume and nature of the issues, it was hard to want to continue with the process when the same issue was "fixed" over and over again and basic things like a non-level and non-square window, an obviously unlevel floor, or unattached hose bibs needed to be pointed out.
In June of 2012 we decided to remodel our basement and contracted with Gary Gutierrez and ACS Seattle. We selected Gary based on his competitive price and the fact that we had mutual acquaintances, so we felt safe in hiring him since we already had a relationship with him. Gary talks a lot about customer satisfaction and fixing anything that is wrong. To his credit he does try to fix issues, unfortunately he does not seem to provide oversight for his workers so there is a lot of fixing. There have been numerous issues on our project, some have been legitimate and the sort of thing you expect with any construction or remodel project. However, most in my opinion have been due to the lack of either skill or care of the workers Gary employs, and Gary's attitude being that as long as they fix it later it is okay. I will get to a story that describes working with Gary, but for those of you that don't have the time, here is the bullet list: Communication: ? No communication, went on vacation for 3 weeks didn't answer emails or deal with issues ? Unprofessional and personally insulting comments, suggested that I abuse my children because I was angry with him. Plumbing: ? Copper pipe improperly put through studs without spacers or proper clearances ? Connected copper directly to galvanized ? Placed plumbing in front of window and then argued that it would not affect window operation, later back tracked on this statement and said it was because they didn't want to drill holes in joists ? Later mis-drilled holes in joists, thereby drilling twice the number of holes as necessary ? Connected hot water to toilet, left it like this for several weeks ? Left house without water, no communication, made us call plumber, which cost $250, plumber reported Gary for using an unlicensed plumber on contractor permitted work ? Because of unlicensed plumber, permit suspended, I had to call to say I did the work and clear permit ? Plumbing failed inspection the first time ? Gary asked for a change order to fix failed plumbing (I have the email), later backtracked ? Used PEX instead of copper as specified by contract, did not refund for difference Electrical: ? Did not upgrade service as specified in the contract, this was agreed to, but no refund for difference General: ? Bedroom window "fixed" 4 times still not right (see story below) ? Framing in hallway crooked, corners not straight ? Floor leveling took three tries, each time I was told it was done only find it was not, caused more than week delay ? Mis-drilled door stop in the bedroom fixed with caulking ? Bathroom back-splash is a piece of MDF nailed with finishing nails ? Bathtub surround so far off wall that can be pushed off caulking A brief story of the egress window: Since Gary claims to be an expert in window installation I think looking at our basement egress window provides a good insight into what it is like working with Gary. Things started off badly when I came home and noticed that the outline where the cut for the egress window was to be done had been marked on the wrong wall. Fortunately, I caught this before they started cutting our foundation, so no real damage done. Gary may have eventually caught this error before they actually cut the foundation, but given the critical nature of the mistake I did not raised the issue immediately. Next there was a delay in installing the window, Gary never provided an explanation for the more than a week that there was an open hole in my basement. A hole that was not covered for two days, leaving my house completely unsecured until I discovered it asked Gary's guys to board it up. Even after they did this, it was not properly secured and you could push the board out and still get into the house. Finally the window was installed...crooked. Again, I had to tell Gary about this since Gary does not appear to inspects his guys' work. He did fix it but they did not re-caulk the window and after three months Gary never noticed or inspected it. So things proceeded and they framed the window, did the drywall, and painted. It was at this point that I noticed that there was something wrong with the left side of the window. It was not only not straight top to bottom, but also not straight front to back. Using the wall as a reference point the the top of the window was 8 1/2" from the wall, while the bottom was just over 8" from the wall and the back of the window frame was just under 35", while the front was 34 1/2". Again, to Gary's credit he sent his guys back to fix it, but the repair unfortunately looks like a repair with a very straight trowel edge line in an otherwise smooth wall. What is more, I noticed that the window sill was not level, also not even (1/2" on one side, 1" on the other), and due to the previous repairs, scratched. For someone who claims to be an expert in window installation to have this many issues installing a simple egress window should be a huge red flag. I hope that you can learn from my experience and make a more informed selection in contractors. Gary is a generally nice guy, but in my opinion is either too busy or just doesn't care enough to properly supervise the people that work for him. I finally decided to end our relationship when his guys came unannounced the Saturday after Christmas to install door stops, but couldn't be bothered to measure or just swing the door back and ended up drilling the hole in the wrong place. They left without mentioning anything to me and left it "repaired" with a bit of caulk filling the hole. He has offered to fix the punch list as per the contract but at this point I would rather just hire a qualified contractor who does it right the firs time.
