First, the details on marketing were outstanding. She got her feet in the trenches- literally! I was driving to pick up my son from a friend's house, and I spotted her out talking to people in our neighborhood, and delivering brochures all over for the open house that weekend. You want your friends to move where you live, right? :-) Then she had water bottles made up with pictures of our house and her number on them. Seems a bit over the top? Not at all! I took a load of those over to my son's baseball game at our local park. The park has a field multi-plex and multiple games are played at the same time. The kids on the teams are from all over the school district, all in different grades, so it brings in a lot of parents and friends. No one turned down free bottled water on a warm spring day! The feedback was very positive. Of course every agent lists on the MLS, however, word of mouth is invaluable. Second, she set up an exceptionally well run open house. No one went away without their questions answered. To facilitate this, she placed nicely appointed "talking points" through our house that pointed out both obvious and less then obvious features the house has to offer. (Little paper signs saying things like "Both fireplaces are gas", "Extra storage space in the garage and attic", "New furnace with upgraded system", "Appliances are newer and will stay with home", etc.) People who are less inclined to chat were getting their questions answered. We also had agents with out of town clients. They would video the house and those talking points were available over the video or photos. (The buyer was from out of town.) Her brochures were both in hard card stock and nice paper. She also had a list that reflected all the "talking points" posted throughout the house. All of which re-in forced peoples' recall of the house. When one is house hunting heavily, things will start to "run together" and become less clear. All that, with refreshments and more bottled water made for a very busy and fun open house. Third, on the business and numbers end, our house was priced appropriately for the neighborhood and the current market. Having that conversation with any agent can be tricky, especially when there's a difference in the owner's position and what agents see as real market pricing. The result on our end was multiple offers, in under a week. Working the numbers with both owners and potential buyers is can be dicey. Ann truly knows the market and her stuff. She handles each and every interaction professionally and eloquently, and doesn't miss a beat. She will stand up for you if needed, but always takes the higher road. If you decide on having Ann represent you, please listen to her advice and suggestions on readying your property for sale. If staging, de-cluttering, landscaping, repairing, or whatever is recommended, please do your best to follow through. You will see results. On a personal note- Ann is a mom of 2 boys and a real down to earth kind of lady. No hard sell, no attitude whatsoever! Just a hard working agent of whom you will do well to work with.
