 + 14 moreThis project was for three bathroom remodels in a 1960 single level ranch - the bathrooms hadn't had much updating. There was extensive wallpaper in two of them which had to be removed (this is a terrible job!) followed by wall prepping. The powder room proceeded without any problems and was done quickly. The guest bath required a few changes that were unexpected, such as moving the door frame to accommodate a 32" tub instead of the 30" originally in place, and moving the vanity light box. Greg and Donnell were always happy to do whatever I wanted, and offered advise and tips along the way when unexpected things came up. The en suite bathroom was a big mess from extensive water damage that we didn't know about. When Greg took down the tiles parts of the wall completely collapsed from water damage (and everything looked great on the outside). The wood beams were rotten, the sub floor under the shower tray was rotten and almost completely unsupported, and once Greg removed the tile flooring we realized that all of the sub floor had water damage and needed to be replaced. Greg was suspicious and went into the crawl space under the house to determine if additional damage was evident, and it was. This is a 1960 ranch house that has a strange support structure with support beams further apart than is typical. The entire bathroom was essentially unsupported with the exception of two screw jacks in place (we knew about this from the home inspection but it wasn't clear the extent of previous damage). Greg built an entire new support structure under the bathroom & shower. As an add on we had Greg insulate our water pipes and replace some of the fiberglass insulation under the house. I was so pleased with the work and the overall attitude of Greg and Donnell that I decided to have them install two new skylights. Right after purchasing the house I tried to have skylights installed but was told by the contractor that he couldn't install them because the HVAC ducts were in the way (they are flexible plastic, not metal). When I mentioned this to Greg he laughed and said of course the ducts could be moved, they're flexible and extenders can by installed if necessary (it wasn't). Now I have two beautiful skylights thanks to Greg & Donnell! Overall I really appreciated the communications between Greg, Donnell, and me. We typically used text messaging which I find very convenient, and they could send me photos along with questions while I was at work. I am a bit of a control freak and Greg and Donnell were OK with my need to know what was going on, and immediately if problems arose. I plan on having them back in the early winter to replace an ugly stone fireplace facing and do some work on my kitchen.
Description of Work: Three bathrooms remodeled, two skylights installed. The majority of materials costs are separate from the listed approximate cost of service. Powder room (~ 12 square feet), ~ $1350: removed three layers of ancient wall paper, cleaned walls, replaced baseboard trim, painted with Kilz then colored paint to match a hallway (walls and door), installed new pedestal sink and fixtures, new light and mirror. Toilet and floor were not changed. Guest bathroom (~ 50 square feet), ~ $9000: removed everything from bathroom (tub, toilet, vanity, flooring, cultured marble bath surround, jet tub), took down walls to the studs for new tile application, moved shower plumbing to a different wall, moved vanity plumbing 18 inches to accommodate new vanity placement, installed cement backer board and covered with Schluter-Kerdi waterproof membrane, installed Schluter-Kerdi 20" shower niche, 3x6 subway tiles with mosaic trim, built a tiered ledge at the back of the tub and tiled, installed new tub, vanity, plumbing fixtures, vanity light, exhaust fan, toilet, moved existing electrical to a different wall, installed additional GFCI outlet next to sink, glass tub/shower door, and ceramic flooring, painted. Painted hallway outside bathroom after door frame and electrical were moved. En Suite bathroom (~ 20 square feet without shower), ~ $8000: Removed existing tile in 36"x 36" shower, removed drop ceiling inside shower and small wall (~ 7' x 10"), tore all walls out of shower area, removed tile flooring, toilet and vanity, replaced water damaged wood in walls, built new support structure under the entire bathroom (water damaged), replaced subfloor in bathroom and shower, installed resistive floor heating with programmable thermostat, installed cement backer board with Schluter-Kerdi waterproof membrane (walls and shower floor), Schluter-Kerdi 20" shower niche, installed 3x6 subway tile with mosaic pattern, installed glass shower door, all new plumbing fixtures for shower and vanity, installed vanity and mosaic tile back splash, ceramic tile floors, new exhaust fan and shower light, moved vanity light box to new location and installed new light, replaced all the electrical to meet code, removed door frame and replace with door frame to accommodate a small bifold door, and painted. 2 new skylights (2'x4'), ~ $3550: Installed two new Velux solar operated curb mounted skylights into kitchen and dining room. Included framing, drywall, painting, moving HVAC ductwork and some electrical cables to a new location in the attic, removed two old lights and installed two LED recessed lights including repairing ceiling drywall and acoustic pattern. Painted the dining room and kitchen ceiling.
