First Choice Home Inspection

I have used Tyler twice. The first time, in April 2011, I hired him to do an inspection of a condo I was in the process of buying. Tyler was very flexible when I needed to re-schedule. On the day of the appointment, he showed up within the window of time he had given and did a thorough job, after which he sent me a report the same evening complete with color photos and clear explanations. My real estate agent was even impressed and took Tyler's contact info so he could refer other clients to him. The second time I used Tyler was in April 2012 to inspect a townhouse I was buying. This time didn't start as smoothly. My real estate agent and I met at the townhouse to let Tyler in but he never showed up! When I called him, he said the appointment wasn't on his schedule, but that he had a vague recollection of making the appointment. We re-scheduled and once again, I received a comprehensive report soon after.

This is the second time I used Tyler at First Choice Home Inspections. The first house was built in the 70s and had a lot of issues which Tyler was upfront and honest about. Partially due to his inspection, we elected not to purchase that home. We then used Tyler for a home inspection on a new construction. Again he was extremely thorough, honest, and provided sound advice on potential issues to watch for in the future. I would recommend Tyler to anybody needing a home inspection.

Tyler was prompt to respons to my inquiries and prompt on the day of our appointment. He was fairly thorough, spending three house going over our house. We wanted our house inspected not for a home sale, but to looks for problems to be taken care of during an upcoming remodel project. Tyler answered all of my questions as he went along, and was very quick in providing his complete and very well organized report (about 24 hours) via email. I would use Tyler again and recommend him to others without reservation.

Tyler is very detail-oriented. We are considering to buy an old house and would like to get a thorough inspection. We found Tyler through Angie's list and he didn't disappoint. We called on Friday and got a Monday morning appointment. He was couteous, profession and very friendly. He checked every aspect of the house and found many problems that other inspectors might neglect. The same night he emailed us a very detailed report, and rated all aspects of the house as: satisfactory, monitor or improve, service or repair required. We got a very clear idea of what need to be fixed of the house. We are very satisfactory of his work and wouldn't hesitate to use him again in the future.

He really did a very thorough job. He found a lot of things that when I spoke with additional people are not typical things that get caught-for example he found that the dishwasher wasn't grounded. I really appreciated that he didn't try and sugar coat what was wrong and what the likely culprit was or the kinds of fixes that would need to be done. He also gave us recommendations to have the house further checked out by other professionals like a roofer, an electrician, and a plumber. All of the people we asked to come take a look at the property echoed his sentiments and agreed with his findings. I would definitely recommend 1st Choice again.

I've been through a few inspections, and Mr. Mittendorf was thorough, professional, and answered all the questions he could. As far as I know my niece and nephew-in-law are happy with his services, which provided them with great information so they knew exactly what they needed to ask for from the sellers, etc.

So as not to repeat what all great reviews say about Tyler, I'll just say that he still continues to be timely, courteous and professional!

Tyler Mittendorf arrived a little early and had already been up on the roof and part way around the perimeter of the house when we arrived. He was instantly likable and very professional. We spend the next three hours in, under and on top of the house and garage. He was very methodical in his approach and made an audio recording of all his findings as we progressed through the property. He took pictures where necessary. He seemed to have all the tools the job required including one to detect and read moisture levels in the floors, walls, and/or ceiling and an infra red thermometer which he used to point out temperature variations between rooms and hallways. He finished up at 12:30 PM and by around 8:00 PM that evening, we had the report via email. We were really happy with Tyler's work and wouldn't hesitate to call him again or recommend him to friends and family.

Everything went very well. The report was very detailed and was delivered by email in a timely manner. We decided not to purchase the property. The needed repairs were more than we were expecting. We were glad to have a thorough and knowledgeable inspector and had all the information to be able to make an informed decision on whether to purchase or not.

The entire inspection took around three hours to complete. He pointed out several issues that I would not have caught and helped provide perspective for the difficulty of fixing a variety of small issues in the home...and a few big issues. He provided insight on how to properly maintain the attic and crawl space, as well. Most of all, he was patient and explained a lot as a first time homebuyer followed him around the house. I have used First Choice twice now--the first time the sale fell through based on the inspection findings that he made. His inspection has helped catch and fix items on the second house that will hopefully be resolved easily before closing. Great service and great price, would certainly use again!

Tyler was great to work with. We could tell he had a lot of knowledge and was very informative. He took the time to explain things that he thought were important bringing to our attention. We will definitely use him again!

Tyler arrived early at the property and immediately geared up for work, beginning with the exterior of the house, climbing to the roof and examining every nook and cranny. He scrutinized /tested all pipes, fittings, and air passages, as well as electrical (furnace, heating, cooling, fireplace, etc.), and plumbing. He was busy every moment and I never saw him take a break over the course of several hours. Afterwards, he spoke with us in general terms about the condition of the home and said he would be getting the report to us within 24 hours. We actually got the 22-page, color-photo report later that evening! He took excellent pictures and broke down all concerns into helpful categories of "satisfactory", "mointor or improve", service or repair required", and "hazardous or wood destroying condition" while also providing detailed notes. Tyler's report was the crucial component to our NOT moving forward on this particular home purchase and we couldn't be more grateful.

Tyler was prompt and professional. He stayed up until midnight after our first house inspection to get our report done. That house turned out to be a rotting carpenter ant infested mess. On the second house we made an offer on we used Tyler again, and again we received the same thorough and prompt service. He found a few issues I never would have caught, and the seller is fixing these before we move in next month. Tyler helped us find our dream home. Highly recommended!

Both we and the project manager were satisfied with the inspection. The inspection was thorough in all the important places, and not too petty about things that were still being polished up, like final touch up painting. He sent his report the same day, and included good descriptions of the issues, as well as annotated photos, making it easy to spot and understand the issues involved. Even though this is new construction, and we're very happy with CamWest's build quaity, Tyler still found enough minor issues, and one important issue (a cracked roof shingle) to make us feel like it was worth the cost.

I was very impressed with Tyler from our initial conversation. He was early to the appointment and was very thorough in his examination as well as explanation of potential concerns and discussion about potential resolutions for more simple items (door plate not lining up correctly, for example). I will definitely recommend Tyler for his professionalism, knowledge, skills and capabilities.

Tyler was right on time, pleasant, professional, thorough, careful with the home he was examining. He explained to us what he was seeing as he went along, answering questions as he went, and then provided a detailed, illustrated, written report by shortly after midnight the same night. His thoroughness and detailed explanations gave us confidence in his report and his pleasant manner made a nerve-wracking experience much more bearable.

We had such a great experience! We were terrified of getting a home inspector since we are an avid watcher of Holmes Inspection. That show shows the worst possible cases of either not getting a home inspection or getting a bad one. We did our research and interviewed many home inspectors. First Choice was our first choice. He was very thorough and caught things we would not have (even after all of our research). He provided references (which we contacted) and every single one ranted and raved at how great he was. Many of them used him 3-5 times cause he kept finding things wrong with other homes until they found the perfect one. We are buying our house due to this inspection but if we weren't we would use him again.

Tyler performed an inspection on our new construction home. He was very professional and friendly. He did a very thorough inspection of our home including checking every door latch, outlet and even climbed deep into the crawl space. He provided the inspection report the same evening. The report was very clear and easy to review. It contained detailed comments and photos of any issues. I would definitely recommend Tyler to anyone interested in having their home inspected.

He climbed high and crawled low. Walked me through areas that might not be understood in the report. Showed me all of the things I should be concerned about. Took his time to explain many things as I am a widow so that I had a good understanding to deal from. Friendly nicely dressed in good work clothes and presented a professional front. I like him a lot. Took about three hours. He was patient and thoughtful.

Tyler arrived promptly, descended into the crawlspace and came back with a wealth of information. I believe that his services were a very good value for the money that I spent.

I'm a satisfied repeat customer of First Choice. I hired Tyler to inspect a home I'm purchasing, after his thorough inspection saved me from buying a house about six months ago that turned out to be a sumptuous buffet feast for wood-boring beetles. Tyler arrived on time, to the very minute. As with the previous inspection for which I hired him, he was efficient and well-equipped. As before, he took clear photographs of any trouble spots or expected future maintenance areas, with which he illustrated a thorough, 18-page PDF report that he emailed no more than eight hours later. The report also sorts findings into critical, major, and minor severities, quickly identifying repairs and maintenance issues that are the highest priority, and providing time estimates for how long issues can wait before they require attention. The home's owner/seller was on premises as well, and although she'd owned and occupied the house for 19 years, Tyler pointed out findings to her of which she was completely unaware (i.e. he noticed some loose carpeting in the corners of one of the smaller bedrooms, so he pulled it back to discover that holes had been cut in the owner's subfloor, and carelessly patched with plywood; he also noticed that the closets had originally been outfitted with lighting, but that the lighting had been removed and its original locations patched.) The owner, impressed, told us that her own home inspector had not discovered several things Tyler was finding that day. During the inspection, Tyler pointed out to me that four of the house's electric wall-unit heaters were actually of a make and model that was recalled by a Consumer Product Safety Commission mandate several years ago. He told me that the heaters were recalled because they could emit sparks or fire, thanks to the overheating of the fine wire elements in the rear of the units. I have to say, that was mighty freakin' impressive: a home inspector who knows his craft so well that he can look at the appliances and fixtures in a house and identify specific brands and models that might be unsafe and why, on sight, simply from memory and experience. Wow. Both the verbal and written inspection reports contained suggestions for repairs to problem areas, which as a total non-handyman, I find very helpful. Hopefully, I will not be looking to buy a home again for years, but I would definitely hire Tyler a third time if I were.
