Response from First Choice Home Inspection
If your reading this, please do not base your opinion of my company off one "C" rating. I have over 100 "A" ratings and several Pages of Happiness and Super service Awards for consecutive years. I pride myself in doing quality work and keeping clients satisfied. In business it is very difficult to meet every clients needs 100% of the time, but I do my best. If you as my client have any questions or concerns at the time of inspection or after the inspection please feel free to call me. These concerns were not brought to my attention after the inspection. I did notice toilet "seats" were very loose at the time of the inspection. This would be considered a cosmetic defect and typically are not reported during a "structural" inspection. Moisture was not found around the base of the toilets. The framing of the door is not visible after the walls and trim are installed. This is an assumption that has been made based on a small light gap on a door. The home in questions is a remodeled 30-40 year old house. These were not built as air tight as new construction homes. Every house either new or old requires some air exchange to ensure a health living environment. New homes now require whole house fan ventilation systems to pull outside air into the house. Older home do not have these systems since the air exchange would happen naturally through small gaps at doors or windows and through flooring and walls. When the building envelope is change on the house with insulated windows and door and adding additional insulation to attics and crawl spaces the air exchange becomes less. Therefore the small gap at the door was not concerning and will actually be helpful to the living space environment. Thank you for reading. Tyler Mittendorf Owner and Inspector
