This company is there to market vacant units and collect rent. We were asked to not close utilities when we left, that they would transfer utilities to their name. After 2 months of not living there and repeated assurances that they would do so, they finally took our name off the Tacoma Public Utilities account, and have not refunded us for the 2 months we paid during the vacancy. They've ignored emails and won't directly take phone calls. May have to take them to small claims court.

Very simple review. You're a complete fool and will regret ever agreeing to partner with JC Higgins. They are the most unprofessional company led by a husband and wife duo that will treat you with NO respect and selectively decide which bylaws they are going to enforce or not. You'd think something simple like accumulating broken down cars. It clearly states that this is forbidden and seeing that I've complained about them they are not enforcing the bylaws and allowing it to happen, I'm guessing trying to punish me for complaining. You will regret bringing them into your neighborhoods.

This is the worst property management company I have ever dealt with!!! They lie to you, are rude and disrespectful, and just don't care. Communication with customers, and internally, is terrible. They do not care about your situation, the timing of your move, or care for you in general. And why should they? The real estate market here is so over saturated with renters, so they'll find someone after you and dupe them as well. With the strong military presence in the area, you'd think they'd have their stuff together because the military doesn't have time to mess around. Not so, and shame on you JC Turd & Associates for disrespecting military members and everyone else in this way. I'm going to investigate whether they are on the listing of banned businesses for the military. If not, I will lobby for it. It boggles my mind that a company like this has an A+ rating from BBB. It really seems suspect and makes me questions the validity of the BBB. Especially considering all of the supporting negative reviews of them stating the same things over and over. When I completed an application for a house, we were told 2 days for the process. 2 weeks later and we still don't have an answer. When I talked to the property manager about going to the office, I was lied to and told they were closed for the week. Guess what happened when I went there? Yup, you got it, they were open. I was given nothing but excuses of why it wasn't their fault and we need to be patient. I personally had to do all of the leg work for them and they still couldn't complete the application. 3 days after the app process was supposed to be complete (the same day I visited them), it finally prompted them to call my boss to confirm my employment. Then, 8 days after the app was supposed to be completed, they finally call my apartment to verify rental history. Really??? What a fantastic A+ rating they're earning! So I finally told them to go pound sand. They royally messed up my family's moving plans. Now we cant move for at least 3 months, we now have to get a large storage unit, and are now losing more money due to other financial hardships it has caused. Not to mention, we now have to re-save for rental expenses (rent, deposits, etc.) because that money is now used up to pay for all of these other things. But you know what?...I'm partially to blame...I should never have listened to the property manager and put all of my eggs into one basket with this turd of a company. If they do this during the app process, can you imagine what they are like when you live there?? No thank you! PLEASE DO NOT GIVE THEM YOUR BUSINESS, THESE MONEY GRUBBERS DO NOT DESERVE YOUR HARD EARNED MONEY!!!!

Not well at all. They robbed our homeowners of dues, maintenance, response and respect. If you are homeowners looking for an association, DO NOT USE JC HIGGINS.
Description of Work: I am an owner of a condo that has been managed by this company. By the Glory of God they decided they couldn't work with us anymore!!! Our homeowners association requested from them more information than they were willing to give. Our insurance was cancelled because instead of maintenance they just allowed faulty pipes to burst among other serious maintenance not done. They collected our monthly association dues and would not explain what was done with them. Many of us were sent $5000 deductible bills from insurance claims from the burst pipes. The work done never even came to that cost. (This was the responsibility of the association JC Higgins) I myself received a bill for the deductible for a claim THEY made 12/30/2013. JC Higgins-Susan Stiles sent me a copy of a check they received for a claim made on that date. Minus the $5000 deductible they received $2249.52 check for my water damage. I had made the call to JC Higgins on that date requesting an inspection of a pipe I believed was leaking between the wall of mine and my neighbors unit. It was the last pipe in our building of 4 units that hadn't burst yet. I had mold behind my stove about a foot high, my neighbors went the height of their stove. My neighbor was pregnant so because they were aware that pipe could burst at any given time, moved all their furniture to their garage and were living in their bedroom upstairs. They were renters. NOTHING WAS DONE UNTIL MARCH 2014. They collected a check for a claim not done! Until I mentioned talking to a lawyer in March-no one ever came to inspect the pipe or anything. So then they finally did. But instead of an inspection of the pipe they made an insurance claim. It was determined my neighbor had some kind of internal leak-most likely her dishwasher so then the insurance declined the claim-BUT not before they ripped out my cabinets on that wall including countertop and repaired the drywall. The cabinets, tile, paint and countertops have not been replaced but JC Higgins sent me a bill for $2500 deductible PLUS $6019.19 for the work ServiceMaster did!!! All I had was drywall replaced-the majority of the work done was my neighbors. THE CLAIM WAS DENIED-DEDUCTABLE???? So in the end they collected a check for a claim never followed on MY side 12/30/2013. Then came back to claim deductible from me for that AND claim a deductible PLUS the bill for a claim denied!! I am only one of 24 homeowners in this association. DO NOT BECOME O VICTIM OF THESE CROOKS!! One more thing-one of our owners has cancer. The cancer took a huge hit on her so she emailed JC Higgins about the issue and she would not be able to work for awhile so her dues would have to wait. In essence they told her Too bad and "isn't it that you are just looking for sympathy."
