We are a local, family owned company with 5-9 employees. All our work is provided in-house. A typical contract requires a 50% fee deposit with the balance due upon 95% completion of work. Most jobs are fixed fee which are agreed to, prior to job start and which assure no surprise billings. Costs vary greatly depending on scope or services, size of property, type of terrain, and local control aspects. hourly billings may be appropriate for small, quick projects (>$500). We understand the concerns of homeowners and their issues and strive to provide the best customer service in our industry.

We got into a fight with the neighbor about where the property line was. He had surveyed his property and threw a corner stake in the middle of my driveway. When we first called CSI they seemed knowledgeable and offered advise. It took a year and a half with lawyers involved to settle this problem. During that time CSI was required to come out several times. Every time the date and time was moved so they could accommodate one of their bigger clients. While CSI was at the property one day both my neighbor and myself told them a marker was to be placed north of a gate post, at the time of the point installation they knocked down the gate post to install the point where the post had been. They were told to then go north a few feet and then follow the existing fence line. At the time of point installation then slanted point installation and then followed the fence line, thus moving the line agreed upon after a year an a half of negotiation and major dollars in lawyer fees and costing me several square feet of property They constantly put their other clients first, moved the dates and times of the appointments at the house, constantly acted like they knew more that the lawyers or clients and did as they pleased on installation. Even in writing the property description it was done at their own sweet time.
Description of Work: Survey, install boundary points, and write new property description.

First and foremost, it is unfortunate that any of our clients feel a need to post a complaint, be it 3 days or 3 years (as is the case here) after our work is completed. Angie’s List is an excellent venue for venting frustrations while allowing all parties to air their points of view. [member name removed] initially contacted us in either late 2009 or early 2010 to perform a survey. We consulted him on the phone but for unknown reasons he put our services on hold for a while. In August of 2010 we were again contacted by [member name removed] who urged us to come out in the next few days. Summer is our peak season when we typically experience a two-week backlog. We understood, however, there was a dispute involving attorneys so we attempted to accommodate his request. Review our notes from 3 years ago we do see that we were not able to comply with this request and had to reschedule. We only delayed the site visit by a few days due to a critical deadline which involved mapping the mile-long swath of submerged lands of Hale Passage waterway between Gig Harbor and Fox Island to facilitate an underwater cable replacement. On Aug 17th 2010 we made a visit to the site for baseline control. We made a follow-up visit on the 19th to complete our control, and mapping of 700’ of fence line. The diversity of our profession has us constantly addressing priorities and adjusting schedules. Construction and municipally permitted work takes precedence over most traditional boundary work. Failing to prioritize those jobs almost certainly results in loss of hundreds, even thousands of dollars (for our clients, not us) and risk setbacks of weeks or months. We concur with [member name removed] in that we did have to accommodate a different client but assure him we do not differentiate our clients based on size, value, or payment terms. We prioritize based on real-world need. We apologized to [member name removed] at the time, and we apologize again here. We need to clarify that the ‘loss’ of property mentioned never occurred: The northerly abutter commissioned the earlier survey (performed in 1994 by a different surveyor) which correctly placed a survey marker at the deeded boundary between the two properties and which did, in fact, fall in [member name removed] driveway. Occupation beyond a deeded line is not uncommon but a dispute arising 25 years after such notice (1994-2010) is a bit unusual. [member name removed] use occupied land up to an ancient fence line which was erected around the historic farm acreage to the north, several decades earlier. This fence was 9’ to 22’ north of [member name removed] deeded boundary. Often, the quickest, simplest, and most affordable solution is to perform an agreement based on occupation rather than spending years, and upwards of $30k-$50k+ on litigation. At the time CSI Surveying was engaged (circa 08/2010), we were informed by [member name removed] that the agreement was to be the existing ancient barbed-wire and cedar-post fence which ran 700 feet between the two owners. It was at this time that we recommended that he consider placing the line on one side of the fence or the other. We explained that this act would assign certainty of responsibility and ownership of the fence to one party or the other. Our experience of more than 23 years as land surveyors, coupled with the severely degraded condition of the fence, led us to express caution. A new dispute related to actual ownership of the fence and/or trespass could potentially arise over maintenance or repair. [member name removed] was open to this but did not think his neighbor would be. With [member name removed] consent, we contacted and discussed the matter with his neighbor who was also open to this. Two weeks later, on Sept 1st 2010, we provided an exhibit map to [member name removed] and his attorney for review and acceptance. On Sept 3rd 2010 we provided new land descriptions to [member name removed] and his attorney for use in the final agreement document. For the next 4 months the two parties continued negotiation over the agreement, some of which involved discussion about moving the actual line away from the fence, to which neither party could agree. On Jan 4, 2011, less than 5 months after our initial work, the agreement was recorded. On the 28th of January we set new corner markers under the fence and per the agreement. In no way did we cause a loss of property for [member name removed], nor did we (or could we) limit or reduce the amount of property [member name removed] acquired through his agreement. During the site visit on January 28th, the crew, in their effort to clear an area and set a point under the ancient fence, pulled at weeds and brush which had become snarled around the fence wire. The 12”x12” gate post which broke off was nearly 7’ south from their work. This lack of unintentional effort attests to the dilapidated condition of the fence. Under no circumstances would our crew deface or destroy improvements during the execution of work unless authorized by the client. It is protocol to first inquire about trees, branches or shrubs before clipping or cutting, let alone knocking over a gate post for any work. The next day [member name removed] contacted us requesting $1,200 for the broken gate post. We disagreed with that cost and offered to have it replaced with a new, similar post at our expense. Later that week we became the target of his attorney. We offered to reduce the cost of the final bill by $200 for replacement of this single, old post and his attorney agreed was fair. [member name removed] statement that we know more than the client or their attorney is not entirely false. As professionally licensed surveyors we are expected to know much more about these projects than our clients, and matters concerning boundary location are the purview of the surveyor, not the attorney. Resolutions of this type typically require insight from both professions. CSI Surveying consults to, and seeks counsel from several excellent land use attorneys in our region. We always encourage our clients to engage their own attorney when appropriate and under no circumstances will we attempt to subvert or circumvent legal counsel. Finally, all jobs, regardless of type or cost or size, include consulting our clients appropriately. We do our best to provide context and insight through which clients can make informed decisions about their land or project. CSI Surveying will continue our goal to provide first-rate customer service in an industry which often lacks such expectations. We strive to fell empathy and compassion for our customers. We sincerely regret that [member name removed] did not find that our actions and recommendations served him well.

Once we started working with David it went very well. David explained the legalities of the situation, educating us along the way. David and crew were very easy to work with, walking us through the steps, keeping us informed, and very open to our many questions.Surveying is a procedure governed by laws and standards, and David explained all this to us. To anyone who finds themselves in a property line dispute with a neighbor, understand that although the Surveyor may be hired by you, the Surveyor doesn't prove your point---they are there to determine the legal boundaries and document that determination with a survey plat. This might support your case, or it might support your neighbor's case. But the first step in working towards a resolution is to accurately determine the true property line. David was very helpful in directing our efforts to understanding Washington State laws regarding property rights, and how this might effect our situation.We were able to do the research regarding WA State Property laws and Adverse Poccession, along with Condominium laws, and were able to resolve the problem with the neighbor without hiring an Attorney. The Exhibit David created was a big part of resolving the problem.
Description of Work: Extremely helpful in determining a shared property line with the neighbor. We felt there was an issue of encroachment and the neighbor disagreed. Because of legal definitions, it was a complicated problem. David discussed the issues with us and outlined the procedures we would need to go through to determine the actual property line location to resolve the situation. David and his crew were respectful of others, and very understanding of our concerns. He relocated missing property boundary markers, and created the necessary Exhibit as a required legal document. All of this was very helpful in resolving the problem.
