It has gone quite poorly once I found out how wrong this inspector was. He seemed professional during the inspection, and based on his report, my wife and I decided to purchase this house. Once we took possession of the property, I proceeded to take the inspector's advice on procuring specialists to perform maintenance. The report recommended getting maintenance for a furnace and to "budget for a replacement", so one of the specialists we brought in was a furnace company. Upon opening the door to the furnace (which is also what the inspector did), the specialist immediately condemned it, noting that "any inspector worth his salt would've done the same". A replacement cost me over $2500 and the inspector has refused to even consider reimbursement me for any portion. When I'm told to get maintenance on something and budget for a replacement, that typically means that the appliance is in some kind of working order and a replacement, while necessary in the future, is not a purchase I need to make in order to move into the home - which is what ended up happening. I'm thoroughly displeased with the stubborn attitude of the inspector - while I don't expect a small business to reimburse me for the entire purchase (although that would be nice), I would settle for a refund of the two inspections I hired him for.

This complaint has been resolved between the Client and Business owner. Items of contention were noted and described in the inspection report as well as instruction relating to additional review prior to closing and budgeting for system replacement. Although this is a unfortunate event the above described issues could have been resolved before occupancy if actions described in the inspection report were taken.

DO NOT USE BRENDAN MARCHANT!!! Mr. Marchant came recommend out of the Sammamish/Issaquah franchise from a John L Scott office, so we used him on our home inspection. Worst mistake ever! There is a reason he was ?fired? and blacklisted from any referrals out of the John L. Scott office and forced to move to Olympia. Brendan does not have a clue what he is doing. He missed defective LP siding, water damage from a deck onto a structural Glulam beam, water damage on side posts in garage, he did not go on the roof, he did not go into the attic, he is completely ignorant and incompetent. The failing LP now must be completely replace, which is going to cost well over $20,000. The Glulam might still need to be replace and there was water damage in the attic he never saw because he never went into the attic. After being contacted regarding the LP issue, I assumed Mr. Marchant would act professionally. What I got, however, was ignored phone calls and, well, nothing. Never use Brendan marchant?ever! Update: Yes we waited too long, yes we hired someone ignorant of LP siding. Since LP is such a huge problem with houses in the NW from the 90's, one would assume a home inspector would have that most basic understanding. Yes we should have hired someone with specific siding experience, but without a verbal statement during the face-to-face report, the small subtext filled by Brendan's computer (to cover his *ss) on the generic home inspection sheet is not enough when people trust expertise in a field. Simply looking at the LP labled on the inside wall of the garage and having the knowlege base to understand that stood for Louisian Pacific should be well within the range of 'visual inspection ' in nature. As for the deck inspection '... unable to view due to height...' How can getting on a small step ladder and looking at a cantilever deck above the garage from the outside and inside of the garage be difficult due to height? I do not remember Brendan being 2 feet tall. As his reponse demonstartes, trying to imply our neglect in the maintance of the siding led to the failure of the LP, is how he operates his buisness...placing the blame on the client. Is he not the expert?

It should be noted that the initial inspection was performed on Aug 25th, 2006, three and a half prior to any complaints brought to the attention of the Inspector. Client contends that I did not inform of siding concerns related to the manufacturer LP (Louisiana Pacific) and additional concerns noted related to decking rot/ damage and attic moisture. Please note the following excerpts from the Home Inspection report: Building: Any repairs referred to herein should be performed by qualified & licensed contractors with expertise in the field referred to. Deck Patio: Height of deck prevents inspection underneath. The decks has normal wear and tear for its age. There are some of spots in the underside and some moss and fungus growth. Recommend killing off the growth and replace individual boards as necessary and keep cleaned and well sealed to reduce the chance of premature deterioration. (Master bedroom and Rear porch) Wall Surface: The siding on this house is a composite material. The conditions reported are the results of a visual inspection. There is a possibility other damage or conditions conducive to damage may be present that are not readily identifiable by a visual means. This report is not a warranty or guarantee that all damage or conditions conducive to damage associated with the composition siding have been identified, for that the services of a licensed siding inspector are required. I did note that there was a possibility that additional unseen damages and conditions conducive to damage may exist; my recommendation included having the siding reviewed by a qualified siding contractor. Due to the complaint, I assume that this was not done before closing. As additional information regarding condition, extended life would have been addressed, and solutions if required, would have been advised by the hired contractor. Because of the client’s failure or by the advice of their representing agent, to not do this, I can not be held liable. Composite (fiberboard) siding can very quickly go into a state of disrepair if regular home owner maintenance is not performed. (i.e. keeping sealed, removal of any earth to siding contact, vegetation contact etc.) Due to the years that have passed, this type of siding easily can go from a state of sound condition to a state of failure. There are many manufacturers that have and still do manufacturer composite siding using methods and formulas proven to eliminate the problems associated with earlier products, yet visually very similar in the manufactured appearance. In many situations with out destructive investigation, which is beyond the scope of a visual inspection, it is difficult if not impossible to determine the exact manufacturer of said products and for this reason the comment addressing the siding material is referred to in general as a composite material. Our mutual agreement (visual inspection agreement) specifically states that all complaints/ claims against the inspector should be addressed within one year of the date of inspection. This once again was not done.

He was very easy to work with. Our situation was a little different. We did not need everything inspected, only the garage, roof, and the foundation. We found out that not a lot of companies do partial inspections. They did work with me on the price because they were not going to charge the full amount for a whole house inspection.

IT WAS FINE. THEY WERE VERY PROFESSIONAL AND WE WERE PLEASED WITH THE RESULTS. I THINK THE PRICE WAS PROBABLY AVERAGE. THEY WERE JUST FINE. THEY CAME OUT WHEN THEY WERE SUPPOSED TO AND DID EVERYTHING ON TIME.
Description of Work: INSPECTED THE HOUSE FOR DRY ROT AND PESTS.
