After the internal painting was done, no one put the closet doors back on (there were many), no one put the insulation back in the doors - it was simply left in a pile in the garage; no one put the light canisters back in above the porch, and of course did not replace the bulbs. The external sconces were removed to paint, then never replaced. The paint job was days late for lack of parts on a sprayer, there was overspray everywhere, on the windows, on the roof, on my porch, on our plants, on a newly stained deck, and paper and adhesive tape debris on the roof, windows, and in the brush. When I called Randel Construction to rectify the question, they refused to admit that their workers had removed these items to paint in the first place, and said they'd refer to photos taken when they first arrived on site (to my home) for proof of my claim. Having hired only them, of course I knew it was their crew at fault. Their denial was absurd. They never sent anyone back to clean up. After weeks of waiting, the lights were replaced, but I had to hire someone to replace the removed closet doors, had to install all the insulation on the doors again myself, and the mess on the roof (overspray, adhesive tape, paper) was taken care of by my realtor, by what means, I don't know. The realtor might have prevailed on him to come clean up his mess, as those two do business together. I won't mention the realtor, because he was great. I would NEVER do business again with this company. Randel Construction never called to admit fault or to apologize. The worst customer service experience in Kitsap I've had in 20 years.
Description of Work: Hired to do basic home repairs in preparation for home sale. This included subbing out to a floor guy (who did a great job), internal painters, who did a partial job, and external painters who did a horrendous job.

Alec managed the whole project very well and coordinated movement of alarm system with ADT without me having to be present. He hauled away old appliances to habitat for humanity and picked up ther appliances that I had ordered from the store and installed and setup everything. They even worked overnight to complete the project overnight.

Description of Work: My master suite remodel turned out amazing. Very happy with the quality of the extensive stone and tile work. My floors look fabulous too. The site manager Brian did a great job of making sure he understood what we wanted and managed to that end result. Great communication. I know it's a busy time for contractors but the only complaint is how LONG it took to complete the project.

Description of Work: We've worked with Alec (Randel) before. He's very professional, helpful, knowledgeable and prompt. He prices his jobs fairly. We hired him to build/install a staircase and railing along the exterior of our home using composite lumber. Neil (if I'm remember his name correctly) did an awesome job with much attention to detail. It's well built, lovely and functional.

Initially went well when I first contacted them and they came and gave me a bid. After that their responsiveness was lacking. I accepted their bid and the day of the job they were late and after taking out the carpet were not confident, nor did they offer options on what could be done, about refinishing the hardwood floors. Honestly, I got the feeling they really didn't want to do my small project and probably had bigger jobs they wanted to do at the time. After they tore out the carpet I decided to wait and get a second opinion. Contacted a couple of reputable local companies that specialize in redoing hardwood floors who were extremely helpful and honest about options and what they could do for my floors. I ended up hiring one of these companies to do the work, which I probably should have done in the first place since this is their entire business. My floors turned out great.

Everything went well except for a few discrepancies. The worker (1) was rushed towards the end of the installation, the other 2 were moved to another job. Clean up was rushed because it was late on Friday afternoon and inspection was not performed by the supervisor. Consequently there were a few minor problems and they had to return to repair the discrepances.

He came on a Wednesday and promised the line by line estimate (so there are no surprises) by Friday or Monday the latest. There is a little bump in the current floor and he suggested that it could be fixed with a belt sander and that it was not a big deal. I waited for 2 weeks to the estimate (or 13 days) and nothing, I emailed and no response and it seamed odd. I called and left a voice mail and nothing, then I call the office and the lady said he was busy and that he was going to call me back and nothing. a few days later I get an estimate for over $14,000 for 651sf of hard wood! or almost $22 per sf! that is almost double than the highest bid I have by the top contractor in the area for 3/4"x 5" Brazilian Walnut! Here is the "quote" INSTALL CONTRACT Price includes -remove and dispose of old flooring -fix hump in the subfloor between living and dining room -remove and reinstall base molding -install and site Swedish finish only approx. 641 sf. raw red oak flooring

It went great, they showed up early on a Monday, and during the week always came within a 30minute window of when they said they'd be there. They were very nice, professional, and took care of what we needed done first, I even left them at the house by themselves when I needed to leave for work because I work nights. They always made sure my house was locked up windows shut before they left. It's hard to find someone you can trust, but we could trust them with our belongings and not worry. We will use them in the future based on this experience alone, they were great!

Even though his employees did the work (tiling, finishing wood floors), we worked directly with Alec most of the time,. He was always available by phone and would follow up in person. We chose very expensive stone tile (why, now, I do not know) and so were very concerned about appearance. But Stephen (tile worker) was excellent, and would take time to talk to us about what he was doing and why. The work was done fast and with minimal inconvenience. The interesting part of this story comes after the job was finished, however: to do the tile the workers had to remove all appliances and put them in the living room. When some of the workers moved them back, they by accident put small scratches in our wood floor Alec was responsive, sending someone the next day to check out the damage. But his response was the best: he offered to redo our entire lower floor (since there was no true way to remove the scratches from the small area) for no cost. The end result was that he sent in an amazing wood professional who redid our floors and in the finish we wanted. Now we have beautiful tile AND wood floors. Mistakes happen all the time in home remodeling, and Randel Construction, instead of leaving us in the lurch, came through beautifully. So well, in fact, that we are using them for our current upstairs bathroom remodel. Would definitely recommend.

The sketch included a major design flaw, placing the commode directly in the entry of the master bath. In addition, the design was very custom and costly. I requested some revisions in order to bring the cost down and to move the commode out of the bathroom entry. Randel refused to make the revisions without an additional $500. I attempted to negotiate in good faith, the end result was an offer to add dimensions to the original design. $750 for a bathroom remodel with major design flaws is not acceptable. This is not a Contractor worthy of a high rating on Angie's List.
Description of Work: The Provider visited my home for a 45 minute consultation on a bathroom, master bedroom remodel. The deliverable was an un-dimensioned sketch. The sketch, as drawn without dimensions, could not be used to obtain a permit.

Response from Randel Construction
[Members name] contacted Randel Construction about bidding a major bathroom remodel. We set up a meeting with our designer to discuss layout designs and begin the process of bidding the work for her. On Feb. 13, 2014 our designer met with [members name] and then spent a number of hours creating an AutoCad rendering and formulating an estimate for the remodel. On March 3, 2014 our designer again met with [members name] to present our design concept for the remodel and the estimate for the job. At this point Randel Construction was working with [members name] on a free estimate. [Members name] was delighted with the design concepts so much that she asked to buy them. The standard design fee for the scope of her job is $1000. [Members name] suggested the price of $750. This price was agreed upon and a contract was signed by her with the understanding that all $750 would be applied to the remodel should she choose Randel Construction to perform the work. Several weeks later [members name] contacted our designer requesting changes to the design. The designer, acting in a design only capacity at this point quoted her pricing for additional design work. [Members name] declined and did not contact us with any questions or concerns. Designs concepts & changes to those plans are always included with remodel and construction work.

Very accommodating for which rooms we wanted to start and were able to do this in two stages as far as moving our furniture which we did ourselves. Very nice job in installing the padding and laminate floors and molding around fireplaces. We were using existing molding in many areas and it was replace as best as possible for being 26 years old. They swept the floors with a broom before leaving, but it would have been nice to have the floors cleaned mopped as there was still lots of sawdust. When you pay lots of money for someone to do this project, you don't want to be the one cleaning the floors. Because I wasn't home when the furniture was moved back by my friends and family, wasn't able to mop where the big pieces of furniture are moved. Workmanship of floors were very good and getting lots of good compliments by guests.
Description of Work: Removed existing carpet and molding. Fixed the squeaky floor boards. Installed padding under laminate floors and reinstalled existing molding when possible. Hauled away carpet and debris. Swept the floors with a broom.

The lady that we worked with, Mary Grace was very willing to take my ideas and come back with an estimate. But her estimate ended up being twice as high as the guy that we are going with. The estimate amount was about $18000. They were mostly responsive. We had to reschedule a couple of times. They were professional but they weren’t affordable. We were doing bathroom remodel and the lady actually went out of her way and brought in two plans with different organization within the same space. She seemed to be going for a fancier remodel than we were prepared for; it was high end as opposed to economical type thing.

The project went very well. Brian came out and talked to us about the project, took measurements, and provided us an estimate the next day. We later agreed on date for the job. The crew showed up on schedule, and worked 2.5 days, which was a half day longer than planned for, but that was just fine, as the crew took thier time to make sure everything was done right. We had another estimate done by anohter provided, but that person hurried thru the initial inspection, made no attempt at rapport with us, and his pants were half-way done his posterior. So, we went with Randel and were very happy with the job. We were referred to Randel construction by the Home Service folks that Lumber Liquidators deal with. Randel had only one comment in Angie's list at the time, but I figured that if Lumber Liquidators used them, they must be OK.

We had a complete kitchen remodel and refinished hardwood floors and added additional hardwoods in our entire home. The only room that wasn't touched was the main bathroom at this time. We took out walls in the kitchen to make a more open concept and it came out beautiful. New tile floor was installed in kitchen and part of family room and half bath. New cabinets and doors were installed in kitchen and family room areas. New tile at the front door, fireplace hearth in LR and master bedroom in front of sliding door. We had new base molding put in the entire house. We loved working with Brian and he was in charge of our job. The team of workers that work for Randel Construction all have their expertise. He has floor refinishers, tile layers and general contractors. If I had any issues Brian was the go to guy and he made sure things were done. We did have some minor issues with a sub contractor, a painting company for painting, taping and texture that didn't know how to show up as scheduled. That too has been rectified now by Alec the owner. We had a few minor hiccups along the way but Brian was professional and always came through with all my concerns. I would definitely recommend Randel Construction. They are a growing company. They now have a kitchen designer that we loved and that had great ideas for our kitchen. She definitely brings a lot to this company. We plan to have them come back in the near future to change out all our bedroom doors and closet doors to match the other half of our beautiful home. They did an outstanding job to make our remodel cohesive with the rest of our home. Remarks from our friends and family are nothing but positive. Randel Construction provided quality products along with quality workmanship. Thank you Brian, Alec, Mary and all of your wonderful workers. You are welcome back anytime. Dave & Lois

Alec was friendly and easy to work with. We first hired his company to install hardwood floors, but were impressed with the quality and hired him for additional projects. We sometimes needed a little persistence to get Alec to call back-he doesn't have a secretary, it is him and his cell phone. However, once construction dates/times were set, his crews always arrived on time. The workers professionalism and attention to detail were highly appreciated. Prices were reasonable but the workmanship was outstanding.

I'm currently in the process of buying a fha 203k renovation house. I needed a Bid by a licensed contractor to make renovations. Alec Randel with Randel Construction was a recommended contractor from my lender. So I called him and he was very familiar with the property because he had done a couple bids for other prospective buyers. He really sounded positive and really insisted he wanted to do the work. I have a $30k budget to work with and he said he could definitely work with that but I told him I wanted to do as little as possible to make the house habitable. I sent him list with all the things id like done. There is a lot of things that I did insist that I wanted to do myself such as having home depot re carpet the house and have my own appliances installed. So he went out on Friday with my broker since I'm trying to buy from out of state my broker represented me. He walked the house with my broker and the inspector I had Hired. He got back to me saying he could have a bid in by Monday to my loan officer. Monday came and I called Alec and he said he hadn't had a chance to work on the bid because he was busy. He said he would get the bid in by the end of the day. On Tuesday I contact my loan officer and asked if the bid had been submitted. There was no bid submitted and my loan officer explained to me that Alec Randel was hesitant because I wanted to have someone else install the appliances and carpet myself and do some of the work which is permitted within the FHA 203k guidelines. He told my loan officer that he wanted to do the work and if I had some of the work done it would dis benefit his work. I said well I have $30k to work with and you will get your work no doubt. He agreed and said now that we are on the same page he would then write up a bid that night and submit it to my loan officer so I could proceed to the next step in the lending process. On Wednesday I contact Alec in the morning asking if he had submitted the bid. He told me no he hadn't but would get it in within the day. So again I let the day pass into now on Thursday. Thursday I wake up to an email saying that "After looking at this a little deeper I do not think it is a project I would be interested in taking on at this time." So it takes one week of a full runaround and no communication whatsoever from Randel Construction to get no place. They did not follow up with me as a customer at all. I had to call them every time. Now a week has passed and I have to have my closing date extended out because Randel Construction chose to be unprofessional but convincing. Beware of this company!!!!
