I am an Owner Operator with 39 continuous years in the construction field and 19 years in business as Vic Steiner Carpentry. Over these years as an employee of other construction companies and being self employed, I have mastered all of the trades that are involved in residential remodeling and perform all of the work myself. I will present a firm bid in a contract, including sales tax and payment schedule. Attached to the contract is a very detailed Work Specifications list that specifies every detail of the work I am bidding on. I am listed with Washington State as a certified Lead Paint Renovator and certified in Wedi tile substrate installation. We were very happy with Vic, he was forthright with budget and timing and his work was high quality. We plan to work with him again on future projects. We were also appreciative of Vic's flexibility throughout the entire process in accommodating our own needs and schedules. We had Vic out once again for some odd jobs around the house. As always, his work was great and he worked around our own schedule to get the job done. We can't wait to hire him again!

I don't write bad reviews, but I have to warn the public because I was fully tricked into his A rating on Angie's list and got totally screwed in the end. He claims to know how to do plumbing yet drilled sheet rock screw hole after screw hole into not 1, not 2, but 3 of our pipes! All needed to be replaced. Copper pipes, plastic pipes, all replaced upon his firing. Cost because of his errors $2,000 including removal of all his Sheetrock. I fear that those that gave him an A rating have slow leaks forming behind that Sheetrock he installed. You wouldn't know until years later that he drilled right thru your pipe because leaks are small but mighty. It is such a rookie mistake and yet he seemed so seasoned. Also he made a huge mistake by not testing our laundry connection which had a full blockage and caused us to spend thousands (again upon his firing) to get it repaired and get a tile guy to reconcrete the flooring all because he didn't run a snake or test it before sheetrocking! Who doesn't test plumbing!? Oh yea and he needed to rent tons of tools that a truly seasoned person would already own--ex: Sheetrock lifter cost like $110 new and yet he billed us $100 to rent one for 1 day! Who doesn't own that when they are in the business? Any way, hiring him was a terrible horrible and costly mistake. Yes, he returned calls but as soon as he realized he really messed up he stopped coming to my home until noon or later leaving my home in utter shambles. When you mess up at work are you allowed to just waltz in at 1pm to run errands in the morning or do you fix it immediately? I know I would feel the need to fix a huge issue immediately but he did not. Thanks Angie's List. I will never use you again after this "A perfect rating" for an absolutely failure of a job.

Vic, showed a good understanding of structures while earthquake retrofitting my 1929 home, during the framing phase he made of good suggestions so the space would work better, for instance he warned me the kitchenette layout was not going to work and suggested a change. Also Vic was flexible to work with added activities that where not in the original plans. We truly appreciate Vic help in our basement project.

I called Vic and left a voice mail message in the afternoon (and also sent an e-mail via his website, at the same time.) He responded with a call that same evening. It was at 9:00pm, and obviously after a long day, but he still took the time to reply promptly, to let me know that he was booked up and could not assist. In these days when sometimes even a person who is actually working on your project ignores your messages, I wanted Vic to get credit for his professionalism.

Without a doubt, Vic was a total gem! We simply cannot say enough about his attention to detail and professionalism. He takes immense pride in everything he does, refuses to take short cuts, and was always willing to work long hours to meet our needs. What started off as a two week job ended up being at least six weeks as we added of the scope of the project after recognizing his abilities and the quality of his work. His prices are fair, he communicates well, is pleasant to be around and is very trustworthy.

What started with a seemingly small amount of rot in a single column on the front porch of our hundred-year-old house quickly escalated into a major remodel of the entire front porch. I went with Vic because of his versatility, experience, and integrity. In all areas I was not disappointed. I knew this was a complex job from the start, and so was careful to moderate my expectations of both time and cost - both of which came out longer and higher than originally anticipated. But given the nature of the job, this was to be expected. What I appreciated was Vic's willingness to walk through every step of the project with me, and his transparency and communication about all details of the project left me confident that I was getting a fair deal. Furthermore, as Vic became somewhat of a permanent presence at our home over the summer of 2015, he completed some additional (very helpful) miscellaneous handyman projects for us. I expect to have many more projects at this house over the next few years, and Vic will be one of the first people I call.

Overall everything went well. Vic was not very forthcoming on the details so you need to make sure you ask him very direct questions. It's not that he is trying to hide anything at all, he will always answer you honestly, but he is not the type to walk you through the detailed process.

Executive summary: Vic is a skilled, responsible, fair, self-employed general contractor / carpenter with an excellent work ethic, great attention to details, and a pleasant manner. He respected our home, communicated with us through the whole project from bid to completion, did what we asked him to do, got the work done within the timeline we specified, kept the cost reasonable, and left us with a 100% complete project and a clean space. You really can't ask for more. We first contacted Vic in mid September 2014. He finalized his bid at the end of October. We were impressed by the level of thought he put into the bid process. His was the most thorough bid we received, and included a detailed proposal of how he would approach our project. We had already hired a separate engineer for this project, who was supposed to be responsible for drawings, structural specs, and getting the project work permitted with the city. I wish we'd used the engineer Vic recommended instead -- our engineer ended up being pretty unresponsive. However, Vic took the initiative to address unresolved details himself and verify structural details with the city inspector. Building plans were finalized and permits issued in mid November. Work started on schedule (December 8, 2014), and was completed within our specified timeline despite things that "came up" during construction (such as some foundation issues that he couldn't have known about in advance). Vic did everything himself except plumbing, electrical, some detailed brush painting, and carpet. He coordinated and managed a licensed plumber and electrician. When he felt he got a too-high bid for the plumbing, he went and got another plumbing bid and saved us $1,500 by doing so. Detailed paint work was done by an assistant. Basically, I didn't have to think about any of these details, nor deal personally with any subcontractors or inspectors. Having a competent general contractor to handle this stuff was a HUGE stress reliever. The only thing I had to schedule myself was a carpet installation (but I knew that before we went into the project). Vic did not sell us on fancy fixtures or expensive upgrades. He used quality, durable, sensible materials and fixtures. I really appreciated his practical, no-nonsense approach. Sometimes I had no idea where to start with picking some fixture (such as choosing the bathroom vanity cabinet & countertop), and he helped us select a good quality product at reasonable price. Vic works on one project at a time, which means he focused on our project exclusively for its entire duration. It was so nice to feel like our questions and comments were being heard and acted upon. Things did not get lost in translation or forgotten, as I expect they might if we'd gone with a big company or tried to manage a mess of subcontractors ourselves. The original baseline bid for the job was about $32,000. Additional (discretionary) work and more expensive fixtures added about $3,000 extra. (Up front we'd assumed we'd probably add $3,000-5,000 to the baseline bid to get exactly what we wanted.) The building permits plus some building inspector requirements led to an additional $2,000 of cost. Issues that were unknown at the time of the original bid (but needed to be addressed as part of this project) let to another $2,000 of extra costs. We paid for the engineer and carpet separately (neither of those expenses is included in the $40K figure, as we handled those apart from Vic's work). Considering the work scope and the quality, we feel the final cost was fair. It is AMAZING to walk away from a major remodel feeling like we got what we wanted, work was done when we needed it done, we paid a reasonable price, and we don't have a huge mess to handle. Another thing -- Vic was great about my kids. I'm a mom with two little ones (ages 2 and 4.5), and I can easily imagine remodel nightmare scenarios involving my kids. We never had any problems from this project. Vic was great about controlling dust / debris, always on the ball about locking up the house, and very courteous about my daily realities (kid chaos, can't have water shut off right now, need my washer/dryer functional through the whole project, etc). I would definitely recommend Vic Steiner to family, friends, and neighbors.
Description of Work: This project was a complete basement remodel, done with building permits. The job lasted 12 weeks (Dec 8, 2014 through Feb 26, 2015). Vic was here working on it M-F every week and typically worked 8+ hrs / day. The project included: 1) Demolish a load bearing wall (which included a concrete stem wall) and repair the foundation locally. Replace the wall with a 15' header beam. 2) Demolish an existing 3/4 bathroom, bedroom, and laundry closet. Rip up carpet and slate tile. Dispose of all demo debris. 3) Build a full bathroom including a shower/bath combo with tile surround. Also tile the bathroom floor. 4) Build a laundry/mudroom with a tiled floor, and install a stacked W/D, including new venting for it. 5) Build a large family room. 6) Foundation repairs and crack mitigation to insure a good result from the floor tiling 7) Extensive drywall work (both local repairs and new drywall installation) 8) Air duct revisions 9) Coordination and management of a plumber & electrician 10) Repaint the entire basement 11) Finishing carpentry work including a large linen closet, custom built handrails for our stairs, doors and door casings, wainscot installed in the bathroom, baseboard trim, custom moulding under window sills.

Vic is very knowledgeable and thoughtful when providing a solution for the project at hand, and will take the time to explain in detail how he can solve the problem. I especially like that he is the one doing the work that he's proposing. Vic could have turned down my multitude of smaller projects and held out for a single larger project but he didn't and for that I'm very grateful.

Vic was great! He removed a wall and a closet in my basement, with a few other related items. I obtained bids from three contractors. The other two worked with a 'crew' and were notably more expensive than Vic. I imagine having a crew they can complete the work faster, but it seems they also wanted everyone to make more money! Working with Vic was a pleasure. He was very thorough and detailed, with an outstanding finished product. He was also flexible, with a couple of changes to the project as we moved along. I was also at home when he was working, and I was working on minor projects around the house. He was quite helpful, such as with tips and pointers to assist me in what I was doing! He was always willing to take the time to answer my questions. He always went above and beyond, such as hauling off some junk to the dump left over from my own projects! Finally, he was also quite friendly, easy to work with, and flexible in working around my schedule. I highly recommend him!

The work went very well and my wife and I were so pleased and relieved to get this done. Vic did a wonderful job and all within his quote. I probably was not his easiest customer, as I wanted to do some elements of this remodel myself while he was doing his part (items not in the quote), and I found Vic to be very patent and giving with this. In the end, Vic created new living space for my in-laws without me breaking the bank. In addition to the newly created bedroom, we have a new walk in entrance that it seemed was a particularly difficult task, as it was created through a foundation stub. I couldn't be happier.
Description of Work: Vic created a walkout exit, installed a window, created two rooms from a larger rec room, and dry walled both new rooms with trip around the windows and doors, and anchored some concrete where needed.

The purpose of the inspection was to determine if any rot had also spread to the supporting post and any other members of the surrounding structure in the crawl space above ground. Vic used a moisture meter on the porch and to the siding on the porch walls in the area. The corner where the rot was beginning was over a supporting 8x8 post underneath the porch and resting on a concrete block at ground.level. He made a thorough observation of the area on the porch, the underside of the porch, and the post and tested those areas with the moisture meter. He concluded that the post was sound . Further discussion was about how to deal with the actual rot and the kind of patch that would be needed.in the corner of the porch floor.

First, there was a discussion as to how to proceed. It was important not to have to break into any material that was attatched to the construction of the building. We decided to cut the railing, straight across the twelve inches a few inches above the rot. and remove the lower four feet of the cap. Vic chose Cedar as the replacement stock and at his workshop prepared a replacement board to match the stock that remained in place. He joined the new section to the old with "biscuits" and a plate joiner. It was a fine fit , and was then primed, painted and caulked .
Description of Work: A twelve inch wide railing cap on a entrance stairway to a Capitol Hill Property had suffered some rot as a result of a heavy blow to the surface and a repair was needed. The rail cap was about seven feet long and two inches thick it had been milled to have a high point in the middle of the cap along the length.so that the rain would run off. The milling had reduced the edges of the railing to about an inch and a quarter at the edges.
