Home appraisals can seem like an over-priced obstacle to loans these days, and, you can?t help but think, apparently they don?t serve much of a function anyway, because requiring them sure didn?t prevent that huge housing bubble. On top of it, the analysis can be pretty simplistic for the price, especially in a development of track homes where comparables aren?t exactly rocket science. But, in much of the Seattle area, a lot of our homes are unique, even within our own neighborhoods, and are definitely not track homes. For this reason, an appraiser needs to spend the appropriate amount of time, given the property and local market, to get all the details of the home and area, and then provide a detailed analysis. So, appraisals are very much worth the money if we can get that detailed investigation and analysis of the home and the current market. This is exactly what I got from Country Town Appraisals. And beyond that, setting up the appointment was simple, communication was great (even though I can be hard to reach), and in general I got great customer service. On the day of the appraisal, I got a call to confirm the appointment. This is nice, especially if you take a day off work, and don?t want to stay home all day for nothing due to a misunderstanding. Jack arrived early and took notes and measurements while taking pictures of the home, inside and out. He also took time to listen to what I had to say, and even offered helpful advice on a few items, should I use the appraisal for a loan. Jack provided the appraisal in a short turn-around time. It contained all the specific details of my home, and also specifics of the comparables. This included pictures, maps, specific commentary on each, plus/minus analysis, etc. Comparables are very difficult in my local market, but given the details, I can understand each one. The appraisal also had an analysis of the local market, specific to my home and neighborhood that matched what I have seen living here. But it also contained the numbers, as it of course should, over several years, along with an explanation, such that, frankly, I found the appraisal a fascinating read! I am lucky in that every time I have needed an appraisal for a loan, the valuation came in high enough for qualification. Even so, I found myself irritated at the appraisal, with bogus comparables that actually under-estimated the value of the property or a lack of details such that the valuation almost seems random (which makes the whole thing feel like gambling), etc. I am so glad I found Country Town Appraisal since I got real information and analysis for my money. That is what an appraisal is supposed to be!
