Lyndsay was highly recommended to us when we decided to look for a rental home to buy. We had spent a good deal of time initially talking with one agent who had been referred to us by an agent we had worked with before. But after our initial meeting with him, we never heard from him again despite our repeated calls and e-mails. So we were not sure what to expect when we met Lyndsay. Our first impression was how young she looked. And I wondered how experienced she was, and if she would be adequate for the very competitive investment home market we were looking in. Well, that concern of mine didn't last long. She spoke with such a breadth of knowledge, and was so down to earth and easy to talk to, that when we walked away from that initial meeting with her, we were both very confident that she would represent us well. We were looking for our third property and were relatively experienced in the home searching and buying process, but we did not have a thorough knowledge of the short sale and REO process. Lyndsay took the time to explain the pros and cons of each type of property that we were likely to find, and the best strategy for each. We had been aggressively searching for properties every day, and we kept that up during our time with Lyndsay. We were a team, the three of us. Sometimes we saw listings and we would text her about them, and she always got back to us promptly, which was one of the most important things to us....AVAILABILITY. Since we were looking for an investment property around the same price that so many others were, time was of the essence. Every minute that our agent delayed in getting back to us was a minute more advantage that our investment hunting competitors had. And to us, ADVANTAGE was another crucial element we required....not just for our agent to find a property, but to possess the excellence required to 'do the dance' such that we come out on top. Another trait we required was AGGRESSIVENESS when it mattered, yet graciousness at the same time. All those things we found in Lyndsay. We watched her closely, during times of almost panic on my part, and some contention with others involved in the deal, and she handled all situations with complete ease and professionalism. I particularly appreciated the way that Lyndsay always welcomed my questions, and my requests, even when they were frequent and particular. I had never had a relationship with an agent where we could text back and forth, but that enabled her and I to stay so in touch that we saved a lot of time not having to call each other for questions, etc. That was an enormously effective way for us to be in touch daily on properties of interest. Another way that Lyndsay helped me was to put me in touch with various new technologies to market our new rental, to point me to different websites for information, etc. In the end, Lyndsay was far more valuable to us than what I had envisioned an agent could be. The service she provided was over the top in all the categories we were looking for. If others are fortunate enough to be able to work with Lyndsay, I have no doubt they will be represented with the same excellence we were.
Description of Work: On our first meeting, Lyndsay did a market analysis for us, entering in all our search data (price, location, etc.), to give us an idea of what was available on the market. She listened intently to our wants, needs, "not-sure's", and always seemed to track with us. Throughout our time with Lyndsay, she taught us many things that enabled us to be better equipped to find just the right property. Using her vast resources, Lyndsay kept her nose on the trail to find homes that she felt met our criteria as well as homes that might interest us even if they were a bit outside our stated criteria. She would always make herself available to show us any home we wanted to see. Her exhaustive knowledge of construction and building practices, market trends, rental market, as well as her savvy and "street smarts" was invaluable to us when we went to put an offer on a property. We did put an offer on one property, then decided against it the next day. Lyndsay was completely professional and accommodating when we asked her to pull the offer back due to just not feeling right about that property. When we did find the right property, Lyndsay was prepared to make the offer in an instant. She flawlessly and graciously worked with the seller's agent to ensure we had the right numbers and the best deal to ensure, as much as possible, that we were the successful offer. After the deal was signed, she continually kept in touch with us so we always knew where we were in the process. If we ever needed information about anything to do with the property or the sale process, she was very prompt to get us the information we needed, including helping us find suitable contractors. When our sale closed, she met us at the home at 9p to give us the keys and spend time with us there until we had thoroughly walked through the home. Even after the loan closed, she was available to work with us on any issues or needs we had concerning the home.
