I've yet to talk to the contractor himself. I spoke to his wife. I told her what I needed done. I asked to speak with him before he started the work because I wanted to know the price and what he's going to do. She sent him to the house. My tenant showed him the problem. He never called me. My tenant told me he came and left to go get materials. In the interium, I spoke with his wife to make sure the job could be completed today. His wife told me yes and that he thought it could be completed for $300. I requested a call when he arrived at the house. I never heard anything. My tenant told me he returned with a helper and only spent 15 minutes up on the roof. His wife called me again to tell me the job was done and billed me $325.80. The bill did not include any details about the materials used or labor performed. I spoke with his wife again who told me that the skylight was removed, new flashing installed, and the skylight placed back.I can't believe all that work apparently took place in 15 minutes. Also, my tenant said the skylight was not removed. I asked to speak with him again because $325.80 for 15 minutes is ridiculous. I still haven't spoken with him or received a voicemail to this day. Here's a copy of the email his wife sent me: Hi Gary: Going to try and email this statement one more time - the rest I have done have gone through ok. Also putting hard copy in the mail today. We accept VISA and Mastercard or you can mail a check. Jim and I discussed this thoroughly last night. Jim and his foreman went to the house yesterday morning to assess the condition of the skylight. They determined that they did not have all the items necessary to fix it at that time. They left, went to Everett to do another repair and pick up the supplies they needed. They then returned and did the repair work necessary. Cleaned up all the debris and removed it and finished the job. There were two-three layers of flashing above that skylight. Apparently whoever did the prior repairs was not at all knowledgeable of what to do. He just added more flashing and tar on each trip. Further, there was no starter shingles above the skylight so the bottom layer of flashing was not flat and basically acted as a a 'catch basin' for all the water that came it's way. More flashings on top of that exacerbated the problem and created a big mess. They installed felt paper, starter shake and new flashing. They cleaned off the tar and other crap on the edges of the skylight and removed tar and gunk from around the area. Then they replaced the skylight. It was not only the time and supplies involved in this price. There were two trips involved, materials, wages (by the way, we pay approximately $6/employee per hour for L&I alone plus wages and other taxes). I called you, told you the amount and asked if we should proceed. You said yes and we therefore completed the repair at the stated and agreed upon cost. You are extremely lucky that your nice tenant discovered this before a larger amount of damage could be done. Whatever your paid to the previous "Repairman" was a 110% overcharge. They were on schedule, at the site every morning and worked all day- even in high heat. The removal was relatively clean, however they did not warn me that the attic would become covered in sooty debris. I would have asked them to provide tarps had I known. They did a good job of picking up the exterior debris and roofing nails, but did not posess a magnetic sweeper. We did have to scan the property and driveway for nails.
Description of Work: Removed old cedar shingles, underlayment, and three layers of composition roofing material. Replaced with new sheathing and Pabco Premier 30 year composition shingles with new venting and flashing. Also removed old chimney to roofline.
