Response from American Crawlspace Cleanouts
Thank you for your business and taking time to write a review on Angie’s List. We understand that it can be frustrating to go through the multi-step process of properly cleaning out an infested crawlspace, removing the rodent population and then re-installing the insulation. With severe infestations, this process can even take longer. The inspection for this project was performed on September 30th and we explained that it was our busy season and we were two to three weeks out. The initial cleanout of the crawlspace was performed on October 20th, within the expected time frame. All our technicians are highly trained and experienced so that every job is completed correctly. We do not hire seasonal employees during busy months as this would compromise our standard of quality. After the initial cleanout and rodent exclusion of the crawlspace, we monitored the traps for the next three weeks until all the rodents were removed. Once the crawl area was identified as rodent-free, the re-installation of the insulation was scheduled for the following week. All appointments were communicated in advance and our technicians arrived promptly at the scheduled time and performed the work specified. While our multi-step approach to restoring an infested and damaged crawlspace can take a bit longer, we have found that it does not pay to rush the process. We have performed several projects for clients who had other companies clean out their crawl area and replace the insulation without addressing the rodent infestation. Unfortunately, after only a couple years, the insulation was damaged again and in need of replacement. Our process of cleaning out an infested crawlspace includes taking care of the root of the problem - the rodents. Once the crawl area is cleaned out and exclusion work is performed, the rodents are trapped until gone. Only then do we re-install the insulation. We also warranty the crawl insulation we install against damage from rodents indefinitely as long as the client remains on our recurring pest service. Description of Work: My crawl space had been damaged by rodents pulling down the insulation and genuinely making a mess under the house. Mark came out at the appointed time and spent about an hour doing the inspection and a detailed written estimate. I had a previous estimate from another firm and was impressed at Mark' thoroughness picking out some heating duct problems the other firm had missed. The bid was to remove the existing insulation and vapor barrier and 25' heating duct, inspect for rodent entry areas and repair, clean the space, install new R 25 insulation, new vapor barrier, a 25' section of heat ducting, wrap the hot/cold piping and provide a new rodent proof entry door. Mark was very knowledgeable,thorough, professional and friendly. Predicated on Mark' visit, I would have liked for his firm to do the job. Unfortunately, the bid was a bit high. When I called Mark to tell him I was going in a different direction and why, he asked who I was going to employ. His reply, confirmed my initial feeling of competence, "they will do a great job for you, I feel good that you are in good hands" Class act!

American's bid was not accepted.
Description of Work: I requested bids from three companies including American. The American rep came to my home at the agreed upon time to review with me my needs and see the crawl space and attic areas to be insulated. Some insulation under floors (crawl space) had fallen and required replacement. The rest of the insulation needed additional R value added, all of it needing lathe to support it in place to prevent it from falling in the future. In the attic, I needed to have previously purchased insulation unrolled and placed over blown-in insulation installed when we built our home.The price in their bid was not the lowest. I called the Energy hotline at Snohomish County PUD to ask their opinion about thickness of proposed insulation to be installed between 4x8 beams supporting my first floor. American proposed R-30 insulation while the two other bidding companies bid at R-25. The PUD person with whom I spoke at PUD said R-25 was the maximum they would approve to avoid compression of the insulation were R-30 to be used. Apparently PUD does not accept more than 10% compression of insulation when installed. I chose to use another company to complete the work as I was uncomfortable with the American bid after speaking with PUD. I called American to advise them I picked another company to complete the work and explain why I did not choose their company. Later in the day I received a call from their rep who explained why he used R-30 and bids done for PSE. At that point it didn't matter as the bid was let.

It is correct that usually you cannot achieve an R-30 value with 4x8 inch joists. The main part of the project consisted of adding more insulation to existing insulation and the other smaller portion was insulating areas where there was no insulation. This particular house was built in 1979 and they had originally installed R-11 batts to insulate the subfloor. We proposed to add R-19 batts to the existing insulation. While this may seem to add up to R-30, the condition of the existing R-11 batts was such that adding R-15 batts would not have been sufficient to fill the 8 inch deep bays. So technically adding R-19 to R-11 would add up to R-30, but in reality it was just the right amount to install to insure there would be no gaps in the insulation. Compression of the added insulation would not have been greater than 10%. We also proposed to install R-30 in areas that had no insulation, and where some would choose to install R-25 batts, we would have installed R-30 High Density batts that give 20% more insulating value than R-25, yet will fit in the same space as R-25 batts with no compression. Our cost for completing the project in this manner would have been slightly higher, but it was the right way to do it and would have saved more energy and money in the long run.
