I chose American Crawlspace Cleanouts because they do the cleanout and rodent access seal out work on one day. They also set traps that day to ensure no further rodent activity. After a week they verify there has been no rodent access. After verification of no rodent activity, they return and complete the installation.
Description of Work: Complete removal of existing crawlspace insulation, vapor barrier, and rodent droppings; seal rodent access points, deodorize and sanitize; set and insect traps to ensure no further rodent access; install a sump pump with dedicated electrical circuit; seal and re-insulate main furnace trunk line; replace and insulate damaged ductwork; and wrap all water pipes.

Very detailed, and long initial inspection. Very thorough for all aspects in regards to insulation (type, amount, cost, length of work, and location), and for pest control (including vapor barrier replacement, checking for insect or rodent damage, cost for routine maintenance, types of insecticides used, and interval of service). They were more than willing to work with us in regards to cost, payment plans, and Angie's list discount. They were punctual, and their people were very thorough, and careful, both for themselves and our house. We are happy with all they did.

I had a concern about my attic and when I called they said they would come out and do a free inspection of both the attic and crawlspace and give an estimate for any work needed. Chris came within the scheduled time and did the inspections. He said there was no current problem with the attic but pointed out some current and potential problems in the crawlspace. He said he would send an estimate. I received it on the 19th and am reviewing it.

I got two bids and this was about $200 higher but Mark, the estimator, was very knowledgeable and explained everything in great detail. I knew exactly what I would be getting and he and prepared the estimate in a very professional manner. Mark told me that I was eligible for Puget Sound Energy rebates for insulating the floor and that American Crawlspace would deal directly with PSE. The amount of the rebates was deducted from the invoice, sparing me the need to apply for the rebates myself. The other company didn't mention PSE rebates at all. I'm pretty sure the other company would have done a good job but the extra confidence I got from the way the estimate was prepared was worth the slightly higher price. The 3-man team arrived exactly when they said they would and completed all the work by mid-afternoon. Since then, I got underneath the house and inspected the work and everything was done exactly as described.
Description of Work: Removed the old vapor barrier and replaced it, insulated the floor, sealed and wrapped the heating ducts, wrapper the water pipes, and sealed holes that could allow vermin to enter.

The initial work went well and we were pleased. We retained the pest control service for a year and no problems. Then another year later, after our warranty had run out, we had rats again. I looked and they had pulled out wire mesh and spray foam that had been used around the crawlspace access door. I called them to tell them of my problem and mentioned that I didn't think that repair was done properly in that area. They promptly called me back and the owner came out to look at the problem and agreed. At no charge to us, he sent someone out to fix the problem.. No more rats! So nice to be treated so well by a company!

Description of Work: Inspector Townsend arrived at home within the two hour period. Prior to he called to let me know he was on his way. We discussed the electrical challenge in my attic which is knob and tube. I was told I needed the knob and tube certified by an electrician which I was aware of. I was also told they would blow fiberglass insulation on top of the wiring and old rock wool without any baffling. I did not feel comfortable with this method or his suggestion. The attic ventilation was not discussed and never mentioned. I do not have any confidence in this company.

Response from American Crawlspace Cleanouts
Thank you for giving us the opportunity to inspect your attic. Many older homes in the Seattle area still have knob and tube wiring. We carefully follow the guidelines set forth by Puget Sound Energy and PUD when dealing with attics of this nature. After knob and tube wiring has been inspected by a qualified electrician and found to be suitable for continued use, loose fill fiberglass insulation can be safely added to the attic. Attempting to baffle questionable wiring is not a safe alternative. When Chris inspected the attic, he assessed both the lower and upper ventilation. He explained that with the low pitch roof and limited amount of ventilation, we would have to limit the total R-value of the attic insulation to R-38. Baffling for existing ventilation was also included in the bid. Though we typically try to achieve R-49 (about 16” of insulation) in every attic, the conditions of this particular attic made it necessary to reduce the level to R-38 (about 13” of insulation). The way this attic and roof was constructed would require a roofing contractor to add more ventilation. Even with this added expense, the pitch of the attic would be too low to achieve more than R-38 insulation. We understand that it can be frustrating dealing with the limitations of working with older homes. Our policy is to always provide the safest and most cost effective solution for every project.

Impressed with the result. After a timely followup Chris came out to check my crawlspace and make recommendations. American Crawlspace Cleanouts is the third crawlspace cleaning company to bid for the work, and when he discussed his findings, I was surprised at how low key he was. No pressure, no sales pitch, not recommending things I didn't need. American Crawlspace beat both of the others WITHOUT me sharing the other bids. I'm not kidding. Just their regular pricing, which included replacing the crawlspace door (which was rotted and hard to remove/replace), and replacing the vapor barrier, with cleanup. Quite fair and significantly lower than the competition. I got the sense that they were a smaller company that was hungry for business and reputation; hard to find out here in Western Washington. The other thing that impressed me is that Chris made it clear that I didn't have any pest issues; didn't need a sump pump simply because of some small water pools; didn't really need any insulation work. He did recommend upping the insulation to R30 which I do plan as Phase 2, but he stressed that what I had was fine if I wasn't freezing (I'm not). The other providers were throwing in all sorts of "optional recommended" things. The guys came out on schedule (in fact 15 minutes early), were polite and respectful. It took three guys just under 2 hours to complete the work, and I was impressed with what I saw. I do plan on eventually painting the door to match the rest of the house, just to be picky, but it's perfectly fine as-is. Fully intend to continue using them for Phase 2 (the insulation) and have them bid for attic insulation and cleanout which was something I'd planned on doing myself because everyone was so overpriced; but if they come with a reasonable bid, I'm happy enough with their work to give them the business.

All has gone well. They provided all documentation necessary for PUD reimbursement. PUD rebate $946. More vents had to be added per PUD requirements. Not included in the original estimate, these were added at no cost. Clean up was complete everything was hauled away for disposal.
Description of Work: Removed and replaced vapor barrier and floor insulation. Wrapped heat ducts, water pipes, drier and stove vents. Increased total vents and installed a new access door.

The office staff, the pest control workmen, the inspector (Chris Townsend) who provided cost estimates and supervised the work were wonderful to work with. They did an excellent and thorough job, got rid of our problems, and gave us discounts as well. The estimate was free of charge and the total cost shown here included the cost of materials, labor, crawlspace cleanup and pest control services, discounts and taxes . The workmen also cleaned up after each phase of the work was completed. They were also careful to avoid damaging shrubs when they navigated our narrow driveway with their large truck. I would definitely hire this company again and would highly recommend them to other homeowners.

Cleaned and deodorized crawlspace, removed vapor barrier and replaced old insulation with R25 and water pipes with R11, recommended replacing worn heating ducts and installed new metal ducting.

The initial bid went well and Chris was very informative, answering any and all questions I had. Scheduling was fine with Julie who kept me informed all along the way, including working around some schedule conflicts I had. The installation team showed up on time (early, in fact) and the job was done in a couple hours. They were very careful about laying down protective plastic on the floors and walls and you could hardly tell they'd been there once they left. The team lead, Manuel, was very communicative throughout.

Look no further! This is the company you want to hire if you are having any problems with your crawl space or attic. They are thorough, protect your home while working and remove everything after they are done - you can hardly tell they were there. The complete staff, from Thaddeus coming out to give us a 'diagnosis' (totally honest about the current condition and recommendations for what is a priority and what can wait for later according to our budget), as well as Julie and Crystal handling the scheduling of the appointments (very easy to reach and they worked to accommodate our schedules also letting us know of cancelations and offering us the opportunity if convenient ). to the crews ( I wish I could name everyone) coming out to do the work - everyone is friendly and professional. They are prompt (even a few minutes early always arriving within the time they said they would), they start right away and both major jobs were completed earlier then the ETA I was given. This company also works with Puget Sound Energy (PSE) so they can apply any energy rebates that you could be eligible for regarding the work that they complete -- which saved us $500 + Angie's list 10% discount for a total saved of: $629.03. They also handle all of the paperwork for the rebates so you don't need to do anything. I can't say enough about how easy this company is to deal with and the quality of their work and how efficiently they complete the job.

First off, there were no schedule changes. We agreed on a date and it happened as planned. Very organized. This crew was the best. Very professional. They were punctual; very pleasant; worked very hard. Coverings were placed on the floors and walls surrounding the area of activity. Cleaned up afterwards. The first day they cleared out all the old insulation and moisture barrier. Had me check the area for my approval. I liked that. When their day ended, they made me aware of when they would be back the next day. And they arrived as promised. Then when they were done blowing in the new insulation, they had me check that as well along with inspecting the crawl space. House smells so much better. And having these guys do the job was icing on the cake. These people understand customer service. If you want it done right the first time, seriously consider them.

We had them come in April to remove the old attic insulation. They were prompt and quick and did not make a mess. Once we completed electrical work in the attic, they returned to blow in loose insulation in most of the attic and placed rolled insulation in the part we access for storage. They cut a new vent hole in the side of our house and replaced our crummy old vent hose with a new rigid metal. The were punctual and completed the job in a reasonable amount of time. This company was very helpful, bringing me samples of the product to test for sensitivity and working with our utility to get the biggest energy rebate possible. All in all, a very good experience.

Thaddeus came for an initial consulation, he recommended complete cleanout of the crawlspace and told me the attic was fine as is. One other provider told me I had to replace everything in my attic to and used some scare tactics on me to try and get me to do the attic. After this I phoned Thaddeus and he came out again and did a further inspection of my attic taking pictures for me to view. He again said the attic did not need to be done, explained why and showed me the pictures. He came and mae this second trip on a Saturday so both my husband and I could talk to him since we were both interested to see if it needed to be done or not and had questions. Thaddeus spent a great deal of time explaing everything to us and ensuring us the attic was fine. He also provided a very good estimate for the attic should we want to do it anyway. The quote for this company was $1200 less than another company for the crawlspace and the other companies quote did not include the vapor barriers or mini roofs for the crawlspace doors. There was absolutey no pressure to do the work with them. Once we decided to move forward they were prompt and professional in scheduling the work and arrived on time. The workers were great, they really earned every penny of what we paid. They stayed all day and late into the evening to finish. The did leave behind a cuple of things but no big deal to throw them away and after I saw all the stuff that came out of that crawlspace boy do I feel like I got a great deal. I also really respect the honesty of Thaddeus regarding the attic and the low pressure but very helpful sales approach. They have also left the insulation out of the crawlspace until the fall so we can have some plumbing upgrades done. They broke hte work into two phases at no additional cost to us.
Description of Work: completely remove all insulation, debris and rodent droppings/carcasses from the crawlspace. Replace vapor barrierer with upgraded thick and colored barrier, seal off all openings, created two new crawlspace doors and mini roofs.

I called them up for a quote and they provided one by the next day. Compared them to a few other quotes and they were much cheaper. They quickly came out and cleaned up and secured our crawl space making the buyers of our property very happy. The workers were very efficient, paid close attention to detail and even had a smile when they were done. I will definietly use them again and recommend them.

Was able to do restoration earlier than scheduled due to a cancellation. Arrived on time with two trucks and full crew of 4 around 8:30 AM. Worked until aprox. 3:30 PM. Did a great job, kept noise to a minimum, and cleaned up area. They followed all work to be done per the estimate provided. Installed new insulation, sealed all gaps to prevent rodents from entering, provided door at crawl space entry, and provided and installed additional metal duct for dryer venting to outside of house. Approximate cost above is after ($950) for discounts and rebates. They handled all paper work for rebate. Thank you for a great job guys!!! First of all, the inspector, Thaddeus Lee was very professional, kind and thorough. His team of two, Manuel and Francisco were not only punctual, but very polite and cleaned as they worked. They put in a long 6 hours and were very thorough. I would highly recommend this company to anyone who wants a professional company to service their crawlspace and/or attic,
Description of Work: In the attic, they replaced the bath fan vent, replaced insulation on the hatch cover and set traps. In the crawlspace they removed and replaced the vapor Barrier and sealed with foam around plumbing/pipe penetrations in the subfloor. They applied a perimeter barrier on exterior or the house, and the perimeter in the crawlspace, along with numerous other things.

First of all they are totally family owned / operated and have super integrity that showed across the board. The owner Mark himself came out on the 4th of July and took the appointment so he could give his employees the day off before he went to his own BBQ. We had 2 other people come out before to give bids and neither of those companies offered to look underneath our house to see the full picture. Mark did and he was wearing a nice shirt :) After his evaluation and quote it was literally thousands less for everything they included for the whole house and we were thrilled. We hired them and their guys came on time, did 2 days of 10hr shifts and were very professional, sweet to my kids and did a bunch of work that wasn't even on the bid just to help us out. After the appointment we discovered one of our bathroom fans motor had burned out in the process and was an easy part to replace. We called to confirm what had been done and without hesitation the other owner Paul of his own accord took the time to not only come out and assess the situation but went to the hardware store and picked up the replacement and installed it himself at no charge to us. We didn't ask or or expect this but loved the experience. If we could hire this company for every home owners situation...hands down we definitely would. From start to finish they were a joy to work with from the receptionist, to the owners, to the 3 super nice workers that came and did a great job. Literally felt loved in the process and we have already recommended them 3 times and it's been just over a month. Check these guys out for this work or you are doing yourself a disservice.
