The inspection was performed, and no major problems were highlighted. Shortly after moving into the house we were contacted by our homeowners insurance providers stating that they would not insure the house as the roof was past it's useful life and needed to be replaced. In the inspection report it states "Minor repairs are needed to this roof which is fairly typical for a roof of this age." If the inspector had known more about roofing, he would have noticed that the roof deck was OSB sheeting, and not skip sheathing. Although this is code-compliant practice, it is not an advisable one as it drastically reduces the life of a wooden roof. In my eyes this is one thing the inspector should have pointed out. Also when we were doing the inspection, we noticed some dark brown blotches on the limestone slab floor of the master shower. The inspector said that it was probably just a mineral deposit in the slab that had discolored, and in the inspection report it says the shower tile is SAT(isfactory). Well, it turns out that the shower pan was not installed correctly and that under the slab was a pool of festering water that had leached through the porous limestone, causing the staining. Although there is no non-destructive way that the pan can be inspected, staining on the shower tile is another thing that should have been pointed out as a potential issue. The shower finally started leaking through the soffit below a couple of weeks ago (it is situated on an overhang) so we have just had to rip it out and install a new one. Due to a little quirk, we actually found out that the shower had been leaking for a while. The previous owners' cleaner called offering her services, and when we were talking to her she mentioned that they hadn't used the master shower in a long time due to the leak. In my eyes you hire an inspection company to provide the expertise to highlight existing and potential problems. This inspection should have highlighted the tell-tale signs that the roof and shower needed a more thorough investigation by a person specialised in the field. As a result of this oversight, we have had to replace both the roof and the master shower. Not impressed. This company was originally recommended by my mortgage broker who said they had always performed well in the past. He has since stopped recommending them based on this experience. Update - we have also recently looked at making some improvements to the deck. The contractors who came to provide estimates also pointed out several obvious features that are not per code. I am now having to pay to get these fixed. That is now three major issues that were missed by the inspector. Truly terrible. I now have two years experience as a home owner, and seem to know more about roofing, tiling and decking than the 'experienced' inspector who inspected our house.

House was left by prior owners in pristine condition with regards to new paint, carpet, hardwood polish. Just what you wanted in new home. Now it appears to cover up major issues. Some errors on exterior front notated and we could adjust later. HOWEVER, the items excluded were the Exterior back yard foundation with wood form(s) still intact! Crawl space-major issues of holes in foundation from original builder's lack of quality; ducting that is not attached to furnace, mold, rodents, ducting that is filled with water;insulation that is wet from those ducts and the story goes on. The individual inspector did come out after his office was called. Still did not tell the truth. He was going to have his boss call the gas installers, since they were the people to bring the water issue to our attention, and have them reprimanded for saying there was water. I know what I saw. However, still doesn't exclude the holes.The inspection group did respond in December to our letter and said they felt they had performed their duty. It it they state that "others entering the crawl space my have disturbed the ducting". This inspector has not been truthful. This is bull. Also, they stated that the inspection is "visual observations. My pictures tell the story. I can't tell you how bad these people are. Where is the integrity of the builder and the inspection people and the State Inspection group too.
Description of Work: Complete Inspection of home to be purchased. Crawl space, exterior etc. Home is 11 years old built by "well know" builder.

Very nice inspector took his time going over the house. He focused on details and missed some huge problems, such as a roof that was not to code and leaked in every room. He told me that the roof was excellent and only a year or two old. He also said that the house was completely insulated, when only the addition was insulated. The roof alone was a $10,000 additional expense after I bought the house. Replacing drywall and painting every room is next. The inspector wasn't able to identify common items like a water heater vent or the intake and vent pipes for the gas furnace. There were additional significant problems that were overlooked, but I think you get the idea. This was a nightmarish experience.

THE INSPECTOR FROM SEBI WAS NOT ONLY THOROUGH, COURTEOUS, AND PUNCTUAL, BUT HE WAS ALSO VERY HELPFUL. HE MADE MANY SUGGESTIONS ON HOW TO MAINTAIN THE QUALITY AND CONDITION OF OUR HOME.
