Brad was fantastic to work with! We called him out for a post-purchase inspection, after we had seen the detailed report he prepared as a pre-purchase inspection on a different home. When he came to our house, he answered all of our questions and was patient and friendly throughout a very thorough inspection. We highly recommend him for other homeowners who want to get a better understanding of how to maintain their new homes.

The inspection revealed issues that were important to know about.

We decided to do an inspection of a potential purchase before making an offer. The house is on a steep hillside so we wanted an experienced inspector to give a good analysis of slippage and construction quality. Our realtor recommended Rainier Inspections, and he completed his write-up well in time for the offer deadline. Brad spent 3.5 hours examining the inside and outside of the house. I was present for the inspection, and he was very willing to explain his process and findings. He explained signs that would have indicated runoff water pooling or construction slippage (signs not present, fortunately). He was knowledgable about a no-longer used electrical system from the 80's and gave ideas about which parts could be hard to find in the future. He fully tested all water, ac/heating, CDFI, and other systems, as well as pointing out windows with seal leakage. Brad's write-up contained close-up pictures of areas of concern, with clear explanations of necessary repairs or recommended maintenance. We have a clear document to reference going forward. I felt very confident with Brad's work, and would unhesitatingly recommend Rainier Inspections, Inc.

I have hired Brad from Rainier Inspections to do two pre-purchase inspections for me, and I have recommended him to everyone I know who is purchasing a house. He has found things that other inspectors miss. For example, my roofer asked for Brad's contact info because he found flashing issues that the roofer was surprised anyone noticed, and he found condo siding issues when my friend bought her condo that saved her thousands of dollars. He provides an electronic report within a day, with pictures and issues itemized by severity. He will also happily answer any inspection-related questions. I feel like I have the full picture of the health of the house, which helps reduce the stress of purchasing an older home.
