*** BEWARE, GROSSLY OVERCHARGES••• I have a condo in Seattle that my daughter lives in. We had a need to have a toilet reinstalled along with a washer & Dryer that needed to be hooked back up. I live in California and she was unable to do this work herself. I told her to call a plumber and I’d take care of the charges. My daughter had my permission to use my card to pay for the service. She was in a nearby town doing an opening of a new restaurant and was unable to be there and called Beacon to do the work. The tech sent over a docusign which she filled out and provided payment. Afterwards, my daughter sent me a copy of their invoice. It mention the need for some newer parts (hammer arrestors, braided hoses, wax ring and bolts for the toilet. Cost of parts when I priced them out through Lowe’s was roughly $120. They charged my card (my daughter approved it because she didn’t know any better). $2772 for the work. That equates to roughly $2300 in labor for something that should have been fixed in an hour. A very expensive lesson learned for my daughter and myself. This company should be ashamed of themselves. Obviously, had I seen the quote, I would have refused the job. Their response- Jeff, It is actually a contract. Beacon does not offer unearned discounts when the proper prices are charged. Even when reviews are left that is clearly trying to damage the company, are untrue. We are declining to offer an unearned discount at this time. When I first contacted you I acknowledged such, and my review clearly stated that she signed for it. What your company calls ‘proper prices’ are outrageous. If you have children or grandchildren, I hope they’re never taken advantage of the way my daughter was. I have the money and means to cover the cost, again that was never the issue. Your company is lying if you think I wasn’t truthful in my review. It happened 100% the way I listed. Was the review meant to get your attention, and if it were to damage your reputation, that’s solely based on your company’s ethics, because nothing was untrue.

BUYER BEWARE I was charged $650 for a 3-valve kit, [*** Link removed ***] that I have found for less than $100 at multiple locations. I agree in marking parts up as part of doing business, but marking them up from $87.50 to $650.00, is in my opinion highway robbery. Granted they only charged $100 on labor which was reasonable, but it in no way makes up for ripping me off on the cost of the parts. So BUYER BEWARE - they will overcharge you, especially if this is after hours.

We are tenants in a rental home with an 18-year-old gas furnace. The furnace quit working in Feb 2022 and at that time another heating company was called by the property management company to evaluate. That company recommended the furnace be replaced and the owners chose not to do that. So, when the furnace quit working again on Dec 5th, the property management company called Beacon Heating to evaluate the situation. Thus, we were so blessed that Ian and Josh, technicians from Beacon Heating, came to our rental home to evaluate the situation around 11 AM on Wed Dec 7th. Ian contacted the property management company with detailed information and recommendations. The property management company contacted the owner but did not hear back from the owner until late in the afternoon. Once the property management company got back with Ian about what was approved by the owner, Ian and Josh ordered the parts, drove to pick up the parts in Kirkland and got back to our home around 6 PM. They were masters in replacing the two parts needed to get our furnace working again in less than 30 minutes! During those two service visits, they were always professional, explained what they found and what they were doing. Then, today I had some questions about the furnace. I called and left a message for Ian and he called me back immediately. He answered my questions clearly, patiently and expertly. In summary, Ian and Josh are over the top skilled, knowledgeable, honest and direct about their services and recommendations. My husband and I highly recommend Ian's and Josh's five start services to homeowners and tenants.

Had me sign an estimate for $647. They charged me $708.00 (tax plus show up fee and travel fee that was added). Left the job 2 hours later, drip fixed and nothing else fixed. New estimate to get the drains working was $1,700.00. After complaining to "manager" two people and 20 minutes later drain to sink was cleared (hair ball of course). Same charge. I fixed bathtub drain with product bought at Home Depot. They explain that they charge by "job" and not time and materials. I think this job should have cost $200.00

Beacon plumbing charged over double what others charge for a hydro jet. After showing up late and overcharging for a septic system pump out, they then sold me an upcharge to hydro jet the plugged line to the house. It was exactly 10 Feet and they charged me $1200! I called my normal plumber on Monday and he charges $675 to jet the whole system/field which might take a couple of hours. Another outfit charges $250 an hour with a typical 2-3 hours to clean out a whole system/field. Beacon was done with my 10 feet in less than 30 minutes and charged $1200. I believe they are a big rip off company and are probably no better than SouthWorst plumbing. Oh, when I brought this billing to their attention, they offered me $50 off my next service – Like that makes up for a $600 overcharge! Next service… that will NEVER happen. I am a landlord of multiple single family homes and I would recommend Aardvark plumbing in Tacoma if you can get it done M-F or O’Neils in Seattle any time. I have always got great service at a great price from both of them.

Unprofessional, Rude, Horrible experience! The technician called me before he arrived and was rude even then. When he arrived he was rude to me, my 3 year old son and my husband. He shouted at us and told my husband he was taking jobs away from "good Americans like himself". Then demanded we pay him over a thousand dollars to get our boiler up and running. He acted like a crazy person.

Beware heavily marketed, currently busy contractors. I believe Beacon Plumbing is far too successful currently to care about the quality of your experience. My story is about a $23,000. water heater and a broken window. I purchased a commercial water heater for my business in November 2018 for the insane price of $16,000. I was willing to pay such a high price only because of the excellent experiences I had in the past with John Wheatley of Beacon Plumbing. I have always recommended them to other business owners and friends. Except for the high price, my experience was excellent again this time. Five months later, the water heater failed on a Friday afternoon. John was out of town so I spoke to Giovanni who told me he could replace the water heater under warranty the following day. Very impressive. He did inform me that, unfortunately, the labor cost couldn’t be covered under warranty. I was concerned because he said the labor cost would be over $7000. I asked if they could give me a break given that I had already apparently paid them this much for labor the first time a few months earlier. He told me he couldn’t authorize it, but that there were a number of possibilities that I could discuss with John Wheatley when he returned or possibly with their customer service department. He also said that possibly the distributor of the water heater may have a warranty labor allowance. I felt I might have some options but we needed to do the installation immediately to keep my business open. They installed the water heater on Saturday and accidentally broke my front window in the process. They told me they would take care of it. It took four guys about 2.5 hours to install the water heater. At $7000. I calculate this as $700. per hour for labor. At least two of the guys were just here as laborers to help move the old water heater out and the new one in. I’ve spoken to a couple of other contractors since and they tell me that I have definitely been gouged. On Monday, I was able to speak with John Wheatley who told me it was possible I could get a break on the labor cost and that I would have to speak with Steve Araki. I spoke to Steve and he said he would look into it and get back to me and again assured me that they would at least take responsibility for the broken window. I did not hear from Steve for a couple of weeks and so I called him again. Steve’s work days seem to vary from week to week so it is hard to reach him, but when I did, he asked me if he could have a couple more days to look into it. I said that was fine. I waited a couple of more weeks and didn’t hear from Steve, so I called him again. He again asked for more time. I expressed frustration, but felt he was understanding and would ultimately help me. I waited a couple of weeks more and then started attempting to contact other people within the company. I tried to reach John Wheatley who always used to answer his phone or get back to me day or night. He has now stopped answering my calls or texts. I then reached Kasen Burris, who is apparently the manager of customer service. I explained the circumstances and Kasen told me that my only option was to continue attempting to call Steve. I have called many times and explained my concerns to many people within the organization and now believe that their customer service policy is to ignore their client complaints until they give up, and my window is still broken four months later! I still have never received any documentation or invoice for the charge to my credit card so, after a couple of months of trying to get them to talk to me, I attempted to dispute a portion of the charge through my credit card company. I did this primarily to get them to respond to me. Someone in their company did all of the research to respond the credit card company along with an invoice to establish the legitimacy of the charge but still nobody was willing to speak to me. I have idolized Bobby Wagner of the Seattle Seahawks and worn his jersey for years. I never realized how relentless the Beacon Plumbing advertising is until I had this issue with Beacon. I now change the TV or radio station whenever they come on because it just makes me angry. If my case is unusual then perhaps Bobby Wagner shouldn’t be concerned about attaching his good name to this company but I find it very unlikely that my case is unusual. I have spent many hours trying to get someone to talk to me and even hear my complaints with no luck. I believe that a successful company who ignores it’s customers is doomed to fail in the long run. Beware!

*AVOID at all costs!!* I hired Beacon to snake my 6th floor condo and they did not snake all the way down to the main line, simply pushing the blockage to another unit, which nearly flooded. The only reason it did not flood is the owner happened to return home as the water reaching the top of the sink. When I contacted Beacon (after our Condo Mgmt team hired another plumber to fix the emergency properly), their customer service refused to share the additional cost incurred by reducing the bill for their poor work. Other reasons to avoid Beacon: 1. $75 fee to come out - charged ON TOP of the work 2. Flat Fees for everything - if your job is small/easy, you are better off paying by the hour 3. Upselling - beware of their suggestions for additional work at high rates 4. They don't care about your experience - they could have avoided this review with a simple gesture and acknowledgement of the error Simply said, the business model here is get there quick and take advantage of you. You can do better - pick literally anyone else.

We called Beacon in an emergency on a Friday evening, we had rain water running through our electrical box inside the house. They were great in responding and assured us they would be back to fix the issue the following Tuesday, which turned into Thursday, which turned into sometime the following week. We gave them half down per their request to get this fixed quickly. After cancelling on us twice, I decided to get some other estimates. The other estimates came in much lower 30-50%. I decided to cancel having Beacon do the job. I called to cancel and get our deposit back, that went well. Later someone else called to say they would be out to fix the problem, I told them we had cancelled. Just to be sure Beacon understood I called the main office again to cancel and request a refund. This time they told me the person who did the refunds was out of town for a while. After waiting a few days we still didn't have our refund. I have now had to request our money back through our bank, as it didn't appear Beacon would be refunding our money. Just a terrible way to do business.

There was arcing in our attic, where a staple had been driven through an electrical wire. We called Beacon, and initially were pleased that they came out promptly. But the lead electrician was eager to leave as soon as possible. He stayed on the ground, so he never saw the wire, but he repeatedly suggested to his partner in the attic that the staple “must have barely nicked” the wire. He told the guy in the attic to pull the staple and mend the wire with tape. Then they left. Right after they departed, we discovered that our porch light no longer worked. We found that the “mended” wire was shorting with a bright flash. It had been cut, then had tape wrapped around it instead of being terminated properly. Beacon not only failed to fix the problem, they left us with dangerously faulty wiring. We had to pay again for another company to fix the wiring, since I did not trust Beacon to correct their shoddy work. I would not recommend Beacon Electrical.

We just kicked Beacon Plumbing out of the house for two pricing bait and switches in a row. The phone dispatch quoted me $75. for a visit. I asked if there would be an after hours charge, and he said no. The repair guy called 20 minutes later and told me there would be a $24 after hours charge, and got grouchy enough at me on the phone that I relented and told him to come anyway. He then walked in the house and refused to do anything other than run a $389 diagnostic on the furnace. We declined. We would rather be cold tonight, and call a competitor tomorrow.

Called Beacon for a pretty straight-forward job I needed to get done ASAP on a rental house before the Christmas holiday. They were available the next day when I needed them. They called to let me know when they would arrive which was in the early part of the window provided. Plumber Troy R. was The MAN, and got the kitchen sink re-plumbed in less than an hour. The price was a little high which I expected, but he had everything he needed on the truck and got it done a lot quicker than most. Thanks!

Brom and Willie re-connected one of my radiators today and got my whole heating system back up and running in expert fashion. They also did an A+ job installing a new toilet and all new bathroom fixtures (shower, tub and two sinks). Professional, courteous, efficient, and tidy. Best plumbers I've ever hired (and I've owned three homes over the past 30 years). Grateful.

Once Beacon arrived, it took their tech only a few minutes to isolate the problem as a short in the line to my post lamp at the end of the driveway. They disconnected the line to the lamp and restored power to the faulty circuit breaker, but they said they couldn’t do the location work needed to identify where the short in the underground line to the post lamp is at. Told me I’d have to have someone else come out and do that, but they would be glad to come back and repair the line once the break was located…and I’m sure charge me more money! The technicians were friendly and knowledgeable, but I really didn’t appreciate learning about the $246 trouble-shooting service fee after they showed up and after I asked what fees were involved during the initial phone call. And to add salt to the wound, after they charged me over $350, they couldn’t fully resolve my problem. I definitely would not recommend Beacon based on their prices.
Description of Work: I had a circuit breaker that was not working, so part of my house was without power. The good news is Beacon showed up the same day to trouble-shoot the problem. The bad news is they charged me over $350 to locate the problem, but then couldn’t completely repair it. When I called them and asked what service fees they charge, I was told it was $75 to come out. Well, after they arrived I was told it was an additional $246 if I wanted them to trouble shoot the problem! So, really Beacon’s upfront fee to do work is $321.

The guy tied to up sell and ultimately was $1500.. I refused and was charged a 75.00 service fee. Very dishonest and over charging. I see why they can afford so many commercials and celebrity endorsers. Their motto should be “ Call beacon, then start freaking “!

They had same day appointment and arrived promptly. We knew there was a $75 charge to have them come out. We assumed this would include a diagnosis and quote for the repairs. However, when they arrived they immediately asked for $574 to diagnose the problem. They were not willing to tell us this by phone when we made the appointment, so this came as a huge surprise. We declined to pay that amount just to learn if we in fact have a plumbing problem at all. While we were paying the $75 plus tax, the worker commented that the smell was probably from “all the guinea pig poop.” We don’t have a guinea pig and our rabbit has a clean enclosure which smells only of fresh hay. It was simply unnecessary for the worker to assume we don’t know the difference between how our pets smell and a gas smell.
Description of Work: We had a gas smell in our home, but we do not have a natural gas line to our property. We thought it might be sewage backing up so we called Beacon to come and diagnose the problem.

All in all, I am always 100% satisfied and thankful when Beacon comes to repair a plumbing issue in my home. The service technicians are always prompt, courteous, competent and professional and I couldn't feel more confident in the work they have done in my home. My only ding comes in the price. The cost is very high, and when I asked several other plumbing companies to put in a bid on the repair work that Beacon had identified as necessary, Beacon's estimate came in at no less than $1,000 more than the next highest bid. But I want to be clear, I will call Beacon the next time I have a plumbing emergency, and I have recommended Beacon to my friends when they have had emergencies. Beacon has done toilet installation, shower/tub repair, flow regulator installation, kitchen sink repair, etc. in my home, so it's clear that I have trusted Beacon. However, if I have time to collect bids, I am unlikely to select Beacon -- only because of price. Also, I called Beacon to return and recheck the line when a different plumbing company showed me a video of the sewer line during the bid process and it looked like there was a problem with the repair. Beacon promptly returned and rechecked the line, showing me the video of my line. Everything looked great, and they couldn't have been nicer when doing the work. The technician for this job was Ned, and I'm sorry that I lost the name of the man who was working with him.
Description of Work: We called because we had a little water backing up in the shower. We called Beacon and they responded immediately, as usual. As it turned out, there was a blocked sewer pipe as well as a break in the line. Beacon had to dig, by hand, to the break, repair the pipe, install a clean-out (we didn't have one!), jet the line and provide a video inspection showing that the line was clear. However, Beacon also showed that there was another break in the line that needed repair, though it wasn't an emergency. I received an estimate from Beacon for that job.

I hired Greenwood Heating instead since they responded same day and also sent out a tech the same day (without charging me) to provide a quote. It was reasonable so I scheduled them to do the work, which they agreed to do only two days later. Hire Greenwood. Avoid Beacon at ALL costs.
Description of Work: I emailed via Angie’s List asking for somebody to call regarding a quote to replace a tankless water heater. After two, days, they responded via email with an auto-generated form reply saying I needed to call to schedule an appointment, that they charge $75 just to come by to submit a proposal and that they need to know what service I was seeking. Clearly they didn’t even read my initial request.

Got grossly over charged by this company. The estimate was for 3000, which was high to start with considering the work involved but decided to go ahead since was in a hurry. What I did not realize at the time was that the way this company operates is that the estimates is worthless. Once the work starts they come up with additional items not included in the estimate. Since your plumbing is ripped apart at that point you can hardly refuse. Then the price goes sky high. In my case they charged an additional $1500 for an hour of work. I would never recommend them to anyone. I was influenced to chose this company by the advertising and they seem to have some association with the Seahawks. Don't believe it, this company is a scam in my opinion. What plumber can charge $1500 for an hour of work?

I'm sorry this job has upset you, for what it's worth the tech who completed the plumbing is one of our most senior techs and currently acting as our field supervisor. I can assure you the customer was in good hands, paid a fair price, and the plumbing work was great quality. Our prices will not be like your average, ma and pa plumbing outfit. We are a much larger company with greater capacity and greater reach. With that, unfortunately, is a greater cost of doing business. Should you decide to give us a chance to earn your business as a customer, we'd be happy to offer a $100 credit towards any future work.

Was quoted $1500.00 just for a few little parts and labor. All major parts already in Home. The C rating is too generous, this company is out right highway robbery. The repairman was not phased that I told him that it was just way too much and he left with only a $75.00 service call charge. Maybe that how they make their money. The company motto should be “ Call Beacon, and start freaking!”

The guy came in and was really rude from the start. He quoted $1200 for the work, which is really high for such a simple repair. When I told him that was way too much, he laughed and said me and my young son should get a gym membership so that we can use their bathroom. He then demanded to see my hot water tank which is in my walk in closet, even though there was nothing going on with it. He said that even though it's only a year old, I should get a new one. I then told him to get out of my house. He then argued with me and it got pretty heated. At some point, he went back to the hot water tank without my knowledge. He plastered a GIANT Beacon Plumbing poster to the tank. It's a huge sticker, and I can't get it off. I have to look at it every morning I get dressed. GRRRRR = ) Horrible horrible crew....Do not use.....Oh yeah, they charged me $100 for coming out.....Worst $100 I've ever spent!

However, the quote was no where near $1200 and instead of declining the service in a professional manner you wrote on the invoice "Go XXXX yourself" in the signature area. Oddly enough you then called us back out two days later and had us do the work we quoted. Not sure what happened, but we wish you the best in your endeavors.

At 10am on the day of the appointment, a truck with 2 plumbers shows up to fix our 'water leak'. I explained that I had asked for an electrician to wire-up the hot tub, and I called their central dispatch who assured me that an electrician would be here between 12pm and 3pm today. Ultimately, no call, no show, but Beacon was more than happy to try again tomorrow and make me wait again. No thanks. Obviously don't need the business.
Description of Work: I called Beacon to schedule an electrician to come out to wire up our new hot tub. We have existing wiring for an old tub that we had replaced, but the wiring was inadequate for the new tub.
