They were very speedy and they're really good. They came out, replaced it, cut it back and so far I haven't had any problem. They were pricey, other than that they did a good job. They were quick, they were in and out and they cleaned up.

We had a leak in a pipe which was located in our bedroom. We had a plumber of a different reputable come out and after 45mins and they said that one of the T-joints of the pipe needs to be tightened and the leak would be fixed. But since this is a super pex pipe he did not have the tool necessary and said he could not do it till monday. We also for ourselves had judged that this is what needs to be done, since this is a brand new the pipes were in great shape otherwise. We needed to turn our water on, however, for obvious reasons so we called Beacon for emergency service. The person showed up and looked at the pipe. He spent about 5 minutes looking at it and said the whole pipe needs to be replaced with a copper pipe and said it would take 3 hours to complete and gave an estimate for $1196 and some change. Once we told him, no that is not necessary we just need to get the joint fixed he went and talked to someone on the phone and came in and said ok I'll lower the estimate to $821.76. We again told him, the whole pipe does not need to be replaced, its a brand new house and we know where the problem is, we can see it, h*** if we had the proper wrenching tool its easy to do. He still ignored us and then said ok I'm leaving give me my $75 service fee. We ended up paying it, but were not happy. Another plumbing company finally ended up coming over and did the simple fix for under $200 bucks. How these guys come up with such an ignorant estimate for something that was already diagnosed by another company, the pipe was visible no wall removal or anything was necessary and it was a common sense fix is hard to fathom. I can also provide a picture of the joint that needs to be replaced, anyone with a little bit of plumbing knowledge can see its an easy easy fix.

Our technician's recommendation and estimate was based upon making the necessary repairs and bringing the plumbing next to the hot water heater up to code (pex is not to be placed within 32" of a hot water tank)---which is why he recommended replacing the pex line with a copper line.

My boiler broke down Saturday evening, October 12, 2013. I called several companies Sunday morning that serve the North End. Beacon was the first to call me back. The man on the phone said it was a $100 service fee if they came out same day, Sunday. Or $75 if they came out Monday. I decided Monday would be ok. We scheduled for a time before 9am. Monday morning, at 8:53, the tech coming to my house called me & said he would be at my house in about 20 to 30 minutes, depending on traffic. He finally showed up around 9:30am. I showed him where my boiler was. He presented me with a form that had the $75 Service Fee, plus another $219.00 for a diagnostics test. I asked him what the $75 Fee was for if he was charging me $219. He said it was a Service fee. I told him he had done me no service. I later clarified for the both of us that the $75 was actually a Trip Charge and not a Service Fee. A $75 charge for getting in the company truck and driving to my house. I ended up having to help the tech by tripping the breaker on and off as the tech called for it. He poked and prodded at this and that. I told him several times that the boiler needed to be cleaned. He ignored me each time I said that. He continued to poke and prod at electrical connections. He called the boiler manufacturer for technical assistance. The boiler manufacturer rep spoke to my Beacon tech for several minutes and they hung up. I was waiting for my Beacon tech to fill me in on the conversation, but he proceeded to put my boiler back together. He finally said that the diagnostics was "inconclusive" and he would give me a list of recommendations to fix my boiler. I asked him again if he would clean the boiler like I asked him to before. He continued to tell me he was giving me a list of recommendations for repairs. I was steaming at this point. If my body were replaced with the broken boiler, I could have heated my house just fine ;-) I had unkind words for him as he explained that I need $1,972 worth of work performed on my boiler. The cleaning portion of the list of recommendations is $201.25. that is all I need. I do not recommend using Beacon for complicated things like hydronic heating in your home. They may be only capable of cleaning out clogged drains and replacing toilets.
Description of Work: I'm not sure what Beacon Plumbing & Mechanical did for me. The tech poked around in my boiler and after an hour, gave me a written list of recommendations for repair.

Beacon Plumbing was called to evaluate an inoperative sump pump. Two technicians arrived and looked the job over indicating the sump pump needed to be replaced. I asked for a quotation for the cost of repair and was verbally quoted $500 by the vendor. I approved the verbal quote and signed an authorization to perform the work, asking the vendor to send me an invoice for the completed work. They agreed and and I let them proceed. 1.5 hours later, the technician called and indicated that the job was complete and the system was working properly. one week later I received an invoice for $2,756.00 which has NO itemization breakdown or parts. Ii called the company and the rep on the phone looked up the work job and indicated that I signed an authorization for the work and that was approved. I said I was quoted $500. They said the work performed was the price I was billed and they had an authorization to perform the work at the cost of $2,756.00. I called again and asked to speak to the owner, I was connected with someone who said they were the corporate lawyer and I signed a contract for the work at the cost billed. I am furious that I was taken advantage of in this manner.

They could not unclog the line, so we sought services elsewhere. The second service provider successfully used a different point of entry that was not previously utilized, and used the correct head on the roto-rooter and was able to unclog the line by hydro-jetting. Not only was this done at a better price, but the job was completed.

We purchased our house in June 2013. The previous owner had a new hot water heater installed in 2/2010 for $1500. He purchased a 10 year warranty per the paperwork that he gave us. The warranty is completely transferable. It was installed by Beacon plumbing. 2 days after the installation, the heater had so much soot build up that after 36 hrs of operation, it inhibited combustion all together. It was determined by Beacon that this was due to a defect in the burner assembly. Beacon replaced the water heater. Three days later, the water heater was leaking at the top weld and another complete water heater replacement was required. Yesterday, we no longer had hot water and went to check the heater. It was again not working. As Beacon had installed the previous two falty heaters, we contacted them and asked them to come out and assess the problem. We told them that it was under warranty and they told us that the warranty was "not transferrable," and that we would owe them $460 to change out a component part. I was able to pull the warranty from our files and it was indeed "FULLY TRANSFERABLE." The young man who was sent to our house by Beacon, looked at the heater and said that it needed a new spark started, as it "was not sparking." My husband helped him and showed him that it was indeed sparking. His response was "oh!" He then turned the gas on had a large amount of flames kicked back directly at his face. He jumped back and said "I don't work with gas tanks, I just install electric ones." Next he changed out a component and turned the gas back on and again the flames spewed from the tank. This time he jumped back and said that he better call for help as he "doesn't work with gas." He said that another employee "burnt his face a few weeks earlier. After he called for back up, they sat in my driveway for about 1.5 hrs waiting. The second group of workers came out and decided that again the soot build up was so extensive that it was inhibiting combustion. They proceeded to vac out the tank and spread huge amounts of soot all over my garage and everything in it. EVERYTHING is black, as though we had fire damage! They then demanded that we pay them $238.78 prior to them leaving. I asked that they leave us the bill and allow us time to contact the warranty company to confirm that they indeed did not cover the service charge. They refused to leave my house. I contacted their customer service department and explained my concerns with how the service was provided and requested that I be left with a bill and I would get back with them the following day. He was a complete jerk to me on the phone and belittled me and demanded payment. In the end my husband agreed to pay the 238.78 to get them to leave. The took our credit card, charged it, handed us a receipt and left. After they left we noted a charge that WE DID NOT AUTHORIZE in the amount of $219.20 for a "preferred customer plan." Today we tried to contact the owner x 2 and left messaged both times, but he will not return our calls. Needless to say, we are furious.

Beacon DID NOT install the heating system. They're the ones repairing the mistakes of another company. We've had Jon to our often to bleed the lines and replace the circulating pump. We plan on seeing him again in late 2013 to do even more work. Jon does his best to explain what's going on in a way that I can understand. He's punctual, always responsive and professional. Beacons prices are a little higher but I'm believer in "you get what you pay for". Fast forward a few years to 2015- We began using Beacon for our hot water heater. The lines would fill with air and would need to be flushed. After 2 years of flushing air from the lines, the water heater failed. We replaced it with a tankless combi/boiler system. After its installation the new system kept shutting down, sometimes as often as every 1/2 hour. The installer was repeatedly called out to "fix" whatever was going on. In a year and a half, he had been to my home roughly 25 times to correct the problem. All those times he left and the system would just shut down again. Finally fed up, I called another company to come out and take a look. Turns out the installation was done incorrectly. Almost everything about the installation was wrong- the supply and return of the heating loops were installed backwards, not enough hydraulic separation, no thermal expansion tank was installed, the secondary pump was pumping toward the point of no pressure- instead of away from the point of no pressure change, and the water temperature was set very high for no apparent reason. To be safe we contacted the manufacturer for a second opinion and they could tell just by looking at the photos that the system was installed incorrectly and agreed with what the first company was telling us. We then contacted Beacon. After a lot of terrible communication and going back and forth, they sent another installer out to our home to take a look. Without them actually saying to us that they agreed the installation was not done the right way, they convinced us to allow them to repair what was wrong. We weren't comfortable with them making the repair, but we felt like we should give them that opportunity to make it right. It's been 3 weeks and I'm happy to report that our hydronic heating system has not shut down. It's the only reason why I'm not giving Beacon an "F" rating.

The price for the job, according to our invoice, was given to your husband before the job was started. He authorized the work to be done for that price. We installed an ice maker box (which has the shut off valve), a new supply line, and a water hammer arrestor. We replaced the "piercing" or needle valve that caused the leak and a portion of the copper water service line. I understand that you are unhappy with the cost of the repair. Our flat rate pricing takes into account working on a Saturday and being available 24/7 so our prices may seem high, but our pricing is competitive with other emergency service providers. And, if you were to price the work with a time and materials emergency company, I think you'll find our price was fair. I am surprised, however, that you rated us so poorly in the other categores because the tech that performed the work has been with the company for many ears and I know he is extremely professional and punctual.

beacon sent Brian to rescue me from a cracked toilet tank, it had a severe crack in the lower corner area, he got here about 1 hour after I call the office, heavy traffic,terrible weather. went upstairs evaluated my tank , came back gave me a price to replace it, took the old one out and put the new one in,took about 2 hours total. when he was done the bathroom had never looked so good and no more leaking toilet,then brian left about 8:00pm , job well done

The broken pipe was under the house in a 6ft. crawl space. It needed to be replaced. I had them out for an estimate (which most plumbers change for and they did also $75 - put toward work completed.) They first told us that it would be $ 400. So we said Ok because we were already out $75. Then they kept finding what they called other problems. If we didn't allow them to fix these other problems they would not back their work. (and possibly left a mess along with charging us what we had already agreed to pay) To make a long story short, they ended up ripping up the wall in back of the sink, in back of the dishwasher, and down under the house. They would allow me time to repair the mess they made and the bill kept going up and up until it got to the final $ 1100 bill. I have never had a situation like this before and hopefully will never have another. I know it won't be from Beacon Plumbing. As he was leaving he highly recommended that we need to totally replumb out house because of faulty materials that were used when the house was built in 1989. I talked to other plumbers since and they have all indicated our pipes are fine.

I have used Beacon Plumbing in the past, I suspected their pricing was a bit high but after this experience I plan to never use them again. The price dropped $1000 when I told him I had received quotes from other companies, and the guy called back to complain I didn't use his services.
Description of Work: I had a sewer ejector which stopped working on a Sunday and needed to be replaced ASAP, I called a couple plumbing companies for quotes. Beacon did not offer a quote but sent a plumber first thing Monday morning he arrived bright and early. I received a couple call backs from other companies who were also interested in the work, they each gave me a ballpark number of $1000 for the work I was describing over the phone. When the Beacon plumber arrived he gave me a quote of $2400 and showed me in a pricing book that it was a standard price for Beacon to charge for a sewer ejector replacement. When I told him I had other quotes for $1000 the price quickly dropped to $1400 with discounts and a call to his manager. He then tried to convince me the other company who was ready to send a plumber that morning was quoting me different parts, I called them and confirmed they were not. The other plumbing company was ready to send a plumber out in an hour if I did not use Beacon. When I told the Beacon-plumber that the $400 difference was enough for me to atleast have the other company come take a look he was obviously not happy. I took his card and quote and told him I would call him in a couple hours if the other company didn't work out. He drove away but then called me back to complain that I did not take him up on his services, and insist the other company was either quoting me the wrong parts or sending an unlicensed plumber to do the work. The other company arrived on time gave me an on-site quote of $900, the plumber was licensed+bonded+insured, finished faster than expected, and charged less than the quote.

I apologize for the inappropriate behavior of the tech. I have personally addressed this with him and do not expect him to do this again. I used your review at our Monday morning meeting to re-emphasize to all of our technicians when we go out to a customer’s home that it’s not time for “Let’s Make a Deal”. Our pricing, compared with other flat rate emergency service companies, is competitive within our market and has been developed over many years. If we lose out to a lower quote, then from time to time we will re-examine our pricing for that particular service and decide whether the market dictates an adjustment. We do not, however, engage in haggling over our prices or bad mouthing the competition. There are other reputable smaller companies that do not have the same operating expenses as we do. Smaller companies can at times offer a price advantage (and provide the same customer support and service in the event of a later warranty issue as our company does). We offer service coverage over a 3 county area 24/7 and we are available on a same day basis (usually within an hour). We drive out in a fully stocked truck ready to do the work and not waste time chasing parts and equipment from a supplier that may or may not, for example, be open on a weekend.

When the original installer would not repair a leaking connection between a newly installed dishwasher we called our trusty Beacon technician Brian who was out here quickly. Repair required a new faucet installation which actually was more appropriate than the original construction. Repaired connection now working as expected. Have used Beacon Plumbing for previous plumbing and furnace issues and they are first rate!

They wedged in the new furnace, in place of the old one. They sloppily reconnected the old ducting to make it fit, instead of doing new ducting. The filter didn't fit properly afterwards. When I called them about the problem, the person who answered the phone didn't seem like she wanted to have anything to do with it. When the technician called me back, he said I just needed to get in there myself and cut out some insulation and it should fit just fine. For as much money as I paid, I would expect that they would be able to do that, in a professional manner.

This went poorly and I would not call them. My call was dispatched to the Renton Beacon Plumbing Company
Description of Work: I called Beacon because the "Eternal" brand tankless water heater we had installed by Beacon just over a year ago was not working correctly. The was running hot and cold and temp was inconsistant. The tech came out and looked at it then told me that it was normal for the tankles to do this and I would have to have a circulation pump installed to fix it. I was very upset that we would need to spend more money to fix what they already did. The issue had been going on only recently. they tech worker snickered and walked out telling me he could not talk to me. I called the company that manufactured the water heater and they told me that I should not need a circulating pump on a residential home unless it was very large. I was clear the tech was trying to take advantage of me and make another sale without fixing the problem. I called the office and told them what happened and the lady told me she had sent her best man to the house and nobody else could help me if he could not. I requested to spek with the manager and she said the manager knew nothing about plumbing and would not be able to help me. She said she would have a customer service person call back in about an hour. It took them about four hours to call me back and that was only after I posted on their Facebook page. The man told me the tech never said what he said to me and I was missunderstanding him. Basically he says I am an idiot and lied to him. The tech tried to rip me off and then tried to cover it up with his manager. The manager then did tell me he knew nothing about plumbing because he is just the manager. They offered to send another tech out but I declined and said I was done with them. We have spent over $30,000.00 have Beacon do plumbing work on our rental homes. We will no longer use them for anything. My husband is not allways here to deal with them and I need a company that does not take advantage of older women. We paid them nothing for the service call today because the guy walked out.

Had retiled the floor in an upstairs bathroom and had them come out to reinstall the toilet. 25 months later ( one month after their formal warranty had expired ) we noticed the the ceiling under the toilet started to sag. We called another plumber out to investigate. When he pulled out the toilet we found that the Beacon plumber had used a standard honey ring instead of using a thicker one or doubling them up which is the correct way to do it. The honey ring they installed had not even compressed and was like it had not even been used, very bad. When we contacted Beacon we were referred to their complaint dept. THEIR LAWYER! Should have taken them to small claims court, but simply did not have the time. They were rude and totally unwilling to take responsibility for faulty workmanship. Would recommend you not use them.

My 15+ year old gas furnace died on a Friday afternoon. Of course, it was at the start of a weekend, not on something like a Tuesday morning. And it was going to be the coldest weekend of the winter with morning temperatures down to 26. So I called up the heating company I had used in the past for bi-annual cleaning and they didn't work after 5 pm on Fridays and on weekends. Looking through the yellow pages I noticed Beacon did 24/7 emergency heating repairs (I thought they were a plumbing company). They said they could be out at 10 on Saturday morning. At 9:30, they called and said it would be around noon. Robert and Harry arrived about that time, assessed the situation, and Robert pulled out the ignitor element which was broken and pretty much eroded away. Replaced it with a new one and the burners still would not ignite. They proceeded to do voltage checks within the furnace and determined that the main circuit board which is in a sealed plastic container was not outputting the required voltage to run the furnace. Robert tried calling several distributors to see if they would have the unit. Most were closed on Saturday and one did not have it. It is an expensive part, > $500. It would be Monday before they could order it and mid-week at the earliest to get it and fix my furnace. Harry then proposed a new furnace and they started to show me the features of 3 models and said they could actually pick up the furnace and have it installed for me on Monday. Considering that mine was 15+ years old and that the previous year, the furnace annual check/cleaning guy had said the motor and squirrel cage bearings were going bad (more expensive parts), I said yes to a new furnace. On Monday morning, Robert and Harry showed up at 11 as they said they would. Dismantled my old furnace, put noise insulation board between the furnace and house wall as I had asked for on Saturday at no extra charge. They put in my new furnace, new thermostat and new condensate pump. Cleaned up everything. Checked all the functions of everything they installed until satisfied that all were working correctly. It was about 6:30 Monday night before they left. A long day for them both. During the day they were always polite and professional. Would explain things to me when I would occasionally look over their shoulders. And because the furnace is in the garage it was very cold for them, the outside temperature never exceeded 30 with a dense fog. The new furnace is so much quieter than my old one. I am very glad that I got it and that Robert and Harry were the installers.

Beacon Plumbing did a great job of being available on a Sunday evenging and responding quickly. I am rating Beacon Plumbing so low since they showed up at my house without the required parts and then they charged me a labor rate of $400 per hour. The part they installed broke one year later. Additional details follow. We have a basement home in Tukwila (south Seattle) with a sump pump system that pumps ground water into the sewer. The pump uses a piggy back switch to turn the pump on and off. I had just recently moved into this home and I had never lived in a home with a sump pump before. One Sunday evening in November, the basement flooded because the sump pump stopped turning on. Luckily, my father in law used to be plumber, and he helped us diagnose the problem. We discovered that the piggy back switch need to be replaced. Unfortunately, I had problems figuring out how to install the piggy back switch I just purchased. So, I called Beacon Plumbing for help. I ended up going with Beacon Plumbing since they available to help on a Sunday evening. So kudos to them for being available. When I called Beacon Plumbing, I specifically instructed the dispatcher that we needed to replace the piggy back switch to the sump pump. The plumbers arrived 2 hours later which seems pretty good to me for a Sunday evening. The plumbers took a look at the sump pump, and they first attempted to sell me on replacing the pump for $2000. What??? Don't these people talk to each other? These pumps only cost a few hundred. I informed the plumbers that we only needed a piggy back switch. They looked at the issue a little further, and they agreed with me. They looked in their truck, and they did not have a piggy back switch in their truck. What??? Don't these people talk to each other? So, they needed to drive back to their main office and pick up a piggy back switch. They returned and installed the piggy back switch in about 40 minutes. I was shocked to see that they handed me an invoice for $480. They said that they gave me a discount since they did not charge me for the diagnosis. Gee, thanks for the $400 / hour labor charge. That is more than a good surgeon or a lawyer will charge. These people are discusting. I just received a very expensive lesson on how to install a piggy back switch. Before calling these people, make sure you have several quotes from other plumbers. Make sure you question them about the parts they install, since it appears they heavily markup cheap parts. Also, make sure you have an agreement up front on how much labor will cost.

We are curious why you would be submitting this review 8 years after the work was done (by your account) and 6 years after the work was done (by our records). It is difficult to respond given the amount of time that has passed. Our records show you paid a total of $381.15, which included a $50 service fee and $31.15 in state sales tax. You were charged $300 for the work that was done on a flat rate basis. You were not charged an hourly rate. You were charged on a flat rate so any travel time to get the proper part was not charged to you. The rate you were charged did not increase because there were two people on the job. Nor would the flat rate price have changed if there were 3 people in the truck that particular day. You were provided the price before the work was started. Had you used a time and material company, you would have been charged a service fee, portal-to-portal travel time at a journeyman's rate, time and material to perform the job, as well as travel time to get the part, all at time and a half since it was a Sunday. If the part did fail a year later, it would have still been under our warranty and we would have replaced it for no cost.

I should have done my homework before I made the call. While doing a wiring project in my home i cut through one of the radiant heat pipes on Sunday. I called a few places but no one else was able to make to my house with the correct tools for this type of tubeing. Beacon rstated that hey had the tools and parts required. When the guy showed up a couple of hours later he did not have the correct tools to do the job. At this point I should have asked for an estimate. Beacon was unable to send someone out that day with the correct tools and parts. This left my home without running water. So on a hot day in August. This would normally just been a little inconvient but my wife is Pegnate and we have a toddler. So we ended up without running water and then on Monday Beacon sent a plumber out first thing the morning and that was when i got the bill for 550$. At this point i just paid so that we would have water again.
Description of Work: One piece of tubing replaced with two crimps for our radiant heat system. The tube was less then 3 inches long. Total cost 550$.

We would be willing to give you $100 credit towards any future plumbing or heating services to help resolve your price problem. If you were to have a competitive, comparable time and materials plumbing company do the same work, we would estimate it would have cost you about the same price or a little more once travel time and service charge are taken into account. It is unfortunate that so much time has passed between the date of service and your posting. The invoice does indicate in the lower left hand corner the price of $358 to make the necessary repairs and there is a signature in that box authorizing the work to be done. There is also what appears to be the same signature in the lower right hand corner of the invoice accepting the work as satisfactory at the flat rate quoted. The invoice also indicates that there were two different supply lines to your home that were repaired: a ¾” Pex line and a ½” Pex line. Our records do not show one of our technicians visiting your home on Sunday. However, it is entirely possible if someone stopped by your home on Sunday and did not have a Pex tool to make the Pex line repair and if the work was scheduled for the next day that no service call was charged (normally a $100 service fee is charged for calls made on Sunday).

The service technician was called by neighbor to come out and find the leakage problem. The service technician called my home saying that the leak was coming from my unit (rental condo.). So, I asked him how much was the charge, and he told me that it was for 2 hours and $164.25. When my neighbor called, they told him it will be one time charge of $75. The service technician lied to me and over charged me. I called Beacon Plumbing and complained and requested the refund for wrong charges. One time, they said they will give me the refund and then the office manager told me that he cannot give me the refund. After my continuous demand, they told me that they will give me $100 credit on my next service call. I told them it is not acceptable and that I want a refund. They have not responded back to me to my request to give me the refund and not credit.
Description of Work: It was the first service call to identify a source of a problem.

Chris, is the person I use, and he's an outstanding guy! When I had the furnace replaced, I had all the major furnace companies in the area come in and give me bids. For just the furnace, the bids ranged from $8,000 to $13,000. Beacon came in and said they would build me one right here, for $4,200. He also put the duct work back up, retaped it, and inspected everything. Beacon offers 24/7 service, so if something happens in the middle of the night, they send someone out. When they first came out to look at my job, Chris had been working for 16 hours straight! I would grade them all A's, and I am currently using them in my kitchen.
