Buyers beware! We just went thru the worst experience of our lives and hope with this review can save others from going thru the same experience. We chose Pacific Coast Construction to be the General Contractors on our new custom home based on a home we were standing in that they built. They led us to believe they had built others in the Tri Cities Area and that they had a "Relationship" with their subs. This was not true the house we were standing in was the first! We were told while standing in this home that our home would be built with the same quality and finish touches as this house was built. We were told they could build our house (they had a copy of the blue prints) in 100 days. It took them 170 days to complete it enough for fiinal inspection. While building our house they did the absolute minimum to get it passed. They did even less where they could get away with it. One example was the heated floor in the Master Bath. The floor was installed by the tile guys. It was suppose to be installed (per code) by a licenced electrician and inspected before it was covered. It was not inspected by the electrical inspector. Two toilet flanges were placed at 9 and 9.5 inches from the wall the master bath flange bolts were crooked and part of the tile had to be chipped out to fix that one. The standard distance is 12 inches. We had purchased all the toilets in advance but our toilets would not fit. The contractor never contacted us regarding this issue nor asked what we would like done. The Plumbers were the ones that informed us of this problem. Pacific Coast was rarely on the site. Anytime I went by the house the subs asked me questions because they had not been informed by the general. Most if not all inspections failed the first time. Then they would fix the issues enough to get them passed. Most of the time this required them contacting us by email (because that was how they did business) and told us what needed to get fixed. They did not know codes or rules. example: the lights on the outside of the garae didn't pass for water location. Had the contractor looked up the specks on the lights they would have been able to show this to the inspector and the liughts would have been fine. Instead they emailed us to replace the lights. This required buying new ones and installing them. (We installed because they were going to charge us $30 a light to have the electrician do it). Per the inspector we could have covered them with a blank (plate) and that would have passed. This was one of many issues we encountered thru this building. We did sweat equity so we could same some money. As I picked material, fixtures and items, I did this with a smaller budget then what was given so we could save more money to go towards landscaping after we moved in. Per the contract and per emails from the contractor we were entitled to this extra monies. The contracor bullied, threated and disregarded our requests and comments and charged us for issues caused by sub contractors that were in the house. Per the bank they could not hold back any of the monies due the contractor. Our credits and sweat equity amount were between us and Pacific Coast Construction. To this day we have recieved no credit and per the last email from the contractor we won't be getting more than $700.00 for our troubles and budget shopping. I cancelled three light fixtures right at the end so we would have no problem getting that credit. I reordered one light, that I was told by Pacific Coast Construction was $186.26. The lighting company gave me the price that the contractor was given. It was $98.00 not $186.26. I reordered this light because it was on back order and we didn't want to have anything to do with these people once we took occupancy. This way the light was sent to us. This contractor threated us with stop works and law suits and liens. We received very personal attacks thru emails that had nothing to do with building a house. They were very unprofessional, unethical, trust was gone with in weeks of the beginning of the building process. Upon completion they were required to supply us with lien releases from all the sub contractors. Our bank thinking they had them all released the final draw and we still have not received three of the releases or the final check which I figured thru my bookkeeping and the minimal proof I was able to get at around $4500.00. Per the final figures from Pacific Coast they will be sending us a check for around $700.00. This was before they emailed telling us that the final bill they got from the dry wall repairs we would be charged for because I authorized them to fix 9 repairs that were left from the first time or the job was so bad they needed to be fixed. I just pointed out to the drywall guy the spots we had found and showed him what had been fixed before and he aggreeed they were not fixed well. We left the house and came back to these places and then some repaired. I never authorized them to fix anything just pointed out the problems. The contractor had told them to come fix drywall. The contractor NEVER came to the house to show them what they wanted done. Since we moved in we have had three major issues arise. First we went to run the dishwasher for the first time. We had to turn the water on. No one had tried the dishwasher. We had water on the floor in minutes. We found a hole in the bootom of the dishwasher big enough for three fingers. The contractor sent the pllumber out who told us he knew nothing about it and could not fix it. He said he installed it but because they didn't supply it their company was told not to turn it on by the contractor. We also talked to the excavator. Our yard was left a mess and far from what we wanted as a flat yard. The excavator told us they had removed 20 loads of dirt from our property and were paid $100 dollars a load. We owned the property and never authorized any dirt to leave the premises. We are out $2000.00 and don't have enough dirt to get our yard level. The list goes on and on. This contractor usually does speck homes. Having no one watching them and knowing how bad they cut corners on our home I strongly advice purchasing any of their homes. You have no idea what you are getting past what you can see. Good Luck!
Description of Work: Do your home work even if buying a home from a known contractor. Get EVERYTHING in writing right down to closets being caulked and painted. Standard work will pass final inspection. The dishwasher was dropped after being removed from the box. The person who dropped it did not disclose the accident. Do not let the contractor bully you in to staying away from the property while the building is in process. Get it in writing that you are allowed to talk to sub contractors and that you are allowed on the property if you choose to watch/oversee the work being done then covered. Anyone buying a new house needs to know that the contractor or the tile layers do not seal the grout unless you pay extra and this is arranged. I contacted three well known home builders and none of them seal the grout and they don't tell the home owner it is not sealed. Usually you have a year to have things fixed as they come up. I suggest checking everything yourself before taking occupancy. There are alot of little things that are important and need to have a decision made. Do not allow the contractor to get away with making these decisions. Be sure the contract states that the contractor does not get x amount of money till all issues are resolved to the satisfaction of the home buyer. Be sure you exercise your right to getting lien releases from ALL subs prior to final payment. By law we are entitled to this. General Contractors are not to use your loan money to pay any other debt. This keeps them honest.
