Contracted with this builder to build one of their models. Added approximately 70,000 in upgrades. Saw problems and untruths immediately. Living in Seattle we only got back over here once a month. Every time we came by the site we saw problems with the construction beginning with the framing. Our real problems began with the Realtor assigned to this property. We addressed issues we found with JLS every time we found them. They made mistake after mistake. Over charged us over 7,000 for Stucco. Realtor missed quite a number of our selections and did not present to us all the options available. Sub-contractors are some of the poorest that I have ever seen. We have absolutely no square walls, all corners of inferior and not plumb. Doors creek and do not close properly. Atrium door was installed incorrectly and they added a screen door that does not work. All wood floors had to be replaced since JLS Cleaners used a toxic substance on the floors. JLS tried to pull this one over on us. The paint and finish on the walls is awful and not smooth. The tile in the kitchen was incorrectly done and we will now have continual maintenance on the corners. The carpeting contractor put a seam right in the middle of the master bedroom floor and we had 4 seams just in the upstairs hall. The padding under the carpet is not the quality that we were shown at Hard Rock Flooring. The counters in the bath upstairs were incorrectly done. They have attempted to make a repair but it is worse now than in the beginning. JLS put no trim color on our house at all. We have absolutely no trim around the windows, door or anything. Big gaps in the trim around the garage. The subcontractors used by JLS are the poorest of poor. We have had nothing but problems with our HVAC system, which we paid a lot of extra money to get a dual system. We thought we were getting two outside units, one for upstairs and one for the down stairs. We did not get that and have had nothing but problems. The system they put in is one of the poorest rates on the market. Goodman. Never heard of Goodman. I have had to fight for every fix or repair that I have received and am still fighting with JLS to get the paint, texture and seams fixed. Their subcontractor Nichols is absolutely terrible. I could go on for page after page but I think you will get the message.

WARNING: AVOID THIS BUILDER AT ALL COSTS. This was the single most dishonest company I have ever done business with. They fell way behind on their schedule but continued to assure us they would be finished on time. With the move in date less than a week away, they finally admitted they needed an extra week. Then, they subsequently did the same thing two more times! We had to re-schedule movers three times! During our walkthrough, our "punch list" was written by JLS and they missed many things we asked them to fix. To those they responded, "well, we'll take care of that after you move in." HUGE lie. We spent the next YEAR chasing after these guys to get them to do the things they promised which included (but were not limited to): moving an entire window that was framed incorrectly, fixing several chips in the hardwood floor, replacing the ENTIRE carpet due to the carpet pad underneath being laid incorrectly, mounting the kitchen island (which was not mounted to begin with), replacing cabinets that were installed incorrectly, touching up knicks, bumps, and texture problems with the walls, connecting a fireplace gas line, fixing a dent in the foundation concrete, re-installing the wooden railing on our front patio, replacing several doors that were damaged during construction, and re-painting the front door of the home. We would schedule our around them and many times they simply would not show up. Also during the process of "fixing" our problems, the company went through about 6 supervisors, each of which we had to explain our situation from scratch. We sent literally DOZENS of e-mails and voice messages out to both local and corporate offices with rarely any response. We finally contacted the corporate office in Portland and they sent out a QA person to our home to sit down with us and apologize. He said he was completely unaware of of our situation! He looked us in the face and promised us they would fix everything in the next two weeks. Six months later, we were lucky to have five things completed. After we moved in we had subcontractors driving through our backyard, using our electricity outlets and water to power and clean their tools, and leaving garbage and debris in our yard at the end of each day. We informed JLS about this multiple times and nothing changed. We finally told JLS to leave us alone and never come back. They weren't even done with the punch list. We just couldn't take the delays and the lies any longer. STAY AWAY FROM THIS CONTRACTOR. The pain you will go through during the process will NOT be worth the home you live in at the end of the day. I wish I could say my experience was the only bad one but I can tell you dozens of similar stories from my neighborhood about bursting pipes, mold under the carpet, shoddy work, and dishonest company representatives. Please do not make the mistake of using JLS.
