It has been great working with Nolan on these small home remodel projects. The work is not complete yet, but so far it couldn't have been better. Throughout the planning process, Nolan always had great suggestions, and his estimates were very fair. He was always very responsive, even on weekends.
Description of Work: Nolan (and his colleague Ed) installed new framing for a new wall that will separate the den from the living room so that we can better use it as an office. They also installed a new framing for a fireplace insert.

I chose them because the owner has done some little projects for us before, and he did fine with that. We spoke to him about replacing the windows. He said that he could do it and then he submitted a bit. So, we accepted his bid.
Description of Work: They replaced 16 windows and 75 sliding doors on a 16-unit condominium.

I initially hired Lake Washington Home Remodel because the Owner showed up on time and communicated appropriately with me during the pricing stage. The Owner appeared responsive and very professional and indicated his knowledge and expertise with remodel work versus new construction type projects. To be completely fair, the Owner was pleasant and professional throughout our interactions. But after the first week, the quality began to suffer--partially I think due to the Owner not being available to manage and oversee the project. Workers left debri in many places, and ruined some surfaces that were not being replaced. Drywall dust was getting into all parts of my house and workers often did not show up when the Owner indicated they would causing havoc with my work schedule. LWHR did not keep me informed of the costs associated with ongoing construction activities and purchased materials and I was surprised when final amounts were presented as I would have liked to have been able to make decisions with pricing information available. LWHR workers often did not communicate with each other so directions I gave to the Owner rarely made its way to the day to day employees--resulting in problems and some undesireable outcomes. I had to watch the quality of their work on a daily basis--from the drywall finishing, the shower tiling to painting. A 2.5 week schedule ended up being 6 weeks and I am still fixing several items including cleaning up the many paint splatters on non-painted surfaces and recaulking the exterior siding due to poor workmanship.
Description of Work: The work consisted of a basement remodel that included adjustments to walls of existing rooms, modifications to related electrical fixtures and switches, the addition of a bathroom with tile floor and a small amount of exterior siding replacement.

This client's rating is completely unfair with many false claims in his report. Therefore I'm forced to defend myself. We are a professional company with happy clients and many referrals from those clients. 99% of our business is from referrals. Our goal is 100% customer satisfaction and we try very hard to please our clients, therefore it's impossible to have such a low rating. I don't have enough space to completely tell my side of this story so I will hit on some key facts. I'm more than happy to discuss this fiasco with anyone curious enough to ask. This client hired me specifically for finishing his basement that he'd been working on for sometime and got tired of. He had already framed and drywalled some, and put in some trim. He had some materials on site. He specifically said that since this was a kid's bedroom, playroom and 3rd bathroom, he did not want to spend much, wanted it done quickly, wanted us to match existing materials, and use the loose materials and paint he had already had. He'd purchase any additional materials himself and have them on site. I explained to him that trying to piece-meal what was there would be hard, like existing drywall and trim-it would be much better to completely replace it all to ensure a clean beautiful finish. He said again that since it's just a kid's basement, he didn't care if it wasn't perfect, he didn't want to spend the money for a better result, and to go ahead with what he wanted. I gave him a 10K price for a 2 week job- BASED ON THE ABOVE SCOPE, which he accepted. I was leery, because we usually do mid-high end remodeling finishes and I was concerned he wouldn't like the results, but he assured me he wanted a quick and cheap "get it done" remodel. I accepted HIS scope of work which was a huge mistake on my part. When we got started we found that materials that were to be purchased by him weren't, the paint he had was old and dried up, and some of the materials he did purchase weren't right or that high of quality making them tough to work with. We often had to go get materials, time which was not in the bid. Because of his budget, we hired an inexpensive painter. My normal painter would have been too expensive. That along with an unfortunate horrible batch of Rodda paint, the paint didn't cover well, and the painter only budgeted for two days and didn't finish. The client wasn't happy but refused to let the painter come back and finish-choosing to repaint themselves at night. We would show up next morning intending to finish and found the client already did it (and complained that they had to do it). At this point the client started complaining about the finish. He didn't like the way HIS scope of work looked (which I warned him about) and wanted things redone. He added on and changed things, which took longer. He did not want to pay for an upgraded remodel. He started expecting a high-end remodel which had it been done my way would have been min 20K job. He did not always provide materials like agreed upon- and turned around and complained about price when I went and got them- I'm trying to get the job done! I did communicate to him about where costs were going about halfway through, I wrote it up and gave it to him. I was called out of town for a week and I had an employee there. The client did not have to "supervise" any work, he chose to do so. No client has ever had to supervise me or my workers. Client checked my references, certainly if he didn't trust us he shouldn't have hired us. Drywall dust goes through a house, no way to avoid it. Since he was complaining about everything, we spent days going back and cleaning every perceived mess. We were able to get everything clean without a problem, paint and drywall and tiny missed spots on the walls where the paint didn't cover well. There was wall paint on the ceiling we KNOW we did not do but were blamed for, yet we had to buy more ceiling paint and fix it. The "poor workmanship" on the siding is due to the client not wanting to buy better siding so it's surface rough. There was nothing wrong with the caulk at final walk through. The truly amazing thing is at the he only paid 3K over his price and he thinks he paid too much? He ended up deducting $ from the total due to his inconvenience. I should never have accepted this job due to the limitations being placed on us hindering the best results, there was no way this client was ever going to be happy despite hours of extra work and attention.

Nolan and his crew tiled my kitchen and bath and did a quality job. They are problem solvers and go the extra mile. Nolan and his crew are very courteous and polite and I would never hesitate to call them again. They stuck to their estimate and I trusted them completely
Description of Work: Nolan and his crew have done various jobs for me through the years, they resurfaced my deck, tiled my kitchen and bath and painted the exterior of my home. AS a real estate agent, they have also helped clients with many various projects from complete remodels to building a deck. To the best of my knowledge, everyone has been extremely pleased with their professional service .

Our experience working with Lake Washington Home Remodel was generally satisfactory, although there were definite pluses and minuses along the way. Overall we feel we got what we paid for - a basic, relatively affordable home remodel. Nolan Radke is a pleasant person to work with and he was always easy to reach and returned calls/emails in a timely manner. Working without an architect, we now realize that most of this project's minuses could have been avoided if we had been more pro-active in asking Nolan questions about his design and construction plans and requesting more details from Nolan along the way.
Description of Work: Complete kitchen remodel (down to the studs) and new finished space in basement, including new full bathroom, laundry, and office/family room.
