Services we offer

Leak Detection (On Water Service) We use a variety of methods, but our main way of finding leaks is with our acoustic listening device. We listen over top of where the water line runs so as to pinpoint the location of the leak. Water Service Leak Repair We exclusively use fittings of the highest quality for every repair. Every repair is done in the same manner that a utility would perform themselves. Trenchless Water Service Installation/Replacement We use hydraulic boring equipment to install a new water line below the ground. This allows us to go underneath driveways, landscaping, etc. with minimal cleanup compared to trenching. Water Service Pipe Location This is done by sending a signal down your water line by use of a metal locating reel, as well as electrical equipment to both send and receive a signal. Backhoe Work We may suggest trenching a new line. In this case, we would ideally use the backhoe for this. We may also use the backhoe for exceptionally deep repairs, or for smoothing gravel during clean-up. Hydro Excavation This is done with a Vactor truck. We would use a vactor in situations where digging by hand, or with a backhoe isn't feasible. Large Diameter Water Main Repair Valve & Fire Hydrant Maintenance & Repair

I can't say enough praise for the Langley Water team. I received a letter from the city that I had a possible water leak. I just happened to come across a post on a local FB page of someone having the same issue and asking who to contact. A person replied to contact Langley Water. They said they fix 2 water leaks on a commercial property and was even able to fix both leaks under a driveway. They were responsive, quick, efficient, friendly and reasonably priced. I had this same experience today. They showed up with 2 trucks on time and a crew of 3. We discussed the letter, they asked a lot of questions , answered all my questions, and did a half hour of troubleshooting. They told me I didn't have a leak based on my water bill and the meter checks they did. They said they would even write a letter to the city stating the same if I had any issues. I was beyond relieved. The best part...they didn't charge me. I felt they should have charged me something but they wouldn't do it. I highly recommend them to anyone with a possible water issue. A great experience today and an awesome company. They have my business if I ever need them.

In the beginning of the process they listened to the house pipes inside and said they heard no sounds of leaking. Because of that finding they said that they needed to start from the meter and isolate the leak. So they spent several hours isolating and digging and isolating and digging and isolating and digging and found no leaks in the line to the house 4000.00 later the senior of the company listened to the house pipes and said that he was 100 percent sure that from what he heard the leak was in the house. So my question to him was why wasn’t this heard in the beginning of the instead of the end? He became very upset and said that that was different somehow and that they could do no wrong. What do you the consumer think? I will let you be the judge

To those reading this review, please keep in mind that there are two sides to every story. Mr. Kahout had left out critical details of the work in question and refused to see reason when we explained why we pursued the avenues we did when finding his leak. In his review, he mentions the price for two days of work with three gentlemen on site both days. Regardless, you'll see that the rest of our reviews speak for themselves. I cannot say enough good things about Bill Langley and his company Langley Water. I was contacted by Fruitland Water concerning high water useage in a rental duplex unit I own. Over 90,000 gallons above average. The water service goes under the building slab. I had a few sleepless nights imagining a massive underground leak before I contacted Langley Water. Bill called me right back and went out to the site the next morning. One of the Tenants is generally very uncooperative, will not communicate, and will deny access. Bill's customer service skills are amazing! He spoke with the Tenant, was able to gain access and determine it was a very leaky toilet flapper valve in the downstairs bathroom. Problem solved! I am eternally grateful and would highly recommend this company!

All went perfect.
Description of Work: I determined I had a slow leak in my water service line. The leak was too slow to locate it with equipment so I had Langely replace the service line with a new copper service as the old one was old PVC and poorly installed. They did a great job at a very fair price

So so glad we called Bill! We moved into an older home not long ago and couldn't begin to guess where the leak raising our water bill was located. Bill prioritized our appointment, showed up on time ready for just about anything and fixed us in no time...what a PRO! Bill called to get details (we had used a different company to find the leak; they couldn't do the repair). Once he heard my version of the leak, he estimated $500 to do the job. We made an appointment for Thursday, which he couldn't make. Changing the appointment to Friday, he showed up earlier than the expected time. We weren't home, but Bill had the holes dug by the time we showed up. He showed us the problem and explained how he was going to fix it. In less than an hour, it was complete and holes filled in. VERY MUCH recommend Langley!

This guy was wonderful, very nice, organized I have never seen such a clean truck! Immaculate I really appreciate that he was honest with me. that he didn't do my type of repair. 40 ft in length on graduated steep slope. The spaces were going to be really tight also laying the line. So I would definitely use him in the future is the situation was right. He was great

We were initially going use a plumber our son had installing a washer and laundry sink to repair an underground leak in the water line. Water was appearing at the bottom of the driveway and slowly flowing down the street. That plumber did a nice job on the interior project but was a no-show on the exterior leak. After waiting several days of rescheduling/canceling, we found Langley through Angie's List. What a difference! They told us they had a full schedule but would be able to squeeze us in 2 days (note: we told them it was NOT an emergency) which worked out great for our schedule, too. They came at the time promised. Found the leak and made a quick and thorough repair. We were very impressed with their professional approach - suggested a cheaper and quicker fix than the earlier plumber's approach and gave advice as far as potential problems in the future. We were impressed.

This may appear to be unbelievable but I assure you it is. My water bill was close to $300 and was told I had a leak by my astute water district. (No notice sent) Bill had replaced my system last year so I called him. Bill apologized but said he was swamped and would get over ASAP. He said not to worry about it, that he would take care of it but it may be next week. I am very impatient, so I checked Angie's List for a local plumber. I found Clear Water Leak Detection and called at 7:00 am. I explained all that was happening and Simon suggested I wait for my plumber to repair it. I wasn't going to wait. This is on me, not Bill Langley. I was not expecting a free repair. Bill was here over a year ago. I was expecting to pay for a repair. Who guarantees their work for that long? Besides, I was certain that this was an entirely different problem. I just trust Bill completely and wouldn't think of calling anyone else. But the timing was just off. I felt like I was betraying Bill by calling another plumber but I couldn't bear the thought of water leaking everywhere. Well, lo and behold Simon and Bill worked together for over ten years and Simon called Bill. Bill calls me back and tells me that Simon will be here and will repair the problem and Simon was to send him the bill. I was not to be charged. Who does this???!!!! I will answer that. A man with the utmost honesty and integrity. This scenario played out this way only because I was fortunate enough to hire Bill last year. I left another review for Simon under his company. This is just for Bill Langley, the most honest man I have met.

Searched Angie's list and located LANGLEY WATER LEAK DETECTION & PIPE SERVICE in our local area Graham WA. Contacted on 9 July 2015 Thursday late in the day, told Bill we had a notice from Rainier View Water CO that we might have a leak. Bill Langley set an appointment for 0730 Friday morning 10 July to a**** the problem. Bill and Jim arrived on time and immediately located the leak and started digging the main water line, located the leak, was a fitting that was over tightened by the previous contractor that used a shark bite fitting. Bill repaired using heavy duty brass fittings. Great Job We discussed the irrigation back flow and decided to add this to the repair since everything was open. He did not have the unit on the truck so Bill left for a short time and returned with the back-flow unit and installed it. The work was completed in record time. They back filled the excavation and replaced the gravel - When all was completed it looked as if it was never touched This company was very professional, Fast and reasonable. I would use them again and recommend to all.

Brothers Bill and Mike were extremely courteous, friendly, candid and professional. Work was speedy and respectful of the plants growing in this confined space of the leak. No breaks were taken. Worked hard and continuously. Site of excavation was returned to better-than-start appearance, including replacement of removed plants. Best plumbing experience I have ever had.
Description of Work: Detected deep, quiet leak in water line. After detection, offered to fix the leak at very reasonable cost. All work required hand-shovelling down 4 feet. I was shown the leak - a valve was erroneously installed instead of pipe - and the defective part. Before leaving, they hand-shovelled all dirt back and replaced plants which were removed at beginning of project.

Water pressure was low and I noticed the well pump was running continuously. While investigating, I heard water leak underground along the route of service line so I knew line was leaking. Contacted Bill Langley the next morning and he arrived mid-afternoon after completing job he was already working. He and his assistant quickly located the leak five feet underground using backhoe. The pipe was 1 ¼ inch black poly which is larger than normal. Bill had the appropriate brass fitting stocked in his truck so no waiting for parts. They quickly repaired the line, filled the hole being careful not to place rocks near the line, and cleaned up. The repair required about two hours to complete. Bill and his assistant were very professional, prompt, and friendly. I would definitely use his service again.

After noticing a small amount of water in a ditch along our driveway, I finally tumbled to what the problem was: It hadn't rained in several days, but there was surface water in the ditch. Why?!? Oh, wait -- check the water meter. After doing so, it was clear that there was water running through the meter even when no water was being used at our house. Angie's List came to the fore, and pointed me to Bill Langley, who was also referred to me by a neighbor's workman. (The problem is somewhat more involved than most of these: In our neighborhood, water meters are on the street, which is paved; our house is about 1300 feet FROM the street, though, so just locating the break is a huge problem. Bill was recommended to me by a guy who knew what kind of equipment Bill has and uses, and who hoped it would be sufficient.) Bill is a thorough, competent plumber, and a nice guy to deal with. His guys did what they were instructed to do; he, however, was unable to locate the leak in our main water line, coming in from the street. His checking the spot where I told him the water lines were most probably laid in, was not effective in finding the leak. This resulted in a fairly massive hole being dug where he assumed the water was coming from, and much apprehension on my part over the possibility of having to take out one, or both, of the 18-inch diameter Douglas Fir trees that were growing in the area of his hole. Then we moved to Stage Two: Bill went to the location I had pointed to, originally, and began using his listening gear, again. This time, he located the suspect area in seconds, and was able to begin digging there within moments. After locating the actual leak, since we'd spent, by now, about two hours looking for the source, he was able to diagnose and plan the repair quickly. After obtaining the correct repair parts, he installed them and reconnected the water supply for testing. No problems! Then he pointed out to me that his repair was incomplete: The root from the Doug Fir had grown under the supply line, eventually causing it to rupture because of increasing stress caused by the growing root. Unfortunately, Bill did not have the right equipment to fully remove the root, and he pointed out to me that the neighbor's line was also involved because it ran immediately below the root, whereas mine was sitting on top of it -- further complicating the problem of removal. After paying the bill, which was fairly reasonable for the job as Bill had been, as he said, and quot;A little light on me,and quot; Bill and his men cleaned up the area and left. I waited until the next day, and began working on the root removal problem with ordinary hand tools and patience. After an hour or so of chipping at the root with carpenter's chisels and mallet, I was able to get at the remainder of the root with a small hand saw and cut it out without damaging either of the two water lines involved -- problem solved. After backfilling and tamping down the hole, I called it done. Bill had done most of the work, and I finished it off -- not bad for a problem that had me sweating bullets at the outset. I would readily call Bill again for this type of problem, or for anything related. He did the work as promised, and the fact that it took longer than it might have didn't cost me as much as it might have with another plumber. I found him to be competent and easy to communicate with about my concerns.
Description of Work: Bill showed up as promised, began looking for the leak but couldn't locate it. I pointed out to him the approximate location of the water line, but he could not hear the leak at that location -- and began to dig in a different spot. Some time later, I again reminded him of the location I had pointed to. He re-tried his locating equipment, and within a few minutes hit the spot exactly -- as indicated by water spurting from the ground.... After a short dig he located the break and had determined what needed to be done to complete the repair. When he left, the water line was intact and water was flowing to the house and nowhere else.

Bill and his crew had to dig through over a 100ft of glacial till and compressed driveway. My local water district was there to mark their pipes and approved of what the plan was to accomplish the replacement of my whole service line. Very professional, friendly and hard working bunch of fellas doing the right thing for the right price.

Bill Langley was a God sent. I was told of a leak by my water district and I called another supposedly reputable plumbing service. They came out and gave me an estimate of $9644.00 plus tax for replaceing the water main up to 100'. Plus another $1018 plus tax to relace one toilet and another $225 plus tax to repar the second toilet. This totals $10887.00 plus $936.28 tax, for a grand total of $11813.28. I thought this was a bit too much, so I called Aces Plumbing and they refered me to a and quot;leak detector serviceand quot;. I checked the yellow pages and gave Langley Leak and Pipe Services a call. Bill came over on a Saturday and checked everything the other company did and said that he could do the job for $2000 plus tax. I at first questioned what he was missing and mentioned this to him. He said that there was nothing wrong with my toilets. In fact the main one looked as though it had just been equiped with new fittings. The other toilet, he could repair for $20. I then came clean with Bill and told him about my bid from South West Plumbing. He was shocked and stunned. He assured me that he was bidding the same items and that their bid was to replace up to 100' only, when it was really more like 130'. They would have charge me even more for the additional feet. Needless to say, I hired Bill Langley. Two days later, Bill was here with his crew and in less than 4 hours, my new water main was replaced and my side driveway, where they dug, looked better than when they started. I cannot believe how much effort this compnay went through to keep my driveway and front yard perfect. Bill scraped aside all the inches of gravel from where they needed to dig (about 10and quot; of gravel). When they were done, they HAND raked it all back in place, just as smoothly as possible. They then check all my pipes again and the leak was fixed. Bill asked me if there was a Home Depot nearby. He went and purchased a new shut off valve and replaced it. His reason??? It was old and too small and he didn't want me to have to deal with it in the future. What do you think he charged me??? ZERO!!! no charge!! I thought service like this was long gone. Bill Langley proved it isn't. I recommend his company 1,000,000,000%.

It was about 100 ft of pipe in my yard that needed to be replaced. He also found a leak underneath the patio and cut a section out of the patio and fixed the pipe. He put in a new water monitor on the outside of the pipes and even installed a second fire hydrant. You couldn't even tell that he had taken all of the sod out, they were very careful and placed everything back. They were very professional, responsive, and it was a pleasure to work with him.

They did it in the night on a weekend. They stayed until they got the work done. They got me in touch with an asphalt company that finished the work. I cannot say enough good things about them. They coordinated a vacuum truck to come and remove the water as well.

He is very friendly, and he did a good job. I have no complaints about him. He went a little over the top for me. He looked at leak in my foundation. He needed to disconnect a line underneath the bathroom sink, which required parts. He offered to go to the hardware store to get the parts to fix it, and I said that would be great. He was a little slow on the responsiveness, initially.

After I dug it up, I was unable to repair the leak on my own. Langley Pipe Service arrived the next day, put a clamp on the pipe and drained the water out of the hole to make sure it wasn't still leaking. Additionally, they marked where my water line ran along the property and where it went into the house (very handy to know).

LANGLEY WATER LEAK DETECTION & PIPE SERVICES offers the following services: Leak Detection (On Water Service) We use a variety of methods, but our main way of finding leaks is with our acoustic listening device. We listen over top of where the water line runs so as to pinpoint the location of the leak. Water Service Leak Repair We exclusively use fittings of the highest quality for every repair. Every repair is done in the same manner that a utility would perform themselves. Trenchless Water Service Installation/Replacement We use hydraulic boring equipment to install a new water line below the ground. This allows us to go underneath driveways, landscaping, etc. with minimal cleanup compared to trenching. Water Service Pipe Location This is done by sending a signal down your water line by use of a metal locating reel, as well as electrical equipment to both send and receive a signal. Backhoe Work We may suggest trenching a new line. In this case, we would ideally use the backhoe for this. We may also use the backhoe for exceptionally deep repairs, or for smoothing gravel during clean-up. Hydro Excavation This is done with a Vactor truck.
