We got sucked into using Reality by their cheap prices and promises of high quality and fast work. They were slow to do anything. When we could get them to give us a schedule it was never followed. Construction took 8 months longer than they claimed it would, resulting in us losing thousands of dollars in construction loan extension fees and many thousands more in loan interest. This would have taken even longer if we hadn't stepped in and fixed framing errors for them in order to pass one of the failed inspections. (They also refused to reimburse us for our time and/or materials for work that was their responsibility.) Early in the process we noted that they had failed to provide some features that were on the plans that we'd signed with them. They delayed fixing this, promising that they were looking into it through the rest of construction. In the end they placed a lien on our home to get us to give them the final payment even though they hadn't finished building the home plans that we'd signed with them. The contract that you sign with Reality protects them from any responsibility or liability. They have no motivation to finish work because they get paid in full for each step of the process as it happens and the contract does not have consequences for slow work. Their management will lie to your face. Do not use this builder.

Reality Homes treats their customers like garbage. They do not communicate effectively, they lie, and they try to pacify their customers. During the building of the home, schedules are supposed to be provided to the customer. The customer has items they are responsible to schedule and need the builder's schedule to do their part. Getting the schedules in the first place was almost impossible. When we did get them, they were wrong or not kept. We had 4-5 project managers throughout the process which all had different ideas of what Reality does. The first one told us we didn't have to put in temporary power, but turns out we did. They paused the project until we got it even though there was power only 7 feet away from our existing house. It was a complete waste of time and several thousand dollars. There were so many things, now we're done and in the "warranty" phase. The warranty is a joke because Reality is responsible for doing the repairs. They obviously don't care, since they have already been paid in full. Warranty work is NOT a priority at all. Our dryer outlet was installed wrong and we can't run a dryer. It's been over 6 weeks since we filed the warranty request and the only communication we've had has been initiated by me. Each time I contact them, they say they are "Actively" working on it. We should have electricians lined up around the block if they are really actively working on it. They NEVER contact me back with updates and ignore most of my emails and all of my voicemails. I could go on and on. DON'T use this company. All the negative reviews are real!

For months, my husband and I worked full time on designs we produced using software, looked at lots, priced out site preparation, and dealt with county permits. We thought our sales representative was working to help us get what we want because she said "yes" to almost everything we wanted to do, convincing us of her expertise based on her vast experience. She recommended building a garage over a daylight basement, encouraged customization and suggested a string of plans we then had to design, and lied about the $8k heater when we questioned the brand. Based on a Home Specification Sheet and floor plan we had developed together, we put an offer on a lot. We worked on the details as the lot was in escrow, and a week before it closed, the general manager rejected the project. Instead of telling us then, she waited until after the lot closed. We were devastated. Our home would be 800 square feet less, cost $30k more, and would not have a garage at all. Then she presented her "surprise" she had mentioned the previous week - a smaller house, more money, and no garage. The next day, she started to close h****** the month-end offers. She closed every day as we struggled with what we would do. To get the close and her commission, she finally told us that if we signed, Reality would do final plans, we would own them, and we could take them to another builder. This was our final lie, because the hard closes were mean and insensitive and we contacted the general manager. It turned out the general manager was the problem. When we told him our problem, he told us there was nothing he could do. We wanted to finally get the estimate we had been working almost 3 months to get because we had purchased the lot, staged our home, rented storage space, arranged for site prep, and found a loan. The general manager would not let us work with another office, insisting on working with us himself. His manner was aloof, slow, and frustrating. He drug the process along for three weeks, actually raising our price by $20k. Then, with an even smaller home, he delayed for days answering my questions about the estimate that he had done. They were simple questions that he had immediate answers for: 1) did his estimated include tax, and 2) did his bid include milage. Like our sales manager, the general manager still tries to sell us a house. After our BBB complaint, he offered a discount. But, as desperate as we are, we won?t begin a long building and warrantee relationship with an untrustworthy company. Reality is the cheapest builder. Because we bought a nice lot, we now can?t build with another builder because Reality is the cheapest, and our dream of building the home we designed on the beautiful lot we found is gone. Be careful of price shopping. In this case, you get far less that what you pay for. Reality says the responsibility for our situation is ours. The general managers keeps repeating that we asked for a custom home and we really weren?t ready to sign the contract anyway. Both are untrue, but what would it matter? The general manager wants to meet to show us they have processes that prevent buyers from getting hurt - not much help to us, because clearly they don?t work. The sales rep will probably be fired because other reps know about her lies - not because of what she did to us. To date, Reality has not taken responsibility for damages we suffered. It is very important to us that people are warned.
Description of Work: Reality Homes has a sales system in place designed to seduce, that encourages misrepresentation to buyers through commissions paid, and no penalty to sales representative if they blatantly lie to customers. They have a contract that frees Reality of obligation for these lies. If you decide to work with Reality, you can trust nothing you hear from a sales representative. You can expect every answer to be "yes" until you have dug yourself deep into a home you think you can afford, only to have the rug pulled out when you realize how many lies you have been told. When you complain, the general manager will tell you there is nothing he can do. If you are able to match a lot, site prep, and landscaping to the Reality Home Specification Sheet, you may find you can’t build at all. And, at month’s end, you can expect hard closing. Because they are the cheapest builder, it will be hard to walk away, but even if you build, there can be lots of very unhappy surprises you may not be able to afford, with no recourse working with a builder you won’t be able to trust. If you wait until you have a problem before you read the contract carefully, you will probably find yourself in big trouble.
