We were in need of repair estimates for a home buying decision. We knew what the problems were. We needed to know the cost to fix the issues for negotiations with the seller. We clearly asked over the phone if Sabco would be able to provide an estimate to repair and not just engineering cost estimates. They said they would so we scheduled an appointment. During the appointment Sabco said they do not provide estimates to repair (not what they said on the phone). Sabo was then unable to provide any useful estimate for the engineering work citing they couldn't see the issue clearly enough, ignoring the fact most issues we wanted quoted were completely visible. One of the problem areas was with joists that were 100% visible. Another was with foundation concerns that were 100% visible. The other was with a joist that had limited visibility. Sabco claimed there was nothing they could do to provide an estimate without demolition work to see it better. I asked why they didn't use an endoscope which is a common tool of the trade in this situation. They said that was impossible. The next contractor to show up to give a quote brought an endoscope with them and was able to quote proving Sabco was incompetent. Sabco did not deliver what they said would do when we agreed to use them during our phone screen, did not deliver what they later changed their story to say they deliver and would not refund our payment after not delivering anything of value.

Khaled met me on time at the requested location and addressed the questions I had about the state of the foundation in the home I was to purchase. He then wrote a letter describing the condition and the his recommendations. It was quick and easy.

Excellent, Khaled was very professional from the start to the finish. He accommodated my schedule in conjunction with his own during a very busy time with remodels. He thoroughly explained his recommendations and has worked with me over the last 8 months to make sure I understood what needed to be done from a construction standpoint. I am doing most of the construction work myself and needed to have quite few things explained. If I had a question Khaled made sure it was answered before we went on to the next one. He also had a thorough knowledge of the local building codes and their requirements in relation to Seismic and Lateral Load calculations. After submitting to the City for permits there were no revisions. During the inspection process Khaled has provided any additional information and support I may have needed. I would recommend him to anyone without hesitation.

I have been using Khaled for about 8 years now on multiple projects, and always feel extremely happy about the way that he handles his business. Even though I chose to make several changes throughout the process, he was flexible to my requests. He also got the work done in a timely fashion.

He was very rude and did not even pay attention to the problems he caused. He used calculators from 2003 for 2013 plan submission and when I called him to make changes he asked to pay for the whole project again. Be mindful about these guys reviews here looks fake.

He did all the engineering on my house plans for a good price, was finished in two weeks, and they flew through the permitting process. Even go compliments from Planning and Development on how clean and easy to read the plans were.

Very professional and understood our remodeling exercise and suggested correct design.

It went very well. Khaled took the time to understand our plan and what we wanted to accomplish. He was efficient in performing the engineering analysis required to structurally accommodate our plan, and, was able to devise a solution that got us the configuration we requested and still satisfied the building code without what I would consider "unreasonable" cost or retrofit. The resulting plans were approved by the building dept with no changes or questions related to the engineering and the permit was issued. What really impressed me, and continues to do so, is Khaled's willingness to discuss options related to constructabilty and material availability. I'm the builder and there were a couple locations that required hold-downs to be installed in the existing structure that I recognized would have been extremely difficult to install, after some quick analysis Khaled was able to revise these locations. I've also run into a couple instances since I received the permit where the material specified is difficult to obtain and Khaled approved an available alternative in short order. Khaled was professional, responsive, reasonably priced and actually came in under budget, in short I'd recommend Sabco to anyone in need of residential related structural engineering services.
