Home Inspection required as a condition of the purchase of a home.
Description of Work: Purchase and Sale Agreement made subject to a Home inspection. My son hired Coastline to do inspection. Rob Renfro came at the appointed time, spent over two hours inspecting house and followed up with a 31 page report. Based on his report, we were able to get the seller to agree to a price adjustment addendum. Subsequent to signing an addendum to the P & S agreement, I was standing outside the garage waiting for my son when noticed the bottom of one of the 3 garage door frames was about two inches above the level of the concrete floor. Looking closer at the foundation and the driveway, it appeared the floor of the garage had sunk. No comment is made in the Inspection Report under section 9.1 Garage Floor, on page 20. Under section 9.2 Maintenance, it says "The bottom seal was damaged on the right hand vehicle door. Recommend replacing the bottom seal as desired." When inside the garage with the garage door closed, I could see a large gap between the floor and about half the length of the bottom of the garage door, a gap so large a new bottom door seal wouldn't close it. I called Slab Jack to inspect the garage floor and give me an estimate to raise the floor. He verified that the floor had indeed sunk and gave us a bid to raise the floor of $2,480 plus sales tax. Since we relied on the inspection report to get a price adjustment and signed the addendum prior to my identifying the garage floor sunk, we lost the opportunity to have made a further reduction to the purchase price. I fault the inspector for failing to identify the problem. His contract basically releases him from such errors and we get to either have the gap (see photo) between the door and the floor open to rodents and the like or pay $2,480 plus sales tax to make the needed repair. I rated his Quality a 'D' based on the monetary loss to us and rated Responsiveness a 'C' because he has not responded to our correspondence. I will not recommend this firm to anyone needing an inspection without letting them know what his failed inspection will cost us.

Description of Work: This was the second house we had Rob inspect in our search for a new home in Seattle. Being new to the area, he did a great job of explaining what things a homeowner should be aware of. His inspection reports are extremely detailed and easy to read. I would recommend Coastline to anybody looking to purchase a home in the Seattle area.

Rob is very personable, prompt and thorough. He also had great communication. He had the completed inspection report to me and my realtor the same day, with pictures. He also thoroughly explained the report to me after inspection. I recommend him to others.

Rob was recommended by our realtor. He performed a home and pest inspection on a property we are buying in Seattle. Our agent set up the appointment, but he was available on pretty short notice which was nice since we wanted to be sure there was nothing to cause us to have second thoughts about the purchase as early as possible in the process. He arrived promptly and got right to work with a thorough, methodical inspection of the home both inside and out. He checked every appliance, every outlet, every detail, both inside and outside, on the roof, in the attic and crawl space. He provided a detailed written report which included lots of key nice-to-know details about the house as well as good safety and maintenance tips. He provided a great binder with photos and notes about the house. He is really nice too! All in all, I would highly recommend Rob to anyone needing a home inspection!!!
Description of Work: Rob performed a pre-sale home inspection on a house we are buying in Seattle, WA. Our agent set up the appointment for us. We felt the cost of the service was extremely reasonable. We paid $350 for an inspection on a house almost 17 years ago. He worked for approximately 2.5-3.0 hours and did not find any serious issues. He said he expected it would take longer than it actually did, so I know he was prepared to stay longer if it had been warranted.
