It went very well. Oliver was both professional and friendly. I arrived at the house 5 minutes early, and he was already there and had already done his inspection of the roof. He took about a dozen pictures while he was up there and showed them to me and talked about the issues he had seen while we waited for the agent to show up and let us in. He was extremely patient with all of my questions and my tendency to follow him around to see what he was doing. He answered all of my questions thoroughly and in a manner that someone who is not acquainted with home construction could understand. From what I could tell, he was very thorough and took dozens of pictures. My father, who builds houses, was also present and told me that he also felt that Oliver was very thorough. After he was done, he showed us all of the pictures and went through his preliminary report. There were many problems with the house, and he included all of them in the report. He made sure that I was satisfied with his inspection, and promised the final report by the end of the day. We did, in fact, receive the report via email before the end of the day. This was the first time I've been through the home buying process, and I felt confident in Oliver's ability and integrity. I have read many horror stories on the web about home inspections gone awry, and was actually very anxious about the process. However, my fears were allayed almost the moment I met Oliver. I would definitely pay for his services again in the future.

What a great experience! Even though this was a new home no corners were cut. Oliver was very thorough with the inspection and made sure to check the smallest of details. Several items were pointed out with different levels of severity which were corrected by the builder without hesitation.

To make a long story short Mr. Grimm reported my home's electrical system as being newer electrical wiring (updated). Shortly after purchasing the house we discovered that in fact most of the house is knob and tube. Knob and tube was visible in several locations on the day of inspection so I called Mr. Grimm and asked him to come back to the house to discuss the matter. After a week Mr. Grimm finally agreed to come to the house. He photographed all the locations with visible knob and tube and confessed to me and my husband that it was his mistake and that he didn't know why he'd missed it that day but that he'd contact his insurance company to have things taken care of. The A-Pro Home Inspection Service as many guarantees covering such issues but nothing was ever done to correct the huge hole in Mr. Grimm's report. My husband and I are out over $20,000.00 for the rewire and dry wall repair, we lost our home insurance as it was based off the inspection report, lost the opportunity to walk away from the purchase of the house and/or lost the opportunity to negotiate the huge expense associated with such an invasive update in the purchasing price, and we have yet to live in the house we purchased in June 10th, 2011. To sum up my home inspection experience with Oliver Grimm A-Pro Home Inspection Services I say this: Mr. Grimm is operating under faults guarantees (see Warranty below) otherwise I would be living in my house. I don't know if Mr. Grimm is a bad inspector but he was that day and handling this matter the way that he has demonstrates poor professional character, and poor professional integrity for his work and his profession. I do not recommend Oliver Grimm or the franchise he operates under, A-Pro Home Inspection Services. I would also recommend to anyone who purchased a home using Mr. Grimm for their home inspection to have another inspection done. –If the knob and tube not been discovered and we had had an electrical related fire at our house, we would have lost everything as my home insurance policy (based off the inspector’s report) would have been void as they do not cover knob and tube and the home inspection reported the electric as newer wiring with absolutely no mention of knob and tube. Response from A Pro Home Inspection Services
Unfortunately I believe there is a wrong assumption with what a home inspection is. I am not in the business of guessing or assuming but rather to report on the facts; what I see at the time of a visual, non destructive inspection. With that said, I do not see knob and tube running into the panel, rather a majority of the new/updated wiring and some mix of older wiring (some of which we now know to be knob and tube through demolition of the bathroom). In the report, it does state that there are GFCA outlets throughout the home. It also states that there is not an outlet in the bathroom. It also says that there is not an outlet in the bathroom. It also says that an electrician should be consulted for improvements and further investigation. Knob and tube is not dangerous because it is ungrounded as the client states, rather in specific situations because its sheathing has been known to become brittle, exposing a heated wire, which in turn could cause a fire if touching a combustible material. The majority of public opinion is that knob and tube is a safe system if properly maintained. When a home is not empty during an inspection it can and does limit what is seen. This home was either lived in or staged, including the “clearly visible closet.” This closet was one of the most filled rooms being packed floor to ceiling with items on peg board. When I came back to re-inspect this home after their issues were raised, I did so in a very neutral fashion, being polite and saying things like “okay, let’s have a look.” I did not and would never give an opinion or statement for or against my company when threatened with a lawsuit. I apologize if being polite and neutral led them to an assumption or response. Up until a claim was submitted, I had returned all of the client’s phone calls and gave them any information that was requested. After they did submit a claim, I advised her that she would need to talk with the insurance company and was no longer in contact with them. My insurance company was now the contact person, as is par with this sort of situation. So to say I have been misleading or untruthful in this matter and demonstrating poor professional character and integrity for my work and profession is absurd. I did my job, stated the facts and I advised them to consult with an electrical contractor for numerous repairs and further investigation. I do not conduct business under false guarantees. I am letting the people who I hire to support me in matters like this take the lead, so my handling of this matter is completely forth right. After my teams review of this inspection and re-inspection, we feel that everything was clearly stated and that the “facts” that were discovered were mentioned in the report, along with advising the client’s to consult with an electrician for repairs. Again, I am not in the business of assuming. I find things that would shock people; I have learned never to assume anything. I have nothing to do with the ability to obtain insurance or not. I still don’t know why, if they feel wronged, they don’t attempt resolution with the previous owner(s) as there was no mention of modifications to the electrical system in the Form 17 (in real estate this is a full disclosure form for this exact reason).
