The house next door to the house where my husband and I are currently living was recently sold. They hired EMERALD LAND SURVEYING INC. to do the survey - which I discovered at 9 AM when I was getting dressed and spotted an unknown male directly outside of my bedroom window. I asked the guy what he was doing from the window (after getting dressed) and he told me that he was doing a survey and allowed to be on my property. I went outside and informed the 2 males that were there that they were on private property, that they had not informed us that they would be on our property or gotten our permission, and, in fact, needed to leave. The "crew leader" proceeded to inform me that the law allowed him to be on my property without informing me or getting my consent and that he wouldn't leave. I indicated that if he didn't leave, I would call the police (which I eventually did) and he left - telling me that I needed to stop being a *****. I asked to know what surveying company he worked for and he refused to tell me (and told his coworker that he needed to leave without informing me). He proceeded to argue with me over the fence about whether he was allowed on my property without my consent and asking me when the police would be arriving. I contacted the new property owner - I suspected from the quick turnaround on a survey (post-sale) that it was a builder (it was) and that I would be able to acquire their phone number easily on the internet. The builder needed to get the phone number from his architect and texted me the name of the company (EMERALD LAND SURVEYING INC) and the owner (Brent). I left a voicemail for the owner this morning. I am currently building a home of my own and would be HORRIFIED to learn that my surveyors had treated my neighbors in this manner. This doesn't exactly set the best tone for a new build. I was galled by the lack of professionalism of this company, the abusive language of their employee, and the disregard for both laws regarding personal property and general appropriate behavior while on the job. Their refusal to tell me what company they worked for resulted in my needing to contact their client, the client needing to contact his architect, and my needing to call my parents to let them know what had occurred (they own not only the house where we are currently living, but also a construction company of their own) - only aggravating the issue by involving additional parties unnecessarily. I would certainly not hire EMERALD LAND SURVEYING INC. I would not recommend that anyone else hire them either. Had they done what every other surveying company knows to do - contact the property owner if you know that you will need to enter their property to complete a survey for a client (PRIOR TO ENTERING THE PROPERTY), I would have happily let them into our yard. Had he not called me a *****, I would not have called the police. Had he given me the name of his company, I would not have had to repeatedly contact his client for this information (inconveniencing him, I am sure). This was a dreadful experience for both myself and his client and, I am sure, an enormous embarrassment to the architect that had made the mistake of recommending him. Find someone else. Seriously. Anyone else.

Several years ago Brent did a property line survey of our property as well as a 2' contour survey on a portion of the property where we were intending to build an addition. At that time he was friendly, timely, and reasonably priced. We ended up not building the addition at that time but we are now planning on complete tear-down. On our current project, our architect was continually delayed by another project so we got started late. I decided to recontact Brent thinking that it would be easier/faster for him continue with this project since we already had a relationship. 3/27/2015 - Since he doesn't have web presence, it was difficult to find any information on him. After a few days of searching, I was able to get a phone number and left a VM. ***(NO REPLY) 4/1/2015 10am - No responses from Brent so I left another VM. 4/1/2015 1pm - After 5 days of no call backs (first warning sign), I located his email address. Short on time because of the architect's delays, I decided to send emails out to several surveyors, including Brent. Brent, I've left a couple VMs and have searched widely for your email address with little success. I finally found it on the BBB website. I have attached a PDF (I have the DWG as well) of a survey that was done by you in 2009. This 2009 survey was originally done for an addition that we had planned but we have now decided to do a new construction. You were reasonably priced, responsive, and did a good job. We're on a bit of a tight timeline so if you could give me a price and your availability that would be great. We will accommodate any time that is good for you. 4/1/2015 4:30pm - Brent replied to the email with a contract, so I sent out apologies to the other surveyors and I informed Brent of my concern about time. He agreed (per contract) to have the property surveyed in the following week and to have the survey data back to me within 4 days. Being the most generous with the time, this would have been April 15th. 4/1/2015 6:30pm - I respond to his email agreeing to the contract. Sounds good. Thanks for the quick response. Let me know when you are available and we will accommodate ourselves to your schedule. 4/9/2015 - No surveyors came out during the week so I sent him an email: Brent, Don't want to pester you, but do have a rough sense about when you would be coming out. I'm just trying to make arrangements with the architect as to when he can expect the information. Thanks much ***(NO REPLY) 4/13/2015 - Still no surveyors so I sent him an email: Brent, I'm not sure what's going on but I need some contact from you. Do I need some idea about when you are coming. We are having to push schedule back more. Please let me know if I need to hire someone else. ***(NO REPLY) 4/15/2015 - I call and leave a VM asking him "what is going on?" Brent calls back an hour later with apologies and says they'll be out tomorrow. I text back: Tomorrow is perfect [because I would be home]. Thanks so much for the explanation and the fast reply. 4/16/2015 - I came home in the morning (I work evenings in the medical field) to find 2 guys in a pick-up truck that look like surveyors. I approach them (friendly) and ask if they work with Brent. They simply nod, give unintelligible affirmative and turn away. (A bit rude and unprofessional I thought, but hey, sometimes I don't want to talk to people so I let them do their work. I should note that I never actually saw them doing any survey work) 4/27/2015 - No responses from Brent so I send the following email: Brent, do you have some idea when I will be getting the survey? ***(NO REPLY) 4/29/2015 7am - No responses from Brent so I send the following email: Brent, I'm trying my best to be patient but this is ridiculous. From our first correspondence, I let you know that I needed the survey completed as soon as possible. You informed me that you were busy and would get to it the following week. I agreed because you had done such a good job at a reasonable price several years ago. I have written now several emails requesting some sort of update and you NEVER respond. The guys you sent out were very un-social when I tried to talk with them. This is just not the way a professional business operates. In my life, I have never written any evaluation of anyone's work because, being in the building industry myself, I know that s*** happens and everyone just moves on, but this has been exceptionally frustrating. If you don't respond by this afternoon, I will be pursuing every avenue to get the drawings and let others know what my experience has been with you. ***(NO REPLY) 4/29/2015 2pm - No responses from Brent so I send the following text: Do you know when my survey will be completed? I have emailed you several times with no response. ***(NO REPLY) 4/30/2015 1pm - No responses so I left a VM. ***(NO REPLY) 5/1//2015 1:30pm - No responses so I left another VM. ***(NO REPLY) 5/1/2015 2:30pm - No responses from Brent so I send the following message through Facebook: I'm not a stalker nor a hard a** but I need my survey ASAP. I have tried to contact you in every way possible over the last week or so. I am now forced to hire another Surveyor because of this loss of contact. I'll also be contacting Angie's List (of which we are members) as well as the BBB. S*** happens but the length of time and lack of communication has been completely unacceptable. ***(NO REPLY) In brief, despite numerous VMs, texts, emails, and even a Facebook message, I have not heard from Brent since the 15th. The last day that he could have complied with the contract. I hate to write this complaint (I'm 48 and have never formally complained about anyone) and I have sympathies for anyone out their doing work and raising kids. I have worked in construction and Design/Build for years so I get it. I have frankly never come across any sub-contractor as unreliable and un-communicative as Brent. Now I need to go out and find another surveyor to get this work done and see if I have any recourse. I should add that we have not yet been charged for the work.

THE SURVEYOR WAS EASY TO CONTACT, PROMPT AND RELIABLE AS FAR AS ARRIVAL TIME WAS CONCERNED, AND I WAS HAPPY AND SATISFIED WITH THE COMPLETED PROJECT, WHICH CLEARLY INDICATED THE BOUNDARIES OF OUR PROPERTY.
