Terry Little Construction

I purchased a 1300 sq ft single level house (with a crawl space) to rent. It turns out the floors and foundation for half of the house wasn't done properly and it also had earthquake damage. The foundation had sunk 2.5 inches and the middle of the floor sagged even worse. A phone bid from a company said it would cost $30,000 to 80,000 to lift and stabilize the foundation. Way out of my price range. I called up Terry Little, and he was an EXPERT at analyzing the problem. He crawled under the house, measured how uneven the floors were, and gave me a bid that he stuck to. He hired two additional helpers and had plenty of hydraulic jacks for lifting the floor. They ended up pouring at least a dozen concrete piers for new floor joist supports. The biggest thing he did was to jack up the floor and install wood spacers between the existing plate on the foundation and the concrete. This is equivalent to lifting the foundation, but at a fraction of the cost. He also poured concrete under foundation where it had settled so it would not settle more in the future. In the end and after some tweaks, I had a level floor that before had been hopelessly uneven! I grew up working in construction, and I can tell you there are not many construction workers that have such a great combination of skill, honesty, drive, and pride in his work. The job took 4-5 days, and I thought they worked fast. Terry does just about anything related to construction. I know for foundation repair and floor leveling you will not find a better person to do the job. I highly recommend him.
