I provide information to buyers to help them make an informed decision regarding their home purchase, maybe even get concessions from sellers. Sometimes buyers may walk away because of things that have been found. Either way, you'll get the information you need and want. Reports are e-mailed with-in 24 hoursto the client and agent. Reports are not handwritten. Reports are not produced on site as many of those use "canned" statements. The words in the eport are my words, every house is different.

Mike was very responsive to my phone call we made an appointment I unfortunately didn't receive paperwork from seller I had to cancel with Mike on short notice which was not how I usually do things but Mike was more than gracious and I would have no problem conducting business with him in the future.

Mike was on time, very professional, very knowledgeable. This was the second house we felt was worthy of an inspection before we committed to purchase. We had used Mike a few months before and were seriously impressed with how thorough of a job he did. He climbed in every nook and cranny and crawlspace and rooftop. Because we had been burned before with our last house (to the tune of $40K in repairs) I followed him around like a hyper child asking him every single question that came to mind. I figure if I'm going to spend a few hundred thousand dollars, I want to know everything about everything. When I didn't have a question he pointed out important notable things about construction and electrical and maintenance and never got impatient with me. He did mention purchasers didn't usually follow him around. By the second time he came to us, he didn't even wait for my questions, just started educating. I didn't go into the crawlspace or on the roof with him, but he took pictures for us and emailed them along with his detailed report. Depending on the square footage is how many hours he takes. Since this was our second inspection he gave us a discount. House inspectors are not cheap, and if they are cheap, then you'd better question how good they are. Our last one in 2007 was expensive and cost us a fortune because he was almost useless. He thought that because they house we were purchasing was only 6 years old, it didn't need much of an inspection. It felt like we went in virgins and came out 6 months later $40K molested. I wish I could remember his name. He came recommended by our agent. I found Mike here on Angie's List and I recommend him to anyone getting an inspection. He won't let you get raped if he can help it.

Description of Work: Very good value. He completely checked a home I was buying. If it was not for him, I would never have found the problems he discovered. I ended up not buying the home because of this. We called the inspection early and he did not charge full price. I definatly would recommend.

Mike pointed out several issues. We asked the seller to fix some of these issues and they fixed them all! He also discounted the price by $25 because there was no crawl space. He went up into the attic, and did not mind getting dirty! He did not mind that we asked a LOT of questions. I was very impressed by his thoroughness. I left home inspection process feeling very good about it, as I was worried about getting a cruddy home inspector, because I watch Holmes Inspection all the time. Mike got the report to my realtor on the same day, as we had requested, because we were in a time crunch. He is very friendly and professional.

Mike met us at the house and had already spotted a few issues. He explained his process to us and meticulously inspected the house, inside and out. As he discovered problems, he'd explain them to us. Whenever he couldn't inspect something to his satisfaction, he'd explain to us what he would have looked for. The house has an inaccessible crawl space and he explained the "gotchas" of a space like that. He even gave us advice on how to prevent problems in the future,whether at that property or another.

The inspector was first person to arrive at the inspection. He performed an outdoor inspection of the property first; then he met with us and our realtor to go over the paperwork and ask if we had any initial questions about the inspection. He then performed an inspection of the entire inside of the house including electrical and plumbing. He looked for any problems and was very thorough and meticulous. He ran the dishwasher, stove and all the hot water systems to make sure that there would not be any drips when he went under the crawl space later. He was very kind and considerate as we asked him questions throughout the inspection. After doing the interior of the house he then went into the attic and followed that with an inspection of the crawl space. As part of his inspection he also provided a brief overview of potential pest issues. His price was good; he was very professional and his report was provided with color photos in a PDF format within 24 hours of the inspection. We would use him again.

Very positive experience. He was personable and as I walked the inspection through with him he explained what he was doing, offered comments about various aspects of his inspection, and answered every question I asked and in a very easy way to understand. I found Mike to be a very professional individual and the money spent was worth every dollar. After the inspection, he promptly prepared the inspection document (which included pest information) and he it to me within hours. My hats off to this individual and company!
Description of Work: Mike from ARPI was early to the home that I am purchasing to perform a home inspection. He spent a very busy 3 hours going from top to bottom/in to out really going every physical and functional aspect of the house and made very detailed notes. He also took photo documentation of anything out of the ordinary.
