Roger did an EXCEPTIONAL job inspecting our new home! I looked for home inspectors in Bellingham and did my research on several of them. I chose Roger mainly because he was much cheaper than the other quotes I received! With that in mind, I was expecting a mediocre inspection but I was totally wrong! Roger went through our new house top to bottom and didn't miss a single thing! He spent around 4 hours checking everything inside and out! I've had 3 prior homes inspected and never have I had such a detailed inspection done! I received a 26 page report the very next morning! Roger showed up early, was very courteous (not only to us but also the current owners of the house) and was completely prepared! He was thorough and quick to TURN OFF things he had turned on to test too! That's huge to me considering the inspector for the buyer of our last home left my heat on at 95 degrees in 90 degree weather for 8 hours while my dogs were inside the house! I could not recommend Roger more! If you're looking for a great inspector who's diligent, courteous and thorough, look no further than Roger! I highly recommend him and will have him inspect my son's house next summer when he plans on buying a home!

.At inspection, July 1, 2015, Roger the owner of company limited his inspection to accessible areas. I agreed to that limitation only. Roger had me initial and sign the agreement. He promised to email when he returned home. I did not receive copy of agreement as promised or required by law. I did receive report it stipulated his liability was limited to the amount I paid for the inspection. I wrote an email stating the limitation to amount of inspection is not acceptable or was it agreed upon. Mr. Roger Aldridge waited another 3 weeks to cash check. Well he cashed check and refused to change report. He blamed it on his trade association and said cannot change report as Ashi (American Society of Home Inspectors) made report and he did not know how to change. Roger finally sent a copy of agreement. It had limitations of liability to accessible areas, 1 year on defects signed and initialed by me and not him. Page 1 which was unsigned by both of us, referred to regs and stated I will receive a copy by the second day, July 2, 2015. I did not receive the agreement until August 16, 2015. The first copy sent on August 16, 2015, was in a format my computer could not open. The second copy, also sent on August 16, 2015, was sent PDF with upside down pages. After sending agreement 1 1/2 months late, Roger never signed the agreement.
Description of Work: Inspected home I had accepted offer subject to inspection. Purpose of inspection was for home purchase. I already had a contractor check home for free and no liablity. I certainly would not have paid $375 for report limiting his liability to amount of inspection.

RCA Home Inspections uses the ‘Washington State/ASHIWW Standard Home Inspection Preinspection Agreement’ dated 9/10/11,v.1. The State of Washington and the American Society of Home Inspectors of Western Washington (ASHIWW) worked hand and hand in the development of said agreement form. This agreement form is used by the majority of inspectors in our area. In addition, if I don’t have a signed preinspection agreement before doing the inspection my Errors and Omissions insurance would be null and void. If a client chooses to not initial and sign the agreement I will not do the inspection. On the day of the inspection I explained exactly what all the limitations meant to our client, including the first one which states in capitals and underlined LIMITED TO THE AMOUNT OF THE FEE PAID BY THE CLIENT FOR THE INSPECTION. The client initialed all appropriate spaces and signed the agreement. My name is printed, dated along with my license number on all agreement forms I use. This is how I was instructed to use the form by the state and has always been viewed as a signed agreement on my part. On front page of the agreement it is stated ‘Client will be provided a copy of the home inspection report no later than 7/2/15’. She received the report on the evening of 7/1/15. There is no mention of providing a copy of the Preinspection Agreement. When she requested a copy of the Preinspection agreement on 8/16/15 it was immediately provided. I would like to also point out that this is an agreement, not a law. We do not make daily bank deposits. We try to make a deposit every 2 weeks. The client's check was 1 of 18 checks we deposited on 7/17/15. On 7/25 and 7/28 I received threatening emails from the client. Since she recently relocated from California I decided it would be best if the State of Washington explained the agreement and the Washington State Standards of Practice to her. I provided her with the name of the Program Manager over the Home Inspector Program in the Washington State Department of Licensing along with their phone number. Based on her comments in Angie’s List I am left to assume she did not make the call. I was not at the inspection in person, but my realtor was, and she informed me that Rodger was very thorough. And after receiving the documents of the inspection that very same Saturday evening via email--I was amazed how he got all that work done in just one day. Rodger is also very personable to deal with on the phone, and he was sure to pay special attention to the things I was most interested in knowing. As you can tell by my stars, I highly recommend him.

It went very well! Roger crawled under my house with very little room to move. He found issues that could very easily been missed. He went on the roof and found bees nests clogging vents. He found wiring issues that could have been bypassed. He spent a lot of time in my attic. He was very thourough. Roger showed up on time, told me what he would do, and did what he told me he would do. The best part of our appointment was as he reviewed the defects of my home , he offered simple solutions. Roger was very personable, and extremely helpful. I felt he went over and beyond.

The inspector has inspected 3 separate properties, 2 single family homes and 1 multi-family property. He worked diligently to complete all inspections, including crawlspace and attic access, and he identified hard-to-identify issues within each property. His inspections were a very good value. The $1,000 charged was for a multi-family five-plex which could have cost much more. He is extremely knowledgeable about properties and about inspections and inspection guidelines. He found a hard-to-find moisture ant problem in one of the homes that was not easy to identify and he followed up with additional information and pictures to confirm the infestation. I could not recommend him more highly to anyone wishing to hire a a thorough inspector. You will definitely save money by using this inspector.
Description of Work: This inspector has now performed a total of 7 inspections and I couldn't be happier with his work. He was thorough, punctual and professional, and most importantly, he caught numerous issues in the properties in question that could have resulted in thousands of dollars in repairs if not properly identified prior to purchase.

Mr. Althage did a fantastic job. He was early to the appointment in order to get set up and start work at 9:00 sharp. Mr. Althage was a pleasure to work with, reasonably priced and did an extremely thorough job. He took several hours testing everything, Examining everything, from the roof top to the crawl space below. He was extremely thorough. When we received his report we were impressed once again at the thoroughness of the report, photos that were taken and the amount of information that was provided. We did end up purchasing the home. We will recommend Mr. Althage to friends and would definitely use him again if the opportunity arises.

I chose to work with Rodger based on a referral from a trusted friend--and I'm glad I did. Rodger was GREAT to work with! He *was flexible in scheduling *clearly explained his scope of work at outset so I knew what to (and not to) expect *arrived on time and worked diligently *was responsive to questions both during inspection and in subsequent days, and provided clear answers/explanations *was very professional and courteous *prepared a detailed written report that included many photos documenting the items he called out in his report *delivered his report in a timely way He created such a clear and useful report that we gave a copy to the seller prior to completing the sale; I believe this helped us in negotiating to have the seller agree to fix and pay for some of the items Rodger called out. The bottom line is that Rodger provided a valuable service in a highly professional manner and for a very reasonable price. I was so pleased with the pre-sale inspection and report that I worked with him to inspect the work that resulted from that report that the seller paid for prior to the sale. I couldn't be happier with the work that Rodger did. He is a trustworthy professional with loads of integrity. He gave me true peace of mind in the process of buying my home.

Description of Work: Rodger inspected our future home. I asked him before-hand if I could ask some questions about the house and he stated to let him do a couple hours of work and then stop by. When I arrived, he walked through the whole house and all the systems involved in his inspection, as well as walking around outside to take notice of concerns. I can't imagine anyone else would spend the time, be as in-depth, and have the knowledge of Rodger. Upon purchase, the repair person and contractors said the inspection report was right on and well beyond the expectations they see on a typical inspection.

In ethics, integrity is regarded as the honesty and truthfulness or accuracy of one's actions. I was thinking of how to describe Rodger, and the overwhelming feeling I get from him is that he has a high amount of integrity. Rodger will not tell me something that isn't true for the sake of any realtor or other company. If he doesn't know something, he's up front about it. Rodger was honest and forthright, consistent, and thorough in his work for me. I would not hesitate to call him again after my wife and I have children and move into another (possibly larger) home. In fact I look forward to it. :)
Description of Work: Rodger performed two house inspections for me. The first was a brand-new house with a trusted on-site construction company so mostly his work there was making sure the wiring was correct and inspecting the finished elements of construction, but what surprised me what was Rodger's attention to the landscaping so that I would have proper water runoff from the property. This was in early 2010. Although the house was fine - I got married (yay!) and we wanted to live in the old section of the center of town together, so I asked Rodger back to inspect another house for me in late 2011 and he did another thorough job. The second house was not brand-new and had carpenter ants over the garage we had to have pest control take care of last summer. When inspected there was so much old junk in the garage Rodger couldn't get up there - we discussed it at the time. I should have had someone go up there sooner as the home and (separate) garage were built in 1950! As Rodger said to me at the time of inspection, you could live in this house for ten years and not change a thing, or you can remodel what you like when you choose, and I'll be more than happy to give any advice I can in the future, just give me a call anytime. He's always been available, and always returned my calls, knows who I am and remembers my house, and I love that.

Rodger Althage (RCA Home Inspections) did the initial inspection of a home that I bought for a family member. My realtor believed that the house was in good shape; however, upon the inspection, Rodger found many problems in the structure, the siding, and the lower areas of the house. Because of the thoroughness of Rodger's work, we were able to negotiate with the sellers to replace and to rebuild the myriad of problematic areas. Also, Rodger found extensive damage in the porch area that we would not have found. This, too, was addressed and remedied by the sellers prior to our purchase. He conducted the inspection upon completion of the sellers' repairs, and did not complete our contract until he was satisfied with the other party's work. He was VERY thorough (this, from my husband), he was a pleasure with whom to deal, and he was punctual with our appointments and with the paperwork. When hiring professionals (I have various real estate investments), it is important to me to work with someone who is trustworthy, honest, and an expert in his/her field. Rodger of RCA Home Inspections is a professional of the highest integrity.

Rodger missed so many expensive things. In reality I should have walked away from the house, but purchased it based on his report. I told him that the neighbors reported that they all have sump pumps and that there was a spring in the yard by the house. He assured me that the house was fine and all that was needed was to clean out a downspout. Three months after purchase and $8,000 spent out of my own pocket, I still have water under the house. In addition he missed: Bathroom fan that didn't work, a gas leak by the furnace, and a crushed heat ducts so there was no heat to one side of the house. (found all of this out after purchase) During the re-inspection he told me that all the work was done and signed off. Upon moving in I found multiple problems that he said were corrected that were not. I found the same amount of moss on the roof as when the first inspection was done even though the report said it was moss-free. The realtor made Rodger pay to clean the roof, it took a lot of effort to get him to do so. The seller was supposed to put out rodent traps and after the purchase I found out she didn't. Roger missed that on re-inspection. Also, she was suppsed to install fire/carbon monoxide detectors as required by code. She put only one into a 1,700 square foot house. Rodger signed off on that as well. A sink repair that was agreed upon was also still leaking. One of the negotiations was to have a chimney sweep inspect and make any needed repairs. After the purchase, I found out the homeowner just had a handiman look up the chimney and Rodger signed off. I had to get the homeowner to cop to this and pay for a chimney sweep who found leaks under the flashing. Rodger's reports were late and didn't include many things that he told me verbally, I asked multiple times for the things he neglected to write to be included in the report. He just sent an email acknowleding them. Fortunately the seller accepted the email in our negotiations- legally she didn't have to.

It is a concern to our company when we learn of a client's dissatisfaction with our service. Fortunately we just happened to look at Angie's List this week and became aware of this review. After completing over 300 inspections, this is the first complaint we have been made aware of. We have received an overwhelming positive response to our services. Good communication with clients is a priority and wished we had been made aware of the concerns addressed in this review earlier, so we could have promptly and directly addressed them. Feedback is important to our business and we continually seek ways to improve our service in whatever ways possible that is in compliance with Chapter 308-408C: Standards of Practice (Washington State Standards of Practice for Home Inspections). The initial day of this inspection was July 19, 2012 and the report was completed and transmitted on the same day. We would like to take this opportunity to clear up some of the misconceptions regarding the scope of this inspection: 1. Our Washington State/ASHIWW Standard Home Inspection Preinspection Agreement states 'The inspection report is a written opinion of what was visible and evident at the time of the inspection'. 2. On the day of the initial inspection the only evidence of water in the crawlspace was in the uphill corner adjacent to the downspout that showed evidence of leakage. This is what was reported with the recommendation to contact a roofing company for further evaluation and repair. 3. The client requested that a re-inspection be performed on 9/4/2012. The inspection and paperwork were completed on said day. It states 'The _____Pest Control has made a list of items to be remedy the pest problems. They are to do the work on 9/5/2012. The realtor has the paperwork and all items are to be addressed. The present owner will provide the completed paperwork after the work is done. 4. Our records show we charged $375 for the initial inspection and report and an additional $100 for the re-inspection and follow up paperwork. Our practice is to have the report available within 24 hours of the completion of the inspection. We see this review as an opportunity to review our practices and make improvements where needed.
