Description of Work: I contacted them regarding a rental they had posted...I was transferred into a personal mailbox, where I left a message...the return phone call was the downer...I was immediately reprimanded for leaving a voicemail for the wrong person...it was after the dressing down that I was allowed my explanation...that their receptionist had transferred me into the incorrect mailbox...how was I to know who did what in their organization? Now, the return call from the next person, the correct person, was delightful! Really, she was so very professional, honest, and had great listening skills with a bit of humor tossed in...however, it wasn't enough that I would contact them again..

WPM is the most negligent property management firm I have ever encountered in over 20 years of experience. The agents, (mine was named Cassie Walker Johnson) are experts at reviewing legal documents to enforce their own rights and charging fees to tenants and owners. This is a shame because the Windermere name holds significant brand value and used to stand for the type of excellent service that you would expect from an upstanding member of your own community. Unfortunately this office does not come anywhere near that standard. What they totally fail to do is to manage a property. If you are a property owner and you hire Windermere Property Management - Lori Gill and Associates, you are making a dangerous mistake. In one experience I had with them they very nearly lost a tenant that was willing to prepay the entire lease term in advance because they did not source the tenant and were worried about their ability to collect a fee for themselves. The tenant became aware of this delay and the reason; this is every landlord's worst fear, a property manager that obstructs the business deal! Related to the same issue, I received inappropriate text messages from my property manager and she broke just about every law related to landlord-tenant relations in Seattle, which created significant liability. If you are a tenant, I can say with certainty that you will not enjoy your experience with Cassie Walker Johnson of WPM. She only appears professional to the extent required to collect her fees and then after that she will ignore basic property-management tasks unless the DPD is knocking on her door. We had line voltage (110v) running through our front yard and after the landscapers clipped the power line creating a shock hazard and causing multiple shorts in the house she refused to acknowledge the risk for several days. Finally on move out she made up some paranoid fantasy about us reconnecting electricity and harassed me and my wife via text messages and late night phone calls to get an additional $50.00 out of us. When all was said and done I posted a review similar to this one on Angie's List and Yelp and she went out of her way to get the reviews taken down on technicalities (I was sharing an account with a business partner.) Windermere Property Management carries roughly 70% of the listings in the South King County area of Washington state. Unfortunately, they have hitched their wagon to a website which has so many fundamental problems, that it failed to work 3 out of 4 weekends which I attempted to use it. Allegedly, a prospective tenant would search the website, locate a property, and select it for application. Upon selecting the RENTAL APPLICATION button, you are directed to one of two places: OnSite or Invitation Homes. In all instances in which I attempted to find the property I had selected, niether website could find the property. Supposedly, this indicates that the property is already rented, which raises the question: Why is it on the Windermere site? Nevertheless, even when the broker certified that the property was available, it was impossible to apply for the property in question. How anyone is able to use this service is simply beyond me. Fortunately for Windermere, the rental market is so hot, they have no pressure to improve their customer service, so they can afford to ignore their problems. This potential customer is so disgusted with their uncaring attitude that my review is written with the hopes that it can save someone else the frustration I experienced.
Description of Work: The Windermere firm did nothing but hand me frustrations. Their brokers attempted to help, but since the problem is Windermere's website, the brokers cannot be blamed for these failures. My attempts to rent a property listed by this company was such a disaster I simply gave up.

I want to apologize for your experience while trying to apply to an Invitation Homes property. I know it can be confusing and frustrating when the application process is online and does not work as intended. We have taken steps to alleviate this problem in the future by making sure that our showing agents have a paper copy of the credit application that can be returned and processed. This is a very new relationship with this client and both parties are working hard to synchronize our systems to avoid delays that can lead to a negative experience for our prospective applicants. We just had a really good experience with this company, they were professional and fast. They got our house on the market very quickly and a lot of people looked at it and it was rented out within a month.

In 2008 I hired Winderemere Property Management to act as rental agent for my home in West Seattle. I was out of the country at the time. WPM accepted a tenant and told me that her application had been scrutinized and all of her references checked. The moment the tenant moved in she closed her bank accounts and all funds to me were negated. It took Windermere almost two weeks to alert me that all checks had bounced. It took over three months (of no rental monies to me) to evict the tenant. The rental agent I had worked with was fired and I was not given an explanation by Lori Gill. The case went to court, and I was awarded restitution from the tenant. I have never received a dime from the tenant (who has no money), nor any sort of apology from Lori Gill for the mishandling of this rental from the outset ... In fact, the same day that the court awarded in my favor Lori Gill, owner of WPM fired me as a client, leaving me with the evicted tenant still in my home! Again, I was out of the country with no recourse. I had to hire an attorney to help me, the police were called and at the final moment, the tenant left. When my attorney inquired as to the vetting process ... proof of this woman's references, her job, her former landlords, we were informed that WPM did not have to provide us with that information. The tenant (whom I later located but of course had no money with which to pay me) said that no one had ever checked her references. She had a dismal credit history and was a temp, not a permanent employee. I had been assured by the agent I worked with, that WPM did a thorough job of checking all references, and that this tenant "passed with flying colors." The fact is that WPM does not handle their own reference checking, they pass this job over to someone else who apparently does not do a complete check at all. Had they, this tenant would never have passed the requirements. Lori Gill has never acknowledged her inefficiency and lack of professionalism. I am a reasonable woman and would have happily negotiated a settlement. I asked for an apology in a forgiving letter to Ms Gil and did not even receive the courtesy of an acknowledgment. I decided against going any further legally due to costs. It just wasn't worth the fight. BUT, I would never recommend this agency as a rental agent. I have never been a victim in my life. This was a first. I lost not only the 3 months' rental monies the court ordered paid, but legal fees as well as rental monies for the rest of the year. I had to remodel my home after this tenant left. Working with WPM was the worst experience of my life. I consider this agency completely unprofessional and unconcerned for their clients.
