Hansen Appraisal Services LLC

Larry Hansen is the only appraiser at Larry Hansen Appraisal Services as far as I can determine. Larry Hansen does not make reasonable adjustments for differences between the home being appraised and his selection of comps. This can lead to an appraisal that is much lower than market value. He considers a 6003 sq ft lot that backs into power lines to be the same value as a 10,236 sq ft lot that backs into another large lot because both are ?considered to be similar in site size characteristics and are all functional and liveable sites for single family home?. That?s like saying a Hyundai has the same value as a BMW because they both are similar in size and are functional as transportation. His appraisal report also contained mistakes and it took a lot of time to review all the details and get corrections made. Also I wanted to reschedule the appraisal and called him twice prior to his scheduled time and he just showed up anyway and claimed he didn?t get my phone calls. Note: he is on the AVI list of appraisers (an Appraisal Management company used by several local lenders).
