provider came out and looked in attic and walked roof. I had measurements already. He was totally unprepared. I expected some brochures, some recommendations... explanation of their type of work, references. I was ready to spend some time with this person, but his response was I have 4 other appointments and I don't have time to educate you on roofing or on what we do or what they would recommend." And he said he was sure they wouldn't be the lowest bid. I said I wasn't looking for lowest. But obviously, they didn't have time to talk to me today. Like a previous reviewer stated, they should fire their estimator.

After speaking with our estimator he reported that for some reason there was resistance from your part regarding allowing us to perform our standard inspection to identify the issues that need to be addressed. Most clients appreciate how thorough our inspections are so this was surprising. We do these inspections to make sure that we find all issues that could affect the proper design of the system or things that could affect the price to change once the job begins. Once we identify all of the issues then we can develop a plan for repair or replacement. Many people have the impression that a roof is a on-size-fits-all but it is not. There are many choices to make. Instead of determining those choices for the client, we have found that many people like the collaborative process of being educated so they can choose themselves. This is not a fit for everyone, but we have found that doing it this way results in the highest levels of satisfaction. The estimator reported that you were opposed to this meeting and wanted a price right then. And then instructed him not to bother and that you had already chosen someone. We apologize that our process was not what you desired, or if our estimator did not effectively communicate this, but please understand that our efforts are to make clients happy, not the opposite. They need to fire the estimator. We were quoted 7K for the outbuilding with maybe a couple thousand more if the trusses needed replacing. Well they did and then the final bill for just the outbuilding was double. The house was what was quoted except they left a hole under the eave when one of their workers tore off one of the facial boards that didn't need removing. They came back to the house and picked up tools that they forgot. Took a picture sent to out but never came back to fix the hole. I would not recommend this company based on the quote for work to be done and for not fixing something they did wrong. As for the outbuilding, the work done was great, just way over the original quote.

My experience with Guardian Roofing was excellent and nothing less. I was informed fully on the whole process from the estimate to the completion of my roof. The crew that performed the work was friendly, on time every day, and cleaned the area after each day’s work. I know these seem like small things, but having two dogs I was worried about them stepping on a stray nail in the lawn. The roof looks great!

The guy who came to our house and did the original bid was awesome. He was professional and a really nice guy. The guys who did the new roof on the carport did an average job. I feel that they replaced some sheeting that was still good, therefore boosting the cost, but overall I was happy with their work. The kid who cleaned our roof was one of the hardest working young men you could ask for. He worked hard and cleaned up everything beautifully. My problem is/was with the billing. Shortly after the work was completed I received a bill for a $90 residual balance due. After reviewing my paperwork I couldn't see where I owed anything. I called and the woman I spoke to told me she would send a detailed accounting of the charges to compare with what I had. Never happened. In the meantime, I sold the house and moved out of state. Six months later, I received an email with an invoice attached for the $90 again. I emailed back, requesting a DETAILED accounting of charges. I was immediately emailed another general invoice with totals for each service. I'm DONE trying to communicate with them. I mailed them a check today to avoid being sent to collections or something--not worth ruining my credit over $90--but I would definitely never recommend using this company. I certainly would never use them again.

While incredibly responsive and quick, Guardian Roofing did not even come close to listening to what we needed to have done. I talked to them at length by phone and also sent them a contact message on their Web site clearly outlining the needed repairs. After rearranging schedules to be sure someone was available to be here for the estimator, he did call to say he could come earlier. He showed up promptly and was polite ... and then within minutes said "we don't do that."

Thank you for your feedback. I have looked into what happened when our inspector came to your home. It sounds like you wanted a repair on a roof that has multiple layers. We do not repair roofs with multiple layers due to the fact that they can start leaking in other areas and that water can still come in where we had worked. It is also difficult to pinpoint all leak issues before we start on roofs with multiple layers. The reason we still go out on calls when people say they have multiple layers is because many homeowners mistakenly believe that they have multiple layers when they in fact do not. This is something we should have shared with you prior to us coming out. I apologize for that. Conversely we have had clients who say they have multiple roofing layers become angry when we do not come out to inspect. It is a bit of a double edged sword for us. Guardian Roofing was fantastic to work with. We were selling our home and needed to make some repairs that were required by the inspector to close the sale. They came out right away to inspect our roof and look at the repairs that we wanted done. The quote that they gave me was less than I expected and they didn't try and "up-sell" me on work that I didn't need completed. Their technician, Todd, came out that next weekend to make the repairs, which impressed me since we had just had a major wind storm and I know they were very busy. Thanks to their quick response we were able to close the sale on time! They communicate wonderfully and were very clear on what to expect. I will recommend them to everyone and will use them for all of my future roofing needs on my new home.
Description of Work: We had some broken and worn shingles repaired as well as some nail penetrations sealed.
We contacted Guardian Roofing to inspect our roof which was leaking. Our great experience with Guardian started when Mike S. arrived to do the inspection. He did a thorough inspection of our roof from inside our attic and from on the roof, taking plenty of photos to show us what he had seen. He discovered several leaks and a deteriorating 1995 vintage roof. He also discovered that the flashing around our chimney, a point of several leaks, had been installed upside down by our previous roofers. Due to the number of leaks and condition of our roof, he recommended replacing the roof and installing new flashing. Our old roof shingles had been put on over our shiplap wood roof, some of which was rotten, which caused some of the leaks. The entire roof needed to be re-sheeted. They removed all of the rotten shiplap and re-sheeted the entire roof with OSB plywood over which they installed 30-year warranty Oakridge shingles. They also installed new flashing on our chimney and by our gutters. They replaced our inadequate individual roof vents with two high-ridge exhaust vents which allows for better attic heat dissipation. They also installed six additional soffit vents. During Mike?s inspection he noted three improperly installed exhaust vents, two in the bathroom and one in our kitchen, none of which were venting outside. They installed the proper venting for those as well. They were able to start our project several days early and completed it in two days instead of the estimated three days. The crew chief, Miguel, did a fantastic job of managing the project and making sure it was completed on time with a great crew. They covered our plants to protect them and cleaned up after each day?s work was completed. They offer three packages, each with different costs, different materials, and different warranties and guarantees. We chose the Enhanced Package. We highly recommend Guardian Roofing.

Quality work from knowledgable, professional crew. Our great experience started with Jim in sales. He came out to our house twice and answered all our questions, and gave a thorough inspection of our roof--from both the inside and out. The workers that showed up,were friendly, professional, and skilled. Guardian treats their workers well and it shows in the quality of people that came to do the work. Scheduling initially was a bit tricky--they had a job before our took longer than anticipated. We were fine with that--it showed they don't rush. We had the work done in October. On Dec. 23, about an hour after closing time, my husband noticed a water leak by the chimney. Here is where we were going to find out exactly what kind of company we did business with. We called the office "roof leak" number and left a message with a live answering service person. In fifteen minutes after that, we had a call from Guardian promising someone would be out in the morning (Christmas Eve Day!) By 10:00 am there was a friendly, professional Guardian employee there to assess the situation, wrap the chimney, and let us know next steps. We were feeling much better about our choice of roofing companies. Though not thrilled about the leak or damp plaster, we were pleased at the responsiveness to correct the situation. The mason came out and did the necessary work on the chimney, apologizing for the situation. The leak had to do with the chimney flashing (not the actual roof.)

Everyone I met was very knowledgeable and professional, from Jeff in sales to Doug, Josh and Eric doing the work. I had 5 other companies attempt to fix my two leaks to no avail. Guardian fixed the leaks and did some other minor work and I have had no problems since they were here. Both leaks were unusual to correct: one was related to water getting behind siding and one was related to a pipe boot around a vent pipe that was installed incorrectly. Since I've had the leaks for awhile and have not had any success getting the problems fixed, I was skeptical that they would be able to fix the problems. It's been 3 months now and I haven't had any leaks! They assured me that if ever do, they would promptly return at no charge. They were prompt, made no mess and were very courteous. I recommend them to anyone needing routine or special roof work done.

Guardian did a fantastic job removing our 50 year old concrete tile roof and gutters and replacing them with a brand new Presidential level roof and custom finish gutters. They also enhanced the insulation in the attic and installed new air ventilation baffles. There was a small glitch where water started coming into the house (over the weekend in the middle of the construction) and when we called, one of the owners came over personally and fixed the leak at 10 pm. Everything was done in less than 2 weeks. Bravo!

The only problem we had with Guardian is they are so busy....they came right out for the estimate and did some temporary fixes, then we had to wait a couple of months for the permanent fixes. They are great communicators, and did come earlier than their first (time) estimate because we wanted them to come out before we left on a lengthy trip. I have already recommended them to a friend.

At the time off the repair our roof was 9 years old and was the original roof. We had noticed some leaking around a pipe outletand had another contractor fix that and he found several other things that were potential problems and fixed those as well (or so wethought.) The next hard rain we had leakage in two of our bedrooms and that's when we decided to call in the professionals. We gotthree estimates and Guardian was neither the cheapest or the most expensive. The bid was fair and Guardian was the company I felt most comfortable and here is why: The estimator came out and I showed him the leaks and he went both on the roof and in and around the attic, inspecting every possible cause of the damage. After completing the inspection he could see while the previous repairs had helped, they did not completely fix the problem. Water was seeping through 2 of the valleys in my roof and had not only gone through to the bedroom ceilings, but had also rotted two plywood sheets along the roof eaves. He gave me a couple of repair options but did not feel the whole roof needed replacing (as another contractor had stated.) We also chose to have Guardian do vent work in the attic to help keep the house cool in the summer and warm in the winter without increasing our heating and cooling costs. Guardian arrived on time, finished the job on time and within budget. I would use Guardian again, although I don't think I will need to since my roof does not leak anymore. Also, not only would I not hesitate to recommend Guardian to friends, I have already recommended them to my neighbors as they are starting to the same problems in their roofs.
They showed up right on time and worked very hard all day in the rain and cold. They even worked to complete a task they started into the evening after dark. They were extremely professional and polite. They were always ready to answer any and all questions and were very knowledgable. We even had some other things for them to do and they made sure it was all done. We are vey happy with there work and have hired them to do bi-yearly maintenance on our roof.
Description of Work: Repaired damaged tiles, installed 9 vents, built a cricket at the chimney, installed 2 new skylight and a solar blind, installed new flashing for the entire roof.

Bottom Line Up Front: Company representative who came to house told me I needed a brand new roof and that the company would not be able to repair my roof BEFORE the inspection had even started. Home was built in 1951, current roof is 8-years old. Please read further for details. I bought and moved into our new home in August this year. I hired an independent home inspector to inspect the house before purchase and he did a thorough job; unfortunately this was during the long dry warm spell we had here so there wasn't any practical way to see if the roof had any active leaks. From inside the attic all of the timber looked and felt dry with no soft spots, no mold, no mildew, no rot. In the end with the roof being only 8-years old, in visually good condition plus having it inspected I gambled on what I considered a good bet. Unfortunately, with the first hard rain of the year I found two small leaks (fortunate for me they were caught before they could cause any structural damage). While I have a lot of experience with building construction and facility management I know my limits. While I understand roofing systems, I have no practical experience repairing pitched roofs with shingles. That's why I called Guardian Roofing. They were very polite and I was able to get an estimator/inspector appointment in a reasonable time (I called on a Friday afternoon and got the appt for the following Monday afternoon. I also received confirmation e-mails with a short intro about what to expect during the appt and roofs in general...very informative and helpful. The estimator/inspector was polite and on time and this is where the trouble begins. We started with the attic because I thought he would want to see the leaks themselves. With only one foot on the attic ladder and a only a flashlight shining up toward the attic ceiling he declared that he already knew the problem...I needed a NEW roof. So without even stepping INSIDE my attic or setting one foot on my roof he KNEW I needed a new roof. He saw that the roof decking was "tongue & groove" (T&G, more on this later) as opposed to plywood and that's all he really needed to see. To be fair, he did climb up in the attic and on the roof but he seemed to already have had his mind made up i.e. I needed a new roof. In fact, he wouldn't even estimate what it would cost to repair the two leaks; the bottom line was that his company "could not make the repairs because if anything happened then we'd own the roof." I find that statement curious. It sounded to me like his company only repairs new roofs because repairing damaged roofs might cause them to be fiscally responsible for any damage they may cause performing repairs. Sorry, but all repair actions have some inherent risk. As long as the company is not negligent, as long as the system or product can be safely repaired and as long as a full & proper inspection does not uncover a serious fault making repair futile or dangerous then I do not see why repair would not be an option and that's my beef...I feel like the guy tried to sell me a new roof BEFORE ruling out that repair of my roof in it's current condition was not possible or would be dangerous. The Inspection: The company rep went up in the attic and "found" a lot of leaks I had missed. I was present during the pre-purchase home inspection and you can see where water had leaked through previously...there are a lot of water stains but as mentioned previously no rot, mildew or mold. These were stains from old leaks which is probably why previous owner re-roofed the house...makes sense to me. My guess is this is probably the third or fourth roof that's been on this house (it is 63-years old after all) and I'm sure there have been plenty of leaks in the past. To him though, it was more proof of needing a new roof. His biggest concern it seems was the roof's T&G decking, the wood cover on the roof to which the shingles are nailed down. This is original construction and is the old way of doing roofs...1" plywood decking is the current standard as I understand it (more on that in a minute). He saw gaps between the T&Gs and that meant to him that I needed a new roof (for the record I nodded my head a lot every time he pointed out something but I wasn't seeing what he saw). After that he went on the roof and finished the inspection. Since I had another consult appt set up I thanked him and he left his card...polite, courteous, punctual. Aftermath: I had a second roofer (friend of a friend) come out and look. In 30-minutes he gave me a solid education on roofs and leaks. He saw the attic and T&G decking...no big deal. Took me on top of roof and showed me where one leak was definitely coming from (a popped nail peaking out from shingle). A little silicone and that leak is fixed (and so far has stayed fixed). The second leak is a little trickier but has been narrowed down plus we identified possible future issues which I have since fixed (mostly exposed nail heads). This gentleman actually is a professional roofer; he educated me on roof maintenance, found the problems, put me in the right direction and didn't charge me. In the end the problems were fixed with a $5 tube of exterior silicone. Final Notes & Lessons Learned: First, always get at least three estimates, especially for something as expensive as a roof. Second, learn as much as you can about the system you need worked on...you don't have to become an expert on the system but it helps if you can at least understand the fundamentals of that system (and yes, roofs are a "system" that need regular cleaning and maintenance, especially in the great NW!). In this case, I learned builders have been using plywood for roof decking since the 1960's not because T&G is bad but because plywood is cheaper, faster to install and works at least as well if not better as T&G (You can learn a lot from the old guy at Home Depot & Google). Further, "re-roofing" a house provides a number of options from doing a shingle over (which is exactly as it sounds, new shingles over old) to a complete tear down to the rafters & studs. I am not advocating either of those ideas, just saying there is a range of options (and prices) for the homeowner to consider when looking at repair vs replacement of any home system. When the inspector/cost estimator does come to your home be sure to ask them how much experience they have with that system. I failed to do this with Guardian and I don't know if the guy who came to my home was an experienced roofer with actual hands-on roofing experience, or if he was a cost-estimator only or a third possibility...he might of been a trained salesman. That was my fault for not asking. Mr Santas - I have your company card with the name of the person who came to my house right here in front of me so I don't understand why you have no record of your rep coming to my house. As to protecting homeowners from my "incorrect assumptions" I am only relaying to others what I experienced and what I have learned. I understand what you are saying about the substrate, and your reasoning for not doing that type of repair work is completely legitimate...you are managing risk, something every business must do. I just wish that assertion had been made straight up front when I called to make the appointment. And in case I wasn't clear in my original post, the reason I graded your company the way I did was because your rep, before even reaching my attic was talking replacement instead of repair which I felt was more salesmanship and a little un-professional. In fairness, he did explain why your company wouldn't repair my roof but it wasn't explained to me quite as well or as clearly as you did in your response to my comments. I am sure your company does fine work, I've seen the testimonials which is why I called your company in the first place so no need for you to show me photos. However, I stand by my original comment's.

This response is written to protect homeowners from the incorrect assumptions written by this homeowner. Guardian Roofing (As well as many other roofers who follow manufacturer's guidelines) has a policy to NOT repair, or replace asphalt shingle roofs that are installed directly over tongue and groove wood boards that are greater than 6" wide. Before there was plywood, there was only hard wood for use on these roofs as a substrate. This posed some issues before. Mainly fastener pull out where the nailing area lined up with gaps in the wood. Some roofers choose to nail in areas not acceptable by the manufacturer. We do not. Now that these boards have been directly under the asphalt roof for 50 plus years, the boards expand and contract at unacceptable rates. This causes wide gaps in between the boards and cupping of the boards which can direct water inside the home, cause fasteners to pull out and lastly void the manufacturers warranty. Our company has a tremendous record of repairing roofs when other contractors are pushing for replacement, but we will not work on these roofs in any capacity because we do honor our no leak warranty, but cannot do so in good faith due to the rampant issues with these installations that many roofers overlook in order to sell more jobs cheaply. Lastly, although this is our policy, we have looked up your name AND your address. Neither of them are in our database as ever having one of our representatives to your home. I would be happy to chat with you and show you photos, video, and multiple client testimonials where they have had to replace roofs multiple times before having our company out because roofers continued to install them over tongue and groove substrate. I went and talked to the owners, and they came and tarped the roof to see where the problem was. We then found the leak that way. The roof still leaked. I had someone else come and they put a tarp, which I think created a new leak, because it started leaking in another place. They had nailed the tarp in the roof. I was happy with what they did when I thought they had solved it, but I was not happy when I found out that they had not solved it in any shape or form. Part of the problem was mine, in that I got two kinds of lung cancer and kidney cancer, and I was flat on my back, and in rehab center, so it took time for me to get back to them, which was not fair to them. They were responsive. They wouldn't go up in the attic to see where the water was coming in. They were punctual.
Description of Work: I used Guardian Roofing. They came out and checked my roof, because I had a leak, and they repaired some things that they thought would be causing the problems. It turned out that wasn't it. When they came out, the kid told me that I had a leaky pipe in the attic, and I was so angry with him, that I didn't realize that pipes only leaked when it rained.
