3 years, but that's another story. We agreed to allow them to proceed despite learning that their hourly rate had gone up by over 30% from 2008 to 2011. We thought they would still be reasonable with the number of hours billed. They were not. When they had billed us for the work in 2008, they had worked for 17 work days. This time they spent 5 days working on the project but they billed us for 211 man hours! 1 corner in 2011 vs. 6 corners of siding replaced in 2008, yet the bill was 3/4 of what the bill for 2008 was. They charged approximately $4000 for cleaning out the old vapor barrier in a portion of the crawl space- not even the whole crawlspace. Basically, we had relied on their past billing behavior when we agreed to proceed. Word to the wise- get the full estimate for the work up front. They did not provide this for us, or we would have never agreed to pay almost $16,000 for a job that should have cost about $9000 at most, based upon the hours reported for their prior work on the exterior siding of the same building. 1 corner!!!! We cannot recommend this company in the future. Their inconsistency and lack of forewarning is inexcusable. Thank you,
Description of Work: We had hired Prosch Construction previously and had a positive experience. They were not the cheapest, but we thought they had been thorough when they replaced all the corners and the lower exterior siding on our small apartment building in Ocean Shores. So that gave us the false sense of security and confidence when we hired them to do a minor water damage repair inside of one of the units. In 2008 their $22,000 bill had included approximately $6000 in materials the rest was labor. They had literally wrapped most of the lower part of the exterior of the building in new siding, added a new belly band, new corner boards and repaired some water damage to the interiors of two of the units- drywall patching, and also rebuilt the exterior decks and stairs on all of the units. They had charged us for 311 hours for doing all of this work, extensive siding replacement. This year, they looked over the whole building and said that they found an unrelated area on one of the corners of the building that had been replaced just 3 years prior, that supposedly had extensive rot and required replacement. Now we question whether they had replaced it in 2008, because it isn't easy to understand how it could have completely disintigrated in such a short time.But we agreed to allow them to proceed with the punch list which included clean up of part of a crawl space, replacing 3 bathroom exhaust fans, spraying some fungicide on the floor of a closet, replacing the carpet in the closet, and replacing an exterior corner board and some of the siding, then repainting the siding to match the existing building. This 2011 project was to be billed for materials plus 20% and $60 per hour instead of the $45 per hour they had charged in 2008. Despite the 30%+ wage increase they had built in, we agreed to proceed because their billing had been fair in year's past. This year the hours they reported were completely inflated. They had spent 2 weeks working on the project in 2008 and billed us for 311 hours,
