I felt the $89 or whatever it was offer was not really what it appeared to be because the best I read, the website afterward, it seemed like they were supposed to give you a free evaluation. I got the feeling - I mean, I bought the coupon and made the appointment based on that. But in hindsight, looks like I shouldn't have had to pay for that. To pay for the estimate. And I have to say that the gentleman was very polite, very persuasive, gave me lots of information, but in the long run, I questioned what he was telling me needed to be done. I had had one episode of water on the wall in the basement powder room and not much clean water. And he had this idea that what we needed to do was tear up the 12 to 18 inches out from the wall, the flap, and then 12 to 18 inches up. Tear it all out, all the concrete, and of course I don't have a back door so it all had to be hauled through the house around the whole perimeter of the house, back filled, this whole fancy stuff, and it was going to be $10,000. And I said let me think about that. Talked to two other companies, it was like what's behind door one, two and three? Talked to two other companies. I do have a crack in the external foundation wall which may only be a lethargic. The second guy said, "Oh, we can do that, we got to check by the crack, make sure that it's not cracked all the way down to the slab and fill that back in. That would be about 32, 3400." Well, alright, that's a big difference in mess and expense than door number one. Door number three, the gentleman came and said, "Why don't you get some exterior caulking, fill that exterior crack and see if the crack expands. You'll be able to tell by the caulking and then we'll talk again." So it went from $10,000 to tear up the entire house to a $10 tube of caulk. So I just, I discounted the first guy because it was like, "Are you kidding me?" $10,000 for a one time incident? Anyway, he was very charming, very knowledgeable, he had all these little gauges and widgets and, "See, it's damp here and it's damp there," but he said that if the thing registers above 32 I don't know what that was, that indicated a problem. I was like 30 or 31, but tearing up my house for 30, you know? So I chose not to deal with him. Maybe this was an honest evaluation, I don't know. But based on what the other two guys said, I felt like he was going in like for the hardball first thing. And I don't know, maybe it's because I'm a woman of an age, he thought he could scare me? You know, but even though it was presented very gently, I kinda got the feeling that there might have been some level of scare tactics. That's a harsh phrase, but you know what I mean, like when a woman goes to a mechanic and you say what would cause it and the mechanic goes, that's probably the whole timing belt transmission whatever. You know that? The crack is on the back wall of the house. The front of the house is on ground level and then the yard slopes away so the back of the house is exposed about five or six feet and it's a cinder block and it's covered with, I don't know, it's a stucco in a sense. They cover it to cover the cinder block and the crack is in that. What guy number two said was that we could take out the drywall right where the crack is and look to see if the crack goes through the cinder block but I chose to stick my head in the sand about that one for now. I kinda like the $10 tube of caulk that the - I haven't used the $10. I bought it, but I haven't used it. I haven't had anymore water in the bathroom, so.

Response from Apex Waterproofing
I do understand that a person not having a great deal of experience with below grade foundations might think that putting in an Interior management system in their basement and having to go through their house to do so is way over the top. But the fact of the matter is if there is no basement door you must enter from another entry point. If this project was contracted and scheduled for install great care would have been taken to protect the member’s home. One more thought about interior management systems all new homes are mandated to have them installed. The reality is most foundation fail because of the effect of time and the system that was recommended to the member would have carried a Double Lifetime warranty. Apex Waterproofing installs systems that with stand the test of time.

I was very concered about finding a waterproofing company that would not overcharge us for the water issue we had in our basement. Not only was the consultant for Apex was very professional and punctual for our appointment, he gave us some valuable advise on how to avoid a potential water problem, which resulted in no charge at all to us. If I ever had a need for a waterproofing company again, I will use Apex because they were very honest and trustworthy.

It turned out wonderful. I would recommend them, then I would just say that they were just very accommodating and just very personable and just really overall very nice and they were willing to work with my schedule and things like that. They came out very soon after based on my schedule so it was when I wanted. I am actually looking to purchase more work from them. I would use them again in the future.

He found the problem which was the lack of deck flashing: water was not diverted away from the siding but instead continued to go down and found its into the basement. Because of this diagnosed, the deck flashing was installed and the leak stopped. However, he provided an estimate that was on the high side, and I had to use another contractor to fix it.

The rep from the company was prompt in contacting me after I purchased their "Big Deal" and we set up a time for him to come out and check to see if he could find out where and why water was leaking behind my basement wall. He checked inside my basement where I had opened up the wall where the water seemed to settle, checked my existing sump pump, and also checked outside around the back of my house in the area where the leak was in the basement. The provider couldn't say with absolute certainty where or how the water was coming in from outside, but based on what he thought might repair the leak prepared a proposal to seal the outside foundation wall in the area where the water seemed to be settling. Since I wasn't 100% confident that this solution would ultimately fix the leak problem I contacted another basement waterproofing company on Angie's List to get a second opinion and estimate to repair the problem. After evaluating both proposals, I've decided to hire the second company to make the repairs.

Showed up at appointed times for both assessment and pump installation. Installation done in one day and workers cleaned up work area. Minimal inconvenience during work. My only complaint would be that having not heard from the company for two weeks after estimated start time for installation, I had to call them to inquire if all county paperwork, etc. were arranged to enable start of installation of pump.

He was really good, I mean, I think made really good recommendations and was prompt and friendly and explained things. The price estimate he gave me was very very high to do the work, I mean he was wonderful person and the visit went very well, but I don't know that I will hire him to actually do the work as I think he recommended a price probably twice what I can get. Now I have not gotten other bids but that is kind of my hypothesis based on the kind of what I generally know about that type of work, so may be not twice, may be 30% high. The price for the inspection was fine, it is the price for the recommended followup work which was high. I would use them again.

He proposed an exterior excavation which would result in removing any existing landscaping, installing various pipes and connecting a water system to a sump pump for a fee of $5,200. The above is an extremely abridged description of his proposal which comprised four pages. On the interior he proposed the removal of drywall and treating for mold for $1,865 and installing new drywall for $875. Subsequently, I had two additional waterproofing companies come out and one civil engineer...all said to simply put a dehumidifier in the area. My husband removed the drywall which took him all of forty-five minutes. Mr. Peyton was going to remove all the drywall even though the problem resulted in a pipe breaking which was in the middle of the wall. I have never had water in my basement but for the pipe breaking. After receiving Mr. Peyton's proposal, I emailed him asking for clarification of some issues. He did not respond to my initial email, I sent a second email and he did call me. I was not at home so did not speak to him and have not heard from him since. Mr. Peyton spoke at length about the exterior "grade" of the property which needed correcting. In my email, I asked for clarification about the "grade". His phone message to me was that he did not know what I was talking about as though he never mentioned "grade". Two more inspections by waterproofing companies and a civil engineer inspection saved me $8,000.
Description of Work: Lou Peyton came out and gave me an estimate for correcting a "dampness" problem I had in my basement. Mind you this was not a water problem simply dampness.

Response from Apex Waterproofing
After inspection of [member name removed] home, it was observed that the cinder block had significant amount of moisture/water - moisture comes from water. Because of the negative grate at the front of the house coming from the street, it was recommended (and I emphasize the word recommended) to seal the exterior of the foundation properly, install drain tile in a bed of gravel and terminate at a drywell at the right side of the house. I can not speak for other contractors and their assessments. I can only assess what I find during the inspection. Your response after receiving the proposal is as follows: Looked over the proposal...before spending $8,000 I will have to get more estimates. I'm wondering if the grade is the cause of the problem why is it surfacing now given the age of the house. I will be in touch and thank you for your time. [member name removed] I then spoke with your husband as you were sleeping and he would not wake you. Adding a dehumidifier can be helpful in removing moisture from the air but it will not fix a water infiltration problem. I only wish I had x-ray vision to see through drywall, cinder block and the earth to determine water issues, but that is not the case. My firm has a great reputation with fair pricing only and only recommends work that we feel should be completed for every inspection.

I had phoned Apex Waterproofing Inc. to get a quote for a leak in the front foundation part of my home. Mr. Peyton came out and before going into the house knew exactly what the problem was. I was very impressed as he continued to tell me what was wrong and how his company would be able to fix it so it would not leak again. He sent the quote quickly, I agreed and a time was set up for his crew to start working. Mr. Peyton phoned again about a week before the agreed start date to say his crew was ready to start that day (May 16) and they worked all that day and through May 18. The weather was quite warm, but the crew was plesant and worked continually. Mr. Peyton came by on May 21 to check things out and I could not have been more pleased.

Work by Apex Waterproofing was subcontracted to J. Garcia Masonry who did the excavation, drywell installation, waterproofing, and concrete work. The project began 2-27-12 and finished about 3-22-12. This was a disruptive project that had the yard torn up for about a month. On the whole, the work went smoothly. The confusion came from the City of Falls Church over which building permits were or were not needed. To make a long story short, I had to post a $750 bond in lieu of erosion and sediment control measures connected to construction (refunded by city 9-28-12); another $750 bond for landscaping (planting a street tree) plus a $250 inspection fee (not done by deadline and not refunded); a building permit for the two drywells and replacing the front porch ($204); and a $100 permit for parking a dumpster on a city street. Looking back, I think the bonds could have been avoided by getting the building permits before construction began. Remember, the city holds the homeowner responsible, not the contractor. Allow plenty of time for this step and follow up personally. A small sinkhole developed in the front yard shortly afterwards and Apex fixed it promptly at no extra charge. For all the hassles, the project turned out well. When the derecho storm hit June 29 and Hurricane Sandy brushed Virginia Oct. 29, the basement did not leak. So I consider the work worth it. I used professional landscaping and lawn restoration services afterwards at an addition cost of about $12,000.
Description of Work: Waterproofed the basement by digging a trench around three sides of the house, applied waterproofing sealant to the house, installed two drywells, put in a new concrete front porch, and installed new concrete sidewalks in front of the house.

The storm, and leak, arrived just 2 days before a scheduled home inspection on my house that was under contract to be sold. I called my insurance company the day after the storm and opted for a service where they try to pair users with a local service. While waiting I unsuccessfully called around to a bunch of other companies who said they could do the work for days or weeks. During this process Lou from Apex called back. When hearing about my timing situation he said he could fit me in as he had a crew that will be in the area. They arrived on time and immediately headed to the roof and identified the problem. The conditions were very dangerous as the roof was slick and it as getting dark. But they stayed up they took the time to double up on the protective sealing in order to address the issue properly. I really appreciate the quick and professional job under emergency conditions.
Description of Work: My roof started leaking during Hurricane Sandy. The issue was diagnosed to be some lose shingles around a vent. The team sealed the shingles back down and sealed around the vent.

When I bought my house 10 years ago, it had a basement wall that was not level. As I am getting ready to sell, I have been fixing anything an inspector may find. Since the wall had a pitch of about 3 inches, I decided to get it fixed. Based on Apex having great reviews, I called them. They came out to review the issue with me a week ago. They a quick way to fix the issue. Today they came out, and wow, these guys are good. They were punctual, fast, courteous, and really know what they are doing. I could not have picked a better company. Not only did they straighten out the leaning wall, but they reinforced it so that this can't happen ever again. They cleaned up afterwards and the place looks great. Apex is a class act. Highly recommended!

We had water coming into our basement recently, and Americas Best Contractor quickly scheduled our job and repaired the problem. They dug out around the foundation and sealed the area where water was coming in. They left the work area looking better than they found it! The team arrived when they said they would be here, and they went straight to work. They took great pains to find exactly where the problem existed. They went the extra mile and did the job right. They took the time to talk to me, and they kept me informed about what they found and how they corrected the problem. We appreciated that they covered their shoes when they came inside to examine the area where the water had come in. The team was knowledgeable, prompt, courteous, and professional. I would highly recommend this company to anyone who needs their service.

I highly recommend Lou Peyton and his team. Lou is very professional, responsive, and knows what he is doing. They may not be the absolute cheapest contractor that you have bid on your project, but it is worth paying a little extra to receive high quality work and attention to detail. They did an excellent job on everything except some bathroom tile work that my daughter had to have redone. Overall, their work was excellent. They do what they say they’re going to do, on time and within budget. I had received an initial estimate for the waterproofing job from Mid Atlantic Waterproofing for $19,000. Apex’s bid was $6,000. They did an excellent job, did it on time and cleaned up their work. I was very happy with their work. I would recommend Apex for any waterproofing job or any other small home renovations.
Description of Work: Apex did not only my original waterproofing job but several additional renovations projects. The work on the waterproofing job was done in late 2011. I hired them for other jobs in 2012, including I hired them to redo a kitchen in a townhouse that I was selling. They did a fantastic job at a very reasonable cost. I then hired them for a major renovation to my daughter’s townhouse. Apex waterproofed a basement; renovated a kitchen, including new floor, cabinets and appliances; renovated a townhouse, including tearing out and expanding a bathroom, finishing off another bathroom; extensive painting and installing a new wet bar; and preparing a townhouse for sale, including taking squeaks out of the floor, repairing floor joists, removing old floor tile and recarpeting.
