We contracted with Magnolia Homes in October 2010 for a modular home from Nationwide Homes to be built and placed on the lot purchased from Magnolia Homes as part of the contract. We were assured that the home would be in place well before Christmas 2010. This proved to be not at all the case. Closing did not occur until early March 2011, incurring us several extra months of interest payments on our construction loan. We paid extra for the "luxury" model, only to find out that all crown and baseboard moulding is made out of foam, the vents under the cabinets were not attached, the oversized tub that we paid extra for is cracked and neither Magnolia Homes nor Nationwide will replace it, there are bumps in the floor where the modular sections meet, the main hallway is wavy - yes, wavy, and Magnolia cannot seem to fix anything well or in a timely manner. I am at a novice level of handiness, and the "repairs" that Magnolia has made to date have been at about the same level of effectiveness. Some repairs I could have done better, but waited for the builder to do, as that is his responsibility. There were also the myriad typical new house issues to contend with to include a couple safety issues - all of which Magnolia Homes dragged their feet on correcting and repeatedly attempted to require us to pay for. To add further insult to injury, we invested about $60,000 in cash in addition to the loan amount of just over $300K, and yet still ended up upside down on loan to value. We chose a modular home because it was supposed to be a faster timeline, a tighter product and less expensive than a like stick-built home, and it turned out to be none of those things, plus this builder lacks timeliness, professionalism and does not stand by the product he sells. If you see Magnolia Homes coming, our advice is to run the other way!
